Each county requires we inform you of the rules and regulations relevant to your home's Short Term Rental Permit. We thank you in advance for abiding by the rules below, also included in your signed in the Vacation Rental Agreement.
Maximum Occupancy: There shall be no gatherings, events, weddings or other group functions on the Premises with more people than the number of persons stated on the Agreement.
Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway.
Quiet Hours: Quiet hours are 9pm-8am, seven days a week, Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from the vacation rental home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors.
Lights Out: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the Ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors.
Red Flag Warnings: Due to extreme fire danger, bonfires, charcoal barbecues and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winds, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility to be informed of Red Flag Warnings. You will see signs on the front of all fire district stations, hear about it on the news, see it on social media and hear about it on the radio.
Winter Driving
Many highways, access roads and/or driveways are steep in Tahoe/Truckee and may be icy in the winter. To ensure your safety, it is critical that during November 1st - April 30th brakes, windshield wipers, defroster, heater and exhaust system are in top condition. Tires need to be properly inflated and the tread must be in excellent condition. Always carry tire chains, even if driving an AWD/4WD vehicle. Summer Patio Furniture
Patio furniture is available for your use during summer months only. All outdoor tables, chairs and loungers are put into storage in the fall, in order to protect the furnishings from winter weather. Barbecue grills, however, do remain outside for your enjoyment.
Black bears are very common in this area and have become habituated to human food and garbage. Because bears no longer have a strong fear of humans, you may encounter bears during your spring, summer and fall stays. Feeding bears is illegal. Leaving food outside, trash accessible, or doors and windows unlocked is likely to cause significant property damage to homes and to vehicles. Please take a moment to learn how to be Bear Aware, so that we can continue to live in harmony with our wildlife.

This property on Lake Tahoe was a dream! It was even better inside than we expected. Everything was clean, comfortable and cozy. Wonderful wood burning fireplace that we used nightly. The beds were SO comfy! And the location was the perfect proximity to hiking, restaurants and of course, the lake! We hope to stay here again soon!

We had an incredible time at this home for Memorial Day Weekend! It was exactly as advertised and felt quite spacious for a group of 6 adults. Communication with the property manager was on point. Even with it being a holiday weekend, they replied in a timely manner to our questions (e.g., finding pubic pickleball courts). We were able to check-in immediately upon arrival several hours before the normal 4 PM check-in time, which was super convenient as our group was arriving throughout the day. Access to Tahoe City was an additional plus for dinning, drinks and groceries. We would highly recommend this property for a future stay!

The house was fabulous! Wonderful Architectural windows, high ceilings, a great kitchen and living room space with a thousand options to sit in around dining room and fireplace. Entertainment system was nice and the sound system enhanced our experience. Upstairs balcony was so cozy and the perfect spot for a relaxing massage. Bedrooms and bathrooms were incredible. Decor was lovely. The fenced in backyard and deck with grill and hot tub could not have been better. This was the best hot tub that our family has ever experienced. Truly first class. Property and location were excellent. If you didn’t think it could be better just add 5 feet of snow over a 5 day period. The trees around the property and falling flakes made this place magical. Our Snow Castle was over the top. The property manager Tahoe Luxury Rentals take their job seriously. Lastly Allison our rental liaison was terrific. The best vacation experience we have ever had!

They did an excellent job with this remodel. Celebrating a birthday with girlfriends. Plenty of space for 8 women. We loved the 4 1/2 bathrooms. The only compliant was dim lighting in all the bathrooms. Would definitely stay here again.

we booked this place since it was spacious and close to the ski resort for snowboarding. the property was easy to get to and very cozy and modern on the inside. all the amenities were great. overall wonderful choice for us to stay here.

The property was just as described. Very clean and super nice accommodations. Every room having it’s own on suite bathroom and shower is perfect.
Large dinning and living area makes it ideal for entertainment.

Bradley’s bungalow was awesome. The neighborhood was quiet and relaxing. We were minutes from Tahoe City AND Incline Village. The perfect place! It was warm and clean and had everything we wanted and needed. We cannot wait to come back.

We loved Bradley's Bungalow!
Bradley's Bungalow was so clean, well-stocked (so many pots, pans, and utensils - everything you would need to cook up a storm!), and comfortable. We loved the heated bathroom floors, huge back yard, and big hot tub! Would love to stay here again next time we're in Tahoe.
