Just 4 houses from the sand this recently updated 3 bedroom 2 bath home is the upper unit of a 2 unit home. It is located on the west side of the peninsula; a very sought after location as it is close to many fun things to do and just steps to the sand of Newport Beach.
It greets you with a very light, bright family room area with a long wall of windows, a fireplace, a ceiling fan, a large flat screen TV, and comfortable seating from which to enjoy it all.
Outfitted with all stainless steel appliances, the kitchen has everything you need to satisfy your culinary needs. Just add the food and the camaraderie and have fun creating a vacation interlude you will not soon forget.

Just 4 houses from the beautiful Newport Beach sand where you can swim, surf, and soak up the sun whenever you want. It is a great place if you are a surfer.
It’s an ideal location close to a tremendous number of things to do - both water based and not. It is also near 38th Street Park, West Newport Beach Park and Lido Park if you desire some non-ocean open space.
The patio is shared and furnished to comfortably accommodate guests from both unit A and B.
Beautifully updated and furnished this will be a delightful place to relax and recharge after your day’s adventures.

•This home sleeps 6 people in beds. We will allow an additional two people to sleep in the property. A maximum of 8 people may occupy the home at any time. An air mattress is available upon request to accommodate for an additional fee.

Due to the moderate coastal climate, this house (like most in the area) does NOT have air conditioning.

Beautiful location, close to the sand. Be prepared. When we booked it listed with air conditioning but upon arrival AC was not working and when texted for help we were told the unit does NOT have AC. Great home away from home though!

This property needs a good cleaning and needs some maintenance. It's a nice location and we enjoyed the area but the property was only superficially clean and there are a number of maintenance items that need attention, such as towel hooks that are coming off the doors to light assemblies that are coming apart to refrigerator water filter that needs to be replaced.
We also had to unplug the dishwasher and disposal drain as they were plugged up and not draining when we arrived at the property. The house was also very hot and it was hard to get it to cool off even with all windows and doors open and every available fan running.

The home was great! Location was spectacular! We had some difficulty with the code to enter but a Vacasa rep was there and very helpful. We also had a challenge with the downstairs guests parking too far over but Vacasa handled that right away. As mentioned in other reviews, the queen bed slopes to the middle so with two people, it would not have been comfortable. Fortunately only one person was in the room. The kitchen had what we needed, the beach is steps away, the house was clean and there were extra fans in each of the bedrooms to keep it cool. There were enough towels including beach towels. Would stay again.

We were pleased with the bedrooms and size of the home. There could have been more kitchen and bath towels, more blankets, a larger cooking pan, lighter or matches for bday candles, and change for the washer and dryer. We also noticed the heater does not work in the back master bedroom. A key to the front door or latch when closing the door would have been much easier than remembering a long key code. The beach toys were great for kids.

We absolutely loved our stay! Everything you need and just steps from the bay side of Newport Beach. The beach seemed less busy and much less windy than south of the Pier. Coffee shop and liquor store 3-5 minute walk. Would highly recommended and would stay again. My only critiques are, the queen bed is very soft and sunk bad in the middle even for a small person, and the garage parking is shared and incredibly tight. We had a small suv and the other had a van and we were 12 inches from eachother and did get a scratch. A full sized suv would not fit in my opinion.

We loved staying here! It was a great location to the beach with plenty of room for our family of 6. It was clean and well taken care of. The only thing I would mention is the lack of supplies. There was no dish washer detergent and could have had more towels, washcloths and hand towels. Overall, it was a great place to stay.

Everything was great except the down stairs people had to many people in a 2 bed and took all the parking . And then parked 8 bikes in the garage so we had no place to park till the last day .

We had a great time at this place. I gave it four stars because amenities like trash bags, dish soap, and toilet paper were rationed very tightly. I also had my own personal laundry detergent stolen from the garage laundry cabinet. The garage is spacious but they need to draw a line divider because I could not park in there more than once when the other tenant parked in the middle of the two car garage. All that said, we had a wonderful time and the location was great. Right off the beach. We even had the hot water heater fail the first day and vacasa, support was very helpful and prompt in replacing it on day 2.

just what I said: The property is really accommodating, it's in a beautiful neighborhood that is one block away from a lovely stretch of beach. The pier is amazing, I loved running and walking down there, only a mile away. You should be aware that you have to pay 2.00 for a load of laundry and there is no can opener.

The property on 46th street is a great location for Newport Beach peninsula. Walking distance to the beach and on a good street that isn't too busy.
The house itself is a very good size which is great for a large family. All the rooms are big and there is plenty of space. The kitchen is well stocked with everything you would need for your visit.
The main front room needs the carpets cleaned. We had a very pleasant two week stay and it's highly recommended.

House was very clean, the beach in this location is a lot less crowded then down near the pier, only drawback is the house gets pretty warm in the daytime. ( we went in August) but they have ceiling fans in all the rooms and hardly any homes in that area have air conditioning. Definitely would stay here again.

What a great find, and what a great trip. We absolutely loved this house. We had the top floor - and it was plenty spacious for the four of us. My husband and I had the master suite, and our kids each had their own room. We loved this so much more than booking two hotel rooms because we could still all be together. When it says that it's steps to the beach -- it's literally like 50 steps to the beach. Appreciate the spot in the garage (since parking in the area is tough) and appreciate them leaving chairs and umbrella and beach stuff for us. Staying up top was quiet - never once heard the family below us! This place is in a great spot, and was across the street from Chronic tacos, a coffee shop, liquor store, and a few other restaurants, so we didn't even have to drive anywhere for food. We go to CA a lot, and will always try to book this particular place when we come. And will say the management company was awesome - could text them with anything. Really was a breeze!

The location of the house is perfect, near the beach. We stayed in the top unit, spacious but needs some TLC. The carpets were dirty, the bathroom fixtures were rusty. But for being a beach rental, totally recommend.

- Cheap toilet paper - for the price it'd be nice to not have wafer thin toilet rolls
- The queen bed in the second bedroom needs the mattress replacing, it sags badly in the middle
- The shared patio downstairs is scruffy and needs cleaning up
- For the price, it would be reasonable to provide a few more cooking ingredients like sugar and olive oil. It really wouldn't cost much and would make life easier for guests. There was also only one chopping board and no corkscrew, so not ideal if you're planning on cooking.
We also couldn't figure out why the master bedroom isn't connected to the heating system, it wasn't a big deal as we found an electrical heater, but it seemed odd. Overall we enjoyed our stay but not sure we would book again.

No air conditioning
The location is fantastic. The place is nice. But it was hot ( 90 degrees) and it was miserable inside. They had plenty of Fans but the listing said air conditioning.
Other than that it was a nice place and spacious for our family of 6.

Great location. Few steps to the beach. Convenient 1 car parking spot (otherwise street parking can be difficult). Bright, clean, and surprisingly spacious.

Amazing location and nice unit but ...
The location alone would command a 5 star review as the property is literally one block from the beach. Overall, the unit is nice and clean with plenty of room for a family. However, there were a few issues that others should know.
1) The heater in the master bedroom was a joke. There was a small space heater placed on a stool with a fan running next to it to heat up the room. There were no other heating vents in the room. The room also had a damp smell.
2) The unit didn't have a fireplace although that's noted in the description.
3) The communication with the property agent was terrible. Although this listing is on Vrbo, the property is listed by Vacasa (an international agency) and further managed locally by a different rental company (Sea Breeze). On New Years' Eve, when there was a power outage, it took over 3 hours to finally get someone locally who could provide status of the issue and resolution. Also, simple requests (such as when asked for toilet paper) were denied via the text support line yet the local team showed up next morning to replenish!
Some other minor items that would have made the experience better …
1) The sheets were nice but there were no fitted sheets to cover the mattress (only flat sheets)
2) There was no shampoo, conditioner or any basic cooking supplies (oil, sugar etc). To be fair, these items were not listed in the property description.

Thanksgiving in Newport Beach
This was a great location for our Thanksgiving holiday. It is a short walk to the beach. Close enough to walk to the boardwalk yet far enough away to have some peace and quiet. Unfortunately the apartment had a few issues. There is no center heat in the master bedroom and en-suite bathroom. This should be noted in the listing. Fortunately we discovered small electric space heaters in the closet. In addition the dishwasher leaked badly to the point it was not usable. We notified the manager so hopefully that will be fixed before the next rental.
