My husband and I welcome you to stay at our family retreat named River Dream. Our dream home sits on the bank of the Big Thompson River, with a hot tub just feet from the water's edge. You can hike into the National Park from our home, return and BBQ on our deck, bring your food down to our waterfront picnic area, and enjoy a movie or fire in our livingroom. We love our home because it's the perfect spot for gatherings of family and friends, and we invite you to visit!
Our home is spacious at 2700 square feet, so there's plenty of space for your group to spread out an enjoy!
BEDROOMS & BATHROOMS
Our home has four bedrooms (king, king, king and a king with a bunk bed) and three bathrooms (full with a tub/shower; full with a shower; and full with a tub and a separate shower).
TOP FLOOR: The top floor has two bedrooms with king beds and a shared bathroom between them. The bathroom features a shower/tub combo.
MAIN FLOOR: The main floor has a king bedroom opening onto our top deck, with a see-through fireplace opening into its bathroom. On the other side of the fireplace is a whirlpool bathtub. The bathroom also features a separate shower.
BOTTOM FLOOR: The lower level features final bedroom with a queen bed and a bunk bed. This bedroom also opens into a bathroom with a shower.

This home is in the lovely Aspen Brook neighborhood, a collection of homes on the banks of the Big Thompson River. The HOA common land offers several hundred feet of river to fish in, but you can also simply walk across Highway 66, about a block away, and head into the National Park to fish in Moraine Park. Getting there is about a 20 minute hike.
The HOA has some important rules: no motorcycles, ATVs, trailers or RVs. We have neighborhood quiet hours from 9pm to 8am. No pets of any kind, and absolutely no smoking in the entire neighborhood.
There is a neighborhood picnic area and play area for kids.
Within 1.5 miles are the two best restaurants in Estes Park (Bird & Jim and the Rock Inn) or drive a few miles down 66 (past the YMCA of the Rockies) to Portal Campground and great hiking without the crowds.
The best part of this neighborhood is you can leave the house walk straight into the National Park, with the boundary being about 2 blocks away. You can also drive to the entry station without having to brave downtown traffic, as the home is on the west side of town. If you want to go downtown and don't want to deal with parking, the town offers a free shuttle service during the summer months with a stop about a mile and a half away.
NOISE
Events, loud music and noises, and parties are strictly prohibited. Please be respectful of your noise level so I can maintain good relationships with my neighbors. We have installed NoiseAware devices, which monitor decibels and alert us to noise disturbances. One is in the garage and another is in the neighbor's deck post downstream of the hot tub.

We loved this house. It was so great for our family of 10 and everyone had room. We only had the weekend but we really enjoyed the river, the space was awesome, and clean. The downstairs was nice for the grandkids to play games and they loved the bunk beds. I would definitely use it again.

Our vacation rental in Estes Park surpassed our expectations. It was spotless with a family friendly layout (bedrooms on first and second floor and a spacious “in-laws quarter “ in the basement). The kitchen was large and well equipped with plentiful dishes, glasses and flatware. A washer/dryer were conveniently located in the kitchen. Aspen brook ran beside the rental and was easily accessible. Our grandkids spent hours fishing from its shore. The rental was convenient to Rocky Mountain National Park and Estes Park.

This beautiful home is located close enough to RMNP and Estes Park and yet just the right distance away to avoid the large crowds of visitors and traffic. It has the feel of camping as you have an awesome spot along the Big Thompson river. Adding the comfort of home and you will wish you had more time to spend here. We hope to get the chance to return another time.

This is a lovely cabin with rooms on floors which gives everyone privacy. Our family gathered from several states for the holidays, and we were pleased with the layout, the comfort, and the beautiful surroundings.

The house was amazing. The communication with management was horrible. I received nothing about a rental agreement before church in time. I had to call to get the code for the door because that was not sent to me. Expectations as far as the hot tub, towels and dishes were sent to me durning my stay. I’m on vacation not checking my email. This should have all been taken care of before check in time.

Incredibly convenient
This property lived up to every expectation. No matter if you want to spend time in RMNP or just hang out in Estes Park, this home is located so very convenient to everything….yet away from it all too. The Big Thompson River can be seen (and heard) from the home. We had plenty of room for 5 of us. The home had everything. There was nothing that we needed that was not there….and we have exceptional cooks in our family, so kitchen utensils are critical. Very clean. The owners were very responsive to a couple of questions that we had. You can actually hike a very short distance from the home and be in RMNP. This home is a 5+ value.

Perfect little cabin in the woods!
My family and I came to Estes for one last summer trip before school started up (and things started getting to where travel wasn't safe again) and found this lovely little cabin just outside of town. It was a perfect size for the three of us, each having our own room to spread out a bit while still having enough living space for us all to watch a movie in the living room at once.
The location is very convenient to town and is just a short trip down the highway to get to the main shops and restaurants. The neighborhood is nice, too. They have rules around "quiet times" and things like no smoking which makes it extra nice, especially for those with little ones (not that anyone was doing much yelling or anything while we were there). Having the river just outside the door is nice too. We enjoyed our coffee out on the porch several mornings just listening to it go past.
This one is definitely recommended!

We loved this cabin! It is clean and cozy! It had everything we needed for our week stay. Being from Texas, we loved the great ceiling fan in the living room that moved air around the whole cabin. We would definitely stay in this cabin again!

Our family of 5 loved this cabin! It was the perfect size, well stocked and clean. The remodeled bathrooms were great for cleaning up after a long day of hiking. The property managers are fantastic! They are very responsive and helpful.
We were unaware of the timed entry permit system required to enter RMNP and they were sold out so the close proximity to the back entrance was a life saver. However, if you do not want the extra hiking daily, make sure you get your timed entry permits online on the first of the month prior to the month of your trip! This is very important.
Also, note that the cabin does not have A/C. The mountains get cool at night and you have to keep windows opens and create a cross draft in order to keep from being too hot at night. (We were there in July) The upstairs bedrooms take longer to cool as you can imagine even with windows open. This didn't affect us too much and the owners provide fans for every room but I think it is worth mentioning for those who have trouble sleeping in warmer conditions. I believe this is the case with most cabins there.
Overall, our family could not have been more pleased with this property and its management. If you are visiting the Rocky Mountains and need a place to stay this cabin will not disappoint.

Amazing Rocky Mountain stay
Stayed at the cabin for a long weekend trip in the Rocky Mountains! Great location right outside downtown Estes and main park entrance super clean property with all the amenities! Very dialed in process for everything! Would highly recommend! Can't wait to go back one day! Thanks for the great memories!

An amazing 6 nights in the Rocky Mountain High cabin at Aspen Brook! The cabin location is fantastic for access to the RMNP as well as downtown Estes Park. Great Getaway
The cabin was perfect for our little weekend getaway. It was very clean and we felt safe being there during the pandemic. There were plenty of stocked items for our use during the stay, and we took advantage of the provided laundry detergent, dish washing detergent, etc. Would be nice to have a few more kitchen towels and a little softer sheets/bedding, but they were great for the couple of nights we were there. Thank you!

The property was just what we expected it to be and even better. The property manager, Tamara, was very friendly. Even though we arrived late at night we were able to find our unit and parking. We are very hopeful we will be able to visit this property many times in the future.

Beautiful and Clean!
Aspen Brook and Tammy were wonderful! The cabin was extremely clean and well maintained. We loved being right next to the river and we were able to hike directly to RMNP (Moraine Park). We were even greeted by three elk upon checkin. We will definitely be back!

Great get-away!
Tammora and James took great care to call us before arrival and when we were departing to thank us for our stay! The condo was so well-stocked and clean. We will be coming back next year and would refer anyone stay here. We were 5 minutes to the entrance of RMNP and 5 minutes to downtown Estes Park. Convenient to grocery store and restaurants. Sitting on the deck and listening to the river was a perfect way to end the day!

Was an excellent place to stay - incredibly clean, well located, well-Equipped kitchen, plenty of room for everyone. Nice to be near the river and so close to RMNP. Tamara and her husband were friendly, helpful, kind, and incredibly gracious.
