Calling all large families and groups! This stunning 12-bedroom retreat on the north shore of Lake Livingston offers the perfect escape for your next reunion or gathering. Relax and unwind on the private pier and boat dock, spend hours of fun in the massive game room, or simply soak up the sun by the sparkling new pool.
Location: Lake Livingston, Texas (northern side of the lake in Onalaska)

Next, you'll find a room with 2 queen beds, ideal for families or friends. A smaller room with a twin bunk bed is tucked away at the end of the hallway, offering a cozy spot for younger guests. Finally, the crown jewel of the main floor is a luxurious king suite with a private sitting area, ensuite bathroom, and a twin bed with a matching trundle for additional sleeping space. This suite is located at the far end of the main floor, offering a bit of privacy.
Head downstairs and discover a haven for entertainment! The massive game room boasts arcade games, ping pong, foosball, and a basketball court, all guaranteed to keep everyone entertained for hours. Movie nights are a breeze with the large flat-screen TV in this space. But wait, there's more! This versatile room cleverly converts into a bedroom, offering 3 queen-over-full bunk beds and a full-size sofa bed.
Across the breezeway, on the ground floor, you'll find four more bedrooms for additional sleeping arrangements. Two of these bedrooms offer king-sized beds, perfect for couples seeking privacy. Another room features 2 king beds, ideal for families or groups of friends. The last bedroom on this floor provides a queen bed for comfortable sleeping.
Step outside and embrace the Texas sunshine! A screened-in porch with multiple picnic tables offers a delightful spot for al fresco dining, no matter the weather. - Any damages to the house or property during your stay will result in a deduction or additional charge for the resulting repair/replacement cost.
- All pets must be approved by our team, stay off of all furniture, be cleaned up after in the yard, and not left alone inside the home unless in a kennel.
- No parking allowed on lawns, yards, empty grass lots or other neighbors’ driveways, even if their home appears unoccupied.
- Oversized vehicles/trailers are not permitted unless explicit approval has been received from our team.
- Do not turn the AC below 70 degrees. If you do, you will risk the AC unit freezing up, requiring it to thaw out which will result in the home getting extremely warm.
- The homeowner's routine pool maintenance cannot be rescheduled and is required for the health and safety of our guests. They will not need to access the home but will access the yard.
- Should an eviction occur due to breaking house rules (noise ordinance violations, excessive guests and/or vehicles beyond the agreed amount), there will be an $850 fine.

This house is as amazing as it sounds. We utilized the house for a work offsite and it was perfect. The ample bedrooms and bathrooms made it easy to have 10 co-workers housed in the same location while providing everyone their own personal space.
The amenities are great, being right on the lake with your own boat house, made it easy to rent a pontoon and jet skies. The private pool and outdoor decks are great for hanging out in the cooler temperatures. The 2 kitchens are fully stocked and made meal prep a breeze.
The best part was the service. The host is very responsive and attentive. We noticed that one section of the house wasn't cooling when we arrived and notified them. They were out immediately and resolved the issue.
I highly recommend this house for larger family gatherings or work retreats, as there is plenty to do for entertainment, plenty of space for connecting and relaxing. I can't wait to get back there again in the future.

Great spot for our family reunion for 32 people. The bedrooms and bathrooms worked well for our numbers. The layout of rooms is strange, and some rooms are disconnected from the main area. The pool was a wonderful addition added after our booking. However, the pump was broken and we had family members working on it to help clear up the pool throughout our stay. Beach box did send people to shock and clean the pool, but the pump being broken meant the shock didn't last long.
The house itself was not clean. There were spider webs and dust everywhere. The bathroom in the bunk room was not clean and smelled horrible. The dock had fish pieces on the counter and the dock refrigerator couldn't be used as it was filthy. Poles and other equipment pictured were missing. The entire outdoor area had not been swept or cleaned, including the grill. The outdoor garbage had trash in it without a bag. Bedding was missing on several beds, they only had a mattress cover and a comforter. Towels were limited and we only had a handful of facecloths. The kitchens were oddly stocked and not organized or cleaned.
The communication prior to our trip was limited. Several questions were unanswered. The response once we arrived was quick but not extremely helpful. We were told someone would come clean, then it was pushed to the next day, so we cleaned it ourselves. We left the place cleaner than it was. Towels were brought to us and apologies made.
A new cleaning company will help with most issues.

A week prior to our reservation, I sent two questions through VBRO and never received responses.
The house is beautiful, and the space and pool are fantastic. Unfortunately, so many things (ice makers, light bulbs, dryer, disposal, sink drain, TV remotes) were non-functional, and the game room that looked so great had broken or missing parts to almost all games: No air hockey puck, broken ping pong table, etc. Rooms with no working lights (probably bulbs), a shower with no handle, and other problems were everywhere. Yard service came during our reservation.
Finally, the A/C in part of the house quit working the day before our check-out. I called the assistance number and was assured help was on the way. Six hours and a lot of sweat later, I told them not to send help. We were checking out in the morning, and I was not waiting up for maintenance.
House locks are so worn they hardly work, so not only did we have trouble getting in, we couldn't lock up when we left.

The pictures on the website are fantastic and this place looks like someone spent a lot of money to make it nice but it has not been kept up well. We sent a long list to the owner and they did send a maintenance guy out to fix what he could but it was disappointing to pay so much money for a nice place and have to find problems in almost every room in the house. It was also not very clean when we arrived. We rent a big house like this regularly for our large family vacations and this one was not worth the money in my opinion.

We stayed for a women's retreat. I am going to start this review with the positives. Home was in a great location, it was spacious and a/c unit worked well. Lots of dishes for cooking which is a huge plus for rentals. Now here is where we have to highlight some issues. Rental was not cleaned properly, there were bugs in beds(not bedbugs) maybe beetles, bugs all over stairs in master room, carpets, furniture and rugs were filthy. Even bedspreads had stains. Property shows signs of neglect especially with furniture new cleaners that take pride in their work is needed, needs major furniture upgrades. A house of this magnitude should have more pride taken in it. Also pool cleaners didn't come until the end of our last day. Overall nice location, plenty of space but definitely needs work.

I'll start with the positives. Beautiful location with sunrises/sunsets, plenty of space to accommodate large groups, plus a large game room. Property management quickly responded to messages and was easy to reach.
Now the negatives (all of which were brought to the attention of property management throughout our stay via pictures and emails). The house was not clean. There were mouse droppings in the kitchen cabinets and drawers. We found an old bag of donuts in the cabinets and old sugar caked in a container on the counter. There were items in several bedroom drawers, including screws and clothing). The master bath shower and one sink did not drain properly. Also the homeowner was installing a pool on the side of the house, to which we were told would not impact our stay. However, when we arrived there were trucks and workers moving about the property. Though we asked that work cease during our stay, we were told the work would continue. Workers were on sight everyday to include pouring gunite at 6:30AM on Saturday morning with several workers and 5-6 commercial trucks accessing the yard and driveway. The only thing the property management offered was to come by to look at the master shower and sink; however, we declined because we felt our family reunion trip was intruded upon enough and we opted to use other available sinks/showers. There's more but suffice it to say I would not stay at this house again or recommend it.

The host was amazing at responding quickly to any of our questions or needs and we would recommend staying at this location.

One of our best big family vacations! The property is so big that it has something for everyone! Even though the water level of the lake was too low for boating we found things to do. The bunkroom was a hit for all ages. The beds/bedding were comfortable. The finishes inside and out were so nice and pretty. The two fully equipped kitchens and 2 dens were perfect for a large group. The multiple bedrooms & bathrooms accommodated all. Bring your own towels ;) The patios/decks outside were so relaxing. The area was easy to get to, quiet and overall a FUN time! The owner communicated constantly and professionally. A wonderful experience and vacation!

Thoroughly enjoyed our stay at this beautiful home. There was plenty of room to stretch out and every couple had a private bedroom. The game room and pool table were a hit. Our only issue, which our host had no control over, was that Lake Livingston had a infestation of zebra muscles which prevented boats from being in the lake. Nevertheless we still had fun. Our host, Russell, was responsive to all of our needs.

The location is beautiful! The house is spacious and the rooms were clean. However, there was trash from the previous renters all around the dumpster, but the host took care of it on our second day. The dock needs a thorough cleaning to be usable, and the screened porches on the house do as well. Our children really enjoyed the game room. We saw a couple beautiful sunsets!

We had our family reunion there with everyone traveling very long distances! It was the perfect getaway. We all really enjoyed what the property had to offer and appreciated having a small food mart close by for emergencies and blue bell ice cream! The only thing that could have made it better was if we had more than one towel per person in the house; between the 100 degree high-humidity, and the lake, we took a lot of showers and needed to wash towels often.

This house looked just like the pictures and is even larger than it looks in the pictures. So much space to spread out and enjoy and the view from the dock onto the lake was so peaceful. We had almost 20 people here for a long weekend. The pictures of this property only tell half the story.
Even with 20 people, we still had lots of room, did not feel cramped. The converted garage with the bunk beds, video games etc., was the highlight of our stay.
And Russel was very quick to respond to any questions no matter what time of day.
Would definitely stay here again, hopefully with a boat!

We had an outstanding time at the lake (in January of all times). Lots to do and lot of places to sit and chitchat. The game room and the pool table were a hit, as was the sprawling yard for bocce ball. The hidden elevator made the difference for my mom to visit upstairs. We used the kitchen downstairs the most, but nice to have the other one. On one dinner, we used both kitchens to make enough food, fast enough. Overall, highly recommend this house for a large group.

We had a wonderful weekend at this beautiful home. This home has it all !! Right on the water with its own fishing pier, we caught several catfish . The huge game room was perfect for the kids as well as the adults . The pool table is a nice touch for some adult time . This house is massive , it easily accommodated the 15-20 of us with ample space available and extra bedrooms that were still available. The master bedroom is incredible !!! . We Bbq’d on the charcoal grill available and enjoyed the big fire pit while making s’mores. Easy check in process . We will definitely be coming back !!!

So my wife & I just renewed our wedding vows so this was supposed to be a getaway for our wedding party of 16
Last minute changes, a few of the adults from the wedding party couldn't make it so we ended replacing them with a few teenagers as the house was so huge. But no worries, because instead of the garage was a fully loaded game room as well as 6 beds. I swear with that accommodation alone i often times forgot we had kids there except for when it was time to eat. This place is absolutely everything a large group of people would love. Very clean, nice sized rooms, both kitchens was well stocked. It also had a room stocked with extra towels, sheets, kitchen appliances i mean just about everything. Caught a few fish right off the boating dock/peir which is just a short walk from the yard. We all had a blast & although I've already stayed in this house, I've already added it back to my bucket list. Lastly i couldn't have gotten a better host, great communication, super responsive

Though I have a couple negatives, all in all this house was absolutely perfect for our family of twelve ranging from 5 mos to 65 yrs. Big fenced in yard with shade where we set up our own inflatable pools and a slip n slide. Right on the water. All the kitchen items you need.
Cleanliness...home was mostly very clean but the cleaning staff had not emptied the outside garbage cans from the previous renter/multiple renters. It caused some issues. Once I brought it to the staffs attention, they got it taken care of and cleaned it up. The boathouse/pier could use a little attention..,very workable but a little messy.
Accuracy of description...it is worth noting that the upstairs and downstairs kitchens and bedrooms are a separate unit accessed by going outside. The gameroom is separate from the downstairs and accessed from either a breezeway from the downstairs unit or by going through the upstairs master bedroom (which is amazing) or going outside from the upstairs unit. The only reason I mention this is to let youth groups know. All that being said, it worked GREAT for our extended family. Everyone chose to stay upstairs and use the downstairs for early coffee and late night games while others were sleeping. We cooked breakfasts downstairs and lunches and dinners upstairs. We loved the set up!!!
