Nice but not as nice as it was two years ago

Our stay began with us not being able to get in. Code didn’t work!! Grill had no propane so property manager had to bring ng us a new one! Only 1/4 of the grill would work!! Lights above pool were mostly burned out! Ice dispenser didn’t work! Chair in front of house was cracked and broken. Took 5 days for door issue to be resolved. Had to leave our door unlocked or we couldn’t get back in. The dryer destroyed our clothing and nobody will get back to me about paying for damaged clothing!!! Very disappointed!! Property managers ignored our complaints !! Go somewhere else!!!

Property advertised a hot tube which it had but didn’t work. Also refrigerator ice maker didn’t dispense the ice. Lights over the pool didn’t work. The house & location is great! I just wished everything had been working. Called the manager & someone came out but nothing got fixed. Overall it was a great experience & definitely would’ve gotten 5 stars if everything worked.

The place was easy to find and in a great location. The pool was a plus for the grandkids because for 2 days they could not swim in the ocean. The house was big enough for my family of 14 and we will be looking at this home again for next year. Thanks for everything!

Inside the place was great, outside the place was sadly neglected. I'm not impressed with ECDI (Emerald Coast), the management company. We were without vable until Trsday and they never completed any of the requested repairs we spoke to them about.

We appreciated the ample space offered by this property at a great price. Our primary challenges involved managing the assortment of remote controls and figuring out the lighting systems, including the outdoor lights. Additionally, the fence dividing this property from the next was absent. Although the neighboring tenants, who were also renting, expressed their dissatisfaction with their landlord over this issue, it didn't significantly impact us. However, for families with small children, the missing fence could raise safety and privacy concerns. Despite these minor issues, the property's amenities were excellent, and the spacious rooms were ideal for a family gathering. The property manager was highly responsive. If the above issues are addressed, the stay would be near perfect! (It was way too cold to swim, but I think that responsibility belongs to a higher power).

The overall experience was amazing, the house and backyard were as seen in the pictures and location was amazing. The only issues we faced was the backyard had a few hiccups but that was mainly caused by the hurricane earlier in the year. Other than that the house was amazing and I’d recommend everyone considering this house to rent it as soon as you can!

The location to the beach was fabulous! Pool, hot tub, and fire put we thoroughly enjoyed. Layout of the house made the family reunion vacation great! There is mold on the ceiling in the living room, around the vent in the main bathroom, and in the toilet water and under the rim. The heat pump vented door was full of dust which formed a thick layer on the heat pump itself. The filter didn't look like it had been changed in awhile. Only item we had to try to clean with was a broom and dustpan. If we even had an Eureka Mighty Mite vacuum, Libman household mop,we could have done so much more. Top bedspread had red Kool-aid staining. Couches had covers due to staining. Place needs a spring/fall cleaning. Hotel soap was used up in 3 days and we had to buy hand soap. I bought and left a new ceramic skillet as the non stick pans are wore out .

We really enjoyed our stay! The home is so comfortable and it was very clean! Florida in August is hot(!) and we enjoyed many hours in the pool! Easy walk to the beach, grocery stores and restaurants! Our adult kids kept saying how perfect the house was for a family vacation- we will definitely visit again. Immediately we were sad not just by the trashy neighborhood this house was in but by how nasty dirty the house is. Sand in beds, so obviously not washed. Living room furniture stained with what I believed was urine and food was off limits to our entire family. Broken furniture, outdoor furniture, pool not clean, and had a dangerous broken light in the pool with exposed wires that they didn't even care to fix. No lights out back, the sting lights in the photo do not work. Asked mgt to fix they did come out said they would request it but then NEVER came back. Oh, and no hot water after traveling 14+hrs until 2pm the next day. We had to cancel plans because of this. Mgt. didnt think it was important enough to have someone come out immediately to fix. infants, kids, adults no showers! Not how water for wagong dishes!! I have never had to document a house at checking before and we rent by owner multiple times a yr. Go to Google review of Emerald Coast PCB for real photos of this property. Run dont walk away from this rental and probably property mgt group as they are not keeping their properties clean. The response I received was “If you hire people from 3rd worlds they dont know how to properly clean, this is our problem”. No this was our problem as this is a nonrefundable rental we had to stay in for 9 days!

The house was beautiful, we had some small maintence issues, ut the major ones were addressed right away (the alarms on the doors). The biggest issue we had was the pool was dirty, even the maintence worker who came out took a picture to request service, but no one ever came out. The ceiling was leaking in multiple spots (slow random not a full leak), we were told it was condensation. Over all it was a quiet neighborhood, easy access to a beach, plenty of parking and space for 2 families.

Really enjoyed our 4th of July stay. The location is away from the busiest areas and still a short walk from the beach. Kids enjoyed the pool and the adults enjoyed the hot tub. There was a plumbing issue the first night but we submitted it online and staff arrived to fix it first thing in the morning. We'd love to stay here again!

It was the perfect spot for our family (extended) vacation. Very short walk to the beach and also had a pool that the littles absolutely loved. It’s out of the congested part of PCB but still close to everything you want. Definitely recommend.

Beautiful house! Pool heater didn’t work & unfortunately our weather was cooler. The hot tub was great! Definitely could use more towels in the house. Great proximity to the beach!

My group loved this house and location! We used the hot tub, pool, and fire pit. It was very close to the beach and we were able to walk there in just a couple minutes. We had a group of 15 and everyone got great, overall loved our stay!

Location is great. Pool area is adorable and makes the house. There is space for plenty. Called management company 3 times and never received one phone call back but people showed up multiple times throughout the week UNANNOUNCED and at ALL hours of the night!
There were no checkin or checkout instructions. Batteries were missing from remote controls. Roku TV did not work on at least 2 TVs and there were no instructions on how to use.
AC DID NOT WORK for first 24 hours. No kids could sleep in kids room bc it was so hot. Had kids on floors to be able to be comfortable.
Toilets were bubbling and not functioning properly for 48 hours. Sump pump did not work. Had to call someone to service bc toilet paper was coming out of the backup pump.
Cleaning company for house is not great AT ALL. Bedding was dirty. Got in late on checkin day and had to wash the bedding, sweep floors that were covered in sand and even replace shower curtain in on bathroom bc it was so gross. There were vape cartridges tucked into the cushions by the pool. We had to deflect an explanation for our teen/tween kids.
The pictures look better than the reality. The management company is TERRIBLE! The house and fees were NOT WORTH everything we paid!

This was a perfect home. Very clean, newly renovated. Me and my friends enjoyed our stay very much. Might go back to this same place next year. Exceptional.

The house was pristine upon arrival and the setup was perfect for my group of 15. The patio/pool area is large and had great seating options. My group utilized the fire pit, pool and hot tub. The very short walk to the beach was super convenient. Every appliance in the house worked perfectly, and all the bedding was great. Overall, my group and I had a wonderful experience. Highly recommend!

My family and I stayed for one week. The home was in a perfect location, walking distance to the beach. The kitchen was well stocked. The pool was perfect, a great size for the kids. I would and have recommended this home to my friends and other family. We all had such a great time.

Excellent location for access to the beach. The house was just how it was described online. Beautiful layout. We would definitely 10/10 recommend staying here. We did have a little trouble with the fridge not cooling and the icemaker did not work and leaked all week. I contacted the appropriate people with no response about the situation all week. That was not a HUGE problem but it was still not ideal as we had a toddler with us and had to keep milk cold we also had to buy ice . The bathtubs were nasty but again not a HUGE problem we just cleaned them ourselves. Overall this was a very nice house in a quiet neighborhood. Plenty of room . My family will definitely be coming back.

Overall, we were very happy with the rental home for the week. It had everything we needed to enjoy the week with family. I would say our only disappointment would be the pool, we arrived to the home on Saturday afternoon and were unable to use the pool until Thursday. It was green and not useable almost the entire week. The whole reason we rented that particular home is because of the pool, but we will be taking another family vacation next year and hope to be able to book this home again. And hopefully be able to use the pool for the entire week. It would have been nice to have heard from the renting agent for an apology or some kind of compensation.

This house is absolutely stunning! They definitely went all in when redoing this house. The layout is perfect for big families. There were beach and pool toys for the kids to play with and even a play tool bench inside the house. The swings outside are a perfect touch to the home, as well as the hot tub! The walk to the beach wasn’t bad or far at all! Also this area of the beach wasn’t very busy.
We did have issues with the plumbing/ septic one late evening. Their office was closed but we called the after hours number, left a voicemail and someone came within an hour- two to fix it! However we did seem to have a few issues, we would definitely stay at this house again as long as these were fixed. In our check-in email it stated that the pool service would be out on Friday to service the pool. However they showed up on Wednesday to put the water hose in the pool but the pool wasn’t cleaned while we were there. When we arrived on Saturday it was also very sandy at the bottom after the few storms we had it did get worse. The couches had a TON of sand and dirt underneath them and it looked like prior to our check in the just swept all the trash under the beds.
Overall the place needs to be cleaned better BUT it’s absolutely beautiful and we enjoyed our stay.

We loved our stay at the beach house. It was beautiful and spacious inside, beds were very comfortable. Had everything we needed in the kitchen. We lived in the backyard, pool was perfect and the shade canopy was just right for the hot days. Hammocks and hot tub were great as well with plentiful seating on the patio. Neighborhood was pretty quiet and felt safe. Walk to the beach is easy. Crossing the street was a little dangerous at times so watch to make sure cars stop properly at the crosswalk. Minor issue with plumbing starting to back up towards the end of our stay but it was fixed the next morning. I would stay again in the future.

No water/ no sewage/ no help
To say the rental was just what we wanted wouldn’t be the truth. I’ll preface by saying we DID receive compensation for all we went though (after multiple calls to VRBO who helped us contact Emerald Coast Destinations) but to save you time from having to read this review….just make sure whatever place you rent has sewage and water hooked up to it to save you from the jaw dropping week we experienced!
So besides not having water the first 6+ hours we were there and no sewage for more than our stay, yes you read that right. Not sure if that falls on the city or the investment group that owns this house but we, as a family renting, took care of all of the calls and people that were in and out of the house trying to figure it out. No one from Emerald Coast ever came to the house, only maintenance people they sent. Like I said we did receive compensation for all we dealt with that could have been avoided. The house wasn’t cleaned before our arrival, the fridge didn’t keep anything frozen, the sheets were not on the beds, dog hair on the sofas and chewed up remotes from pets being there at some point despite the listing saying “no pets allowed.” The house was remodeled and looked fantastic but not what we expected to live in for the week. The propane for the grill was empty so we had to go buy our own, the umbrella outside was broken so we had to fix that, there was no firewood so we couldn’t enjoy the fire pit. All in all it was a vacation but just beware this company- Emerald Coast Destinations- are on the BBB website over multiple issues. They are SO hard to get into contact with and even then don’t expect a call back or definitely not a face to face meet up with any of the owners in this investment group. If the house isn’t up to your standards once there or God forbid you don’t have sewage then just expect to deal with it all on your own. Best wishes!
