About this cottage rental
Swallows cottage has everything you need for a cosy, comfy stay in Norfolk. This 3 bedroomed, 3 bathroom cottage has space for everyone to sit back, enjoy and relax. Set among beautiful scenery with ample farmland & woodland walks. Take advantage of the peace & quiet relaxing in our gardens, taking in the scenery. Or go exploring around our grounds, enjoy the duck pond & see the wonderful wildlife. Children will enjoy the games barn (open all year, wrap up in the winter) with a pool table, Air hockey. table tennis & toys to enjoy. There are swings & climbing frames around the grounds.
Located across the farm (a 2 minute drive or 10 minute walk) at the north end is our outdoor heated swimming pool & Grass tennis court (open from May to the end of September). We operate a booking system for those that would like a private swim and there is also a free swim session where all guests can use the pool at the same time. On the opposite side of the farm there is our hard tennis court which is open all year round.
If you need more space for your family and friends, this cottage can be booked with Pond cottage as they interconnect via the lounge doors.

Can’t fault our stay, We booked Pond and Swallows for a family holiday for 10 which worked well, as the cottages have internal access to each other when necessary. The new games room is a great asset, and the private use of the outdoor heated pool such a bonus. Fishing at the venue provided another interest, and the general ambiance of the place along with the friendly and helpful staff made it a perfect holiday for our families.

Three generations with children from 3yrs to 19yrs,so much on site for all, we enjoyed the fishing, swimming and games rooms. Good booking service where every cottage gets some private time. Well-equipped cottages, everything clean and comfortable. Shelagh and family make sure you have everything you need and are always on hand when needed. The good weather was an added bonus. Our second visit and we hope to be back again. Highly recommend

Spixworth cottages was a great for our away day with the team of colleagues. Beautiful location and surroundings, great comfortable and clean cottage(s), amazing facilities as well as excellent service. We are already planning a return.

We had another excellent stay - this time at the Swallows cottage. It's ideal for two families with children.The cottage is spacious and well equipped. The kids love the games barn, fishing and petting the horses in the adjacent stables.Jack and Shelia are excellent hosts!

We absolutely loved staying here. The cottage was lovely, very clean and had everything we needed. The children loved the play barn, fantastic for rainy days. Jack and Sheelah couldn't have been any more accommodating, highly recommend!

The adjoining Swallows and Ponds cottage were perfect for our for 2 families of 5 plus Grandma to spend a cosy family Christmas. The large lounge was the perfect space for us all to hang out and the owners kindly set up a larger dining table so we had space for a big Christmas lunch all together. Having the 2 cottages adjoining via the living rooms gave each family some space (useful with a new baby) but while still being very much together. The bedrooms were cosy and bathrooms modern and offered different sleeping arrangements which was also very practical. The cot was set up and equipped with all the bla let’s etc that we could need.
The cottages were super well equipped for all our Christmas cooking and baking and the kids could be in the games room to let off some steam- useful given the awful wet weather. We had a view on the horses from the kitchen and on the duck pond from the dining table and managed some nice country walks during the breaks in the torrential rain. Big thanks for the hospitality and careful attention to ensure we had such a nice stay.

We booked the cottage because of the location which was very close to where my brother lives in Norwich.
The actual location of the cottages is in a stunning area and we were exceptionally pleased . The owners were a delight to deal with and handled our booking effectively and efficiently.
The actual cottage was perfect for our needs and we were very pleased with the facilities.
We would love to return and next time stay longer.
Overall we felt we had found a little gem and would highly recommend the properties. We definitely will be back

The accommodation was very clean and comfortable and Jack and Sheila were fantastic hosts, catering for all our needs and requests. The whole site, with the games room barn was great. We used the barn for line dancing which was ideal.

Such a lovely cottage in a great setting/location. We didn't want to leave. Owners were so helpful when we asked for a couple of things for the kitchen and a special shout out from my husband for the very soft towels!! The weather was bad one day, so the play barn came in very handy for the little ones to lose some energy before the drive home. We loved it & would definitely be back!

Third cottage here on an extended holiday
Swallows is the third cottage we have stayed in during our extended uk holiday and just like waterside and hayloft it was a home from home. Everything you need, comfortable and in good condition. To be completely honest a couple of things could be updated in the kitchen like microwave, toaster and having the fridge/freezer behind the kitchen door was a little annoying. Not complaining just constructive feedback to make a great place even better. The bedrooms are spacious and again having a bathroom on each floor was perfect for our family. The buildings and surrounding are beautiful and well maintained. Definitely recommend and have found our place to stay when returning to uk.
