• NO AIR CONDITIONING: Like 99% of homes here in Lake Tahoe, this property DOES NOT have air conditioning, but fans will be provided when needed.
• PARKING: Limited to TWO (2) compact vehicles but there may be fewer spaces when snow conditions exist. No street parking is permitted.

*Guests must pass through middle bedroom to reach the primary bedroom at the rear of the house.
*Two "Fireplaces" but neither are wood burning or gas. One is electric and one is out of service and filled with flameless candles for ambiance.
Nicely updated bungalow with stainless steel appliances in kitchen which includes a dishwasher, over-the-range microwave, top freezer fridge and gas range/oven. Cozy sectional sofa and 50" Smart TV for streaming in living area, dining table with seating for 6, comfortable mattresses and bedding for each bed. Modern front-loading washer/dryer that's easily accessed in the full bathroom that's appointed with fun flooring tiles, a single sink vanity and tub/shower combo.
Home is single story with 2 bedrooms and a 3rd bedroom you must pass through on your way to the back bedroom. Sleeps 6 with ease. First bedroom has the queen bed, an electric fireplace with boutique closet. Second bedroom is a multi-purpose space as you must pass through it to reach the primary bedroom. It has a trundle bed that can be set up as two single twins or utilized as a bed for two. This room has a Smart TV and a desk area for those who need to work or study while away from home. Through this second bedroom, towards the back of the home one will find a spacious primary suite with King bed, dresser, closet and a mantel and "fireplace" packed with flameless candles. Through the door that's adjacent to the mantel you'll find a newly landscaped backyard with small patio, gas grill, patio dining area with umbrella, synthetic lawn, shrubs and newly planted trees lining the perimeter. In the summer, there's also lawn games to play, two bicycles to ride and a blow up kayak you can bring down to the lake.
Home is located just 3 blocks from the beach and an easy, flat walk. Bikes and blow-up paddle board available for use at no additional cost in the summer. Northstar is the closest ski or downhill mountain biking resort; clocking just a 7 mile drive. Shops, putt putt golf, and restaurants in downtown Kings Beach at your fingertips.

This is a very cozy and comfortable place in a great location. I loved it. However, the trundle bed is a mess. When we pulled it out, the top bed collapsed. We tried putting it back together and the handles came off. The mattresses were so thin, you could feel the frame. Unusable! I would only stay there again if the owners replaced this bed.

The house and backyard are very nice with a lot of extras - games to play, a bbq, blow up paddle boards, bikes, everything you need in the kitchen, etc. the backyard was very nice for eating outside.
In our group there were 5 adults and one toddler. We all fit, but one had to sleep in the “pass through” bedroom which was a little bothersome when those in the bedroom had to walk through to use the restroom in the middle of the night. Also the bathroom door didn’t lock so had to make sure all knew to knock before entering. Lastly, the wall heaters still put out some warmth even though the thermostat was turned completely off, and it was a warm weekend. There were several fans so each room had a fan.
All was well and we definitely enjoyed our stay.

The house itself is shoddily put together which is reflected in the porch that is falling apart, termite damage in the windows and an awning in the backyard which is criminally low. While they allow pets, I would be weary of bringing yours to the property as they claimed mine peed all over their carpet and charged me an additional $300. If my dog had peed, I would be happy to pay the charge but it was not the case here. The amenities provided were sufficient and the backyard itself was nice but be aware this is not the idyllic Tahoe experience. Also there is a trailer park on the same street so be aware of that before booking as well.

The Brook Ave home is a lovely place to stay. It’s a short walk to the beach , saving money not paying for parking in the parking lots of Kings Beach. Everything is in walking distance to the beach town . The home and backyard are super cozy and inviting. The home is very clean and we felt the lovely backyard was safe/secure for pets or children. We had access to scooters, bikes and the paddle board . Plenty of indoor/outdoor games along with sand toys during our stay. Added pluses to the home where back yard lightening string of lights, nice clean backyard table/chairs/furniture with clean BBQ for use. The washer/dryer and dishwasher were an added plus for us and the kitchen had enough utensils:cookware for us to prepare our meals. There is a very nice grocery store in KB. We would definitely comeback again and stay in this home again. It is very lovely. Our only complaint was that the mattress in the bedroom leading to the back yard. It needs to be replaced. It’s lumpy & worn. A few minor nuances are that the Can opener needs to be replaced and the candles in the FP back bedroom need new batteries. Renters need to provide their own toilet paper , kitchen oil and dishwasher tabs for their stay. I would not let any of the mentioned above deter us from staying there again, it really is a lovely home and perfect vacation stay.

We had a great time here. The house is and looks fantastic, very clean and it had everything necessary available. The appliances were brand new and we were all very impressed by how clean, organized and esthetically pleasing the interiors are.
The house is within walking distance to shops, restaurants and the lake, so we really enjoyed going for strolls instead of driving. We absolutely recommend it.

Went early spring for a quick ski trip. The cabin is nicely maintained, clean, and in a great walkable location to King's Beach. It had all dishes, plates, and cookware we needed. But like most rentals, there were very few consumables for cooking, so bring your own oil, salt, pepper etc.Only minor gripes: walls are very thin and door opening and closing is loud, so the walk-through bedroom was not really useful as I could hear my friends in the master bedroom. The walk-through bedroom also had no heater so was chilly. I ended up sleeping on the couch, which was great. Also there is no light for the dining room table making dinner kinda dark (not helped by the hodgepodge of light bulb color temperatures, some were kind of bluish instead of a nice cozy 2700K).

The home is definitely not as nice as it’s shown in the pictures, no internet starting the 2rd day of the stay, heater not working well, very dim lights, stuff not working here and there. Asked to switch to a different property, Nope, ask to get refund and leave early, Nope. We ended our vacation early. Would not stay with this company again.

Amazing weekend getaway! It was the perfect size of a cabin for my husband and I with our two dogs. The fenced backyard was the best feature. It gave me a peace of mind knowing my dogs can enjoy the snow in a safe area. We look forward to booking again

Charming Cottage
We were a little nervous renting a place with no other reviews, but took a chance and were happy we did. This cottage is adorable, newly renovated, and super clean. The location is fabulous - 7-10 minute walk to Kings Beach and restaurants. No need to fight for parking. The host provides some basics which is so welcoming (laundry pods, extra towels, plenty of paper products, etc.). The neighborhood is real and local, which suited us fine. We loved it.

Great location
Overall comfortable place. The location was great. I’m not sure I would call it 3 bedrooms. If you are in the master bedroom you have to walk through the smaller bedroom to get to the bathroom. We only had 4 people but with only one bathroom I could see it being challenging with any more people. The place is clean and definitely cozy. Easy walk to the lake and restaurants.
