Was very impressed from the cleanness.

The room we stayed in was on the top floor (4th floor), which is likely why the ceiling was very low, only a few centimeters above 2 meters. Tall guests should inform the hotel about their height before booking.

Location was really nice because the green line is just in 2 min. Also there is a market close. The only problem was about the heater, which is central, not possible to control the temperature and for the room we stayed was tooooo hot.

It didn’t feel like cleaning was a priority. I use a cpap machine and the plug fell out of the socket and my machine quit working. The table lamps were unplugged like they didn’t trust them

They called me to arrange getting the key after hours.

I’ll start with the positives…good rate, large old house with front and back stairs in a stunning part of Brookline. Lots of green trees, short walk to drug store and a great Whole Foods, excellent access to the T (public transport), very easy and quick into Boston.
Negatives. While this B&B has potential, it is filthy dirty. I was given a different room than I booked on Hotels.com and was told ‘next time’ to call & confirm the room pictured online.
Everything (except the linens and towels) was covered with thick dust/grime: blinds, floors, windowsills, floorboards, ceiling, under bed. Bath was soap-scum stained. Lighting is terrible.
I asked for another room and was switched. It was larger but also filthy. I showed the young lady at the desk the spaces in the room that had so much dirt/dust/cobwebs it was scary and she nodded noting the whole room. I went out and returned later. The « housekeeper » had « cleaned » just those two scary areas while I was gone but barely and left the rest as is.
There is a Keurig with coffee available 24/7 so that was good. Breakfast is really just enough to hold you until you can get to a restaurant (bagel, cold cereal, banana, granola bar). A couple of the employees were very nice and, I believe, meant well -they just have no idea what they’re doing.
This is not a place to go for charming B&B service. Oh, and there are mousetraps everywhere, even in the sink cabinet so I daren’t unpack.
While cheap, one leaves feeling ripped off.

Amenities were common for a guest house. Coffee and water were available 24/7 and a complimentary continental breakfast is available in the morning. Off-street parking is available for $33. It was a comfortable stay in an old historic building that is close to everything. It was a perfect spot to stay for a night when moving my daughter into her apartment for college.

Low cost inn, basic provisions.
Quiet and private rooms, with own bathroom. In a historic house with winding staircase to each floor level.
Parking is availble for charge, for mid or small size vehicle. Spots are in front of each other, so may need to move car for other guests.
Self serve style check in/out.

I really liked the colonial style of the room, simple, nice bed. Felt like I was a guest in someone's house. Room service didn't freshen the room though twice, breakfast not there one morning. There was a smell of propane in the lobby that was a bit scary, but obviously was not. I would stay there again as price was good and the location perfect for my needs.

Nice brownstone located right across the street from the C train line which made it very convenient to Boston! Young man covering front desk was great. Disappointed by parking and price of parking for guests.

Fourth floor no elevator. Parking cost extra. No street parking.

The property was a reasonable price and rooms were nice if not a little small. AC worked well in one room and fair in the other. Staff was helpful and would recommend this location for others to stay at.

I liked the non-corporate feel and old building charm.

Avoid in hotter days .. Room too small, and with the current heat it took 3-4 hours to cool down room..

The property is in a fantastic location close to the T that runs into Boston. Safe quiet and beautiful area. The property is old. Every thing there is old and historic. Stayed there 3 nights and they never made our bed, gave us clean towels or cleaned anything. Even after we asked it wasn’t done. That annoyed me for the price we paid to be there. I would definitely stay in Brookline again just maybe not here. It was clean in the beginning and the AC worked good in super hot and humid conditions so there was that.

The room was just what we needed: good beds, clean bathroom, good price, good access to public transit.

Leaking bathtub in Room 6, dust covering furniture and under the bed, overwhelming smell of cleanser in room.

It was great nice area close to Fenway

This trip was for a conference that begins early the next day. I came in one day earlier to settle in and prepare.
This property seems to have run down since COVID overall. The location the staff members (this time by students) were the main positive aspect, in addition to the general vintage of the building. Coffee choices were great, but not tea choices.
The details that I thought of lacking of attention are:
- The room is overall not sparking clean (there is visible dust on the hairdryer set, for example) and there is no recycling bag.
- No headboard for the bed.
- The socket shell of the lamp on the nightstand is broken
- The electric outlets along the wall under the windows are not working. Guests have to unplug the table lamp if they need to use their laptops.

Not staffed 24 hrs. Dark where check in desk is. did not know where my room was located. Did not know about parking. No cups or water provided.

Parking in back was difficult and ended up calling the main line and was told we could park on the street which worked out but had to make the extra call.

It was very nice. The shower in the room was a bit small but overall the room was good

We are in agreement with the “poor” reviews. Also, not all rooms with double beds are alike, yet they charged the same thing. Overpriced for what it is.
FYI, This is what Expedia said we booked:
“Deluxe Double Room with Two Double Beds”
This is what the hotel says in their confirmation email.
“…management reserves the right to make room changes, including room type, when necessary. “

I really liked this location and amenities for the price. However, what tanked it for me was that I woke up each morning with new bug bites. I told the front desk and don't want to start a scare, but I'm pretty sure it was bed bugs. So, now I have to do high heat laundry and steam my luggage as soon as I get home. Not worth it :(

Overall, would definitely suggest.

Historic house on a nice street. Clean and nice furnishings. 2 hour parking, no overnight (thought we got away with it.) Parking at the house is an extra $33. I don't think that was in the listing. Our room was #14 on the top floor, lots of steps. Very low ceilings and a window air conditioner next to the bed. Over-priced at $277/night.

Comfortable beds, good TV & channels, quiet.
Desk was dirty, door not locked to room, had to eat breakfast outside or take back to room & no wash cloths

Old but not charming. Dumpy with no service. Not even a water glass in the room.
2.0 / 5.0
What I liked - beautiful neighborhood. What I didn't like - room had a funky odor and the room had outside landscaping lights aimed directly at the windows with inadequate drapes leading to sleeping in a brightly lit room.
3.0 / 5.0
Joe was the rudest and most unhelpful staff member, not willing to do anything. He brings the whole establishment down with his attitude. He would not even explain where to park the car despite pre billing parking. Useless.

Amenities listed included parking. After making the non-cancelable reservation you learn that parking has an extra charge. Confirmation states you must call ahead to book parking which I did and was told I was all set. Upon arrival I was informed parking was full and there was overnight parking a mile away. Sink drain doesn’t work. Pulled back the top sheet to discover dirty linens. No onsite staff after hours and we got to listen to a yelling fight in a nearby room. Too bad. It could be a neat place, but not under current ownership/management. Think twice before booking.

Super strong smell of pesticide recently sprayed in our room. Building was nice lots of character but not the best comfort
2.0 / 5.0
The location is excellent. However, the Inn itself has tons of wear and tear, and the rooms have not been cleaned in a very long time; there was so much dust and dirt gathered in corners, around furniture, under the beds, in bureau drawers, etc. My first night I had to switch rooms because the sheets were dirty (gunk stuck to them, hair and crumbs between them). The staff was very responsive to my issues, even at late hours, but unfortunately the cleanliness and condition of the space was too low for me to recommend or stay again.

I do not recommend staying there. The staff is so unprofessional that they don’t who paid and who didnt
