A great place to stay! We enjoyed the location very much. It was nice to walk down to the beach and watch all of the surfers. We will be back.

Receptionist that evening was outstanding. We were given a room that had not been cleaned (dirty towels, dirty shower, unmade bed, sheets etc)!! She apologised and was very pleasant- swiftly making up the room. Couldn’t have been nicer.
The receptionist in the morning was pleasant as well.
One bummer: The shower head though -it sprays too high and oddly off to the side making it difficult to rinse soap off. Otherwise large and comfy room with peaks of the water. Really super nice staff!!! Just maybe not quite worth the money. But nice casual laid back beach area vibes. :)

Loved the relaxed atmosphere and close proximity to a pristine, expansive beach. The accommodations were comfortable and attractive. Our breakfast first rate. The neighborhood was quiet, quaint and welcoming. The only issue we had was a loud fan right outside our bedroom window. We would definitely return and simply choose a different room.

Nice location and cozy room. Front desk greeter seemed distracted with her phone, not friendly and disheveled looking for the front desk. Restaurant staff was awesome in comparison. Issues mainly with checkin otherwise a good stay.

Unfortunately you can hear doors closing all night long. it is very inconvenient getting luggage to your room. Also no where to put your close we were only there for one night so not a huge deal. We loved the room and bathroom. staff was great and so was the location.

One block from the beach is a perfect location. All the chairs are wicker and need to be replaced as there really isn't anywhere other than the bed to sit. Staff was very friendly and overall the rooms were very clean.

Good hotel, convenient for the beach, staff very friendly, great service. However, avoid rooms 23 and 25 as very noisy kitchen extractors come on early just outside the window. Otherwise would stay again.

The staff was kind and welcoming. The location was lovely but difficult to get to without a car. Not much besides ocean around - but that was nice! The floors were pretty uneven throughout the building. Our room was at an angle. Things would slide from one side of the room to the other but it has a rustic feel

The hotel is pretty from the outside but inside was old and rundown looking! The room was plain with only one old chair to sit in. No fridge no air and just very disappointed for the price.

We enjoyed staying in an old-fashioned hotel close to the beach. It had a lot of character and the Shade restaurant was excellent. It was just a short walk to Higgins Beach to watch the surfers playing in the waves. What a great location! If we ever go back, the only thing we would change is to get a room on the front/street side of the hotel. We were above the kitchen and a delivery truck for the restaurant arrived at 5:30 am. Other than that, we thoroughly enjoyed our stay.

Stayed at this hotel as it was close to a wedding being hosted at the Black Point Inn and we wanted a more affordable accommodation (though this was still not cheap). Overall staff was friendly and good food at the restaurant. It is located in an older building - the floors in our room weren’t slanted so we were chasing our roller luggage across the room. Could use some updating as well. Unless you’re a surfer or looking for a retreat, there’s not much to do in Higgins Beach, though you’re a short drive to Portland and beyond. Free parking at hotel but visitors be warned that Portland had surprisingly high public parking rates in the old town.

Found this place on Expedia and it is amazing! The beach is at the end of the street and it’s beautiful! Cute room and delicious food at the on site restaurant. Hopping bar as well! LOVE the staff. Will definitely return.

This hotel is a block from the beach not on the beach. I wouldn't recommend this property for anyone with walking issues as the stairs are a little tricky and there is no elevator. The restaurant Shade was wonderful but get a reservation as there is no other restaurants close by. The staff was very friendly and helpful.

Higgins Beach Inn is a beautiful property with a lovely staff. It is close to the wonderful Higgins Beach and a short drive to other southern Maine attractions.
The Inn has a historic feel but is very clean.
We will definitely be back!

Our stay was excellent and staff were very friendly. Rooms were clean and simple for our 3 night stay. The only recommendations
Include a broom in the room. As sand from the beach kept being brought it and we had no way to clean it up. Our shower curtain was also too short, so water kept getting out the bottom onto the tile. I will definitely recommend this place as overall it was satisfying!

We loved our stay at Higgins Beach Inn and would come back again! The hotel had a restaurant on site with great food and service. They offered beach chairs and towels free of charge for guests to borrow and take to the huge beach, 1 block away. 15 minute drive from Portland. Easy day trip or drive to dinners. Cape Elizabeth lighthouse and Bite Into Maine lobster rolls also 15 mins away!

Place was clean, but rooms were very small. Room temperature was not adjustable so it was warm and stuffy. We opened the windows but large outside vent fans would kick on and wake us up.
Shower couldn't be used forst morning because drain was backed up. Management didn't offer anothet room or a refund.

Stayed on 2nd floor. Floors above & around were creaky. However, returned from dinner about 9 and things were quiet. Slept well.

The first room we were offered was tiny with only one shelf for storage. The bedside tables were just shelves about 9" square!!! We were moved to a bigger room with drawers but the bedside tables were the same and there were 4 hangers only!!!. No storage in bathroom, either. Luckily we were staying one night only so we could cope. To get into the hotel when you arrive, you have to park at the back and pull/carry your luggage round the hotel and along the road (no sidewalk!). Complimentary breakfast started only at 8am and was only included if you paid more (how is that complimentary?!) The aircon had been shut down and moved to heating for the whole hotel even though it was very warm in our room and the hotel generally. The television failed to work properIy even after the hotel receptionist tried to fix it. I would have given even less stars except the guy on reception was helpful and moved us to the bigger room.
