Loved staying here! Porter was very helpful and even carried bags up the many steps to the room. Apartment was modern and impressive!

We had pretty good communication with the hotel and coordinating our arrival. We got to the door and someone met us at the door and carried our bags up the two flights to our room and coached us on the electronic locks. He was very friendly and then he left. Perfect.
The room was clean and comfortable. The bathroom was modern and clean. There were plenty of towels.
There were some fun snacks and tea, coffee, and milk packets to use with the hot water carafe.
The location is just a couple of blocks off of Princes street at the castle end of the historic center. We walked to Dean Village one evening and Circus Lane the next. We spent the day walking the Royal Mile and taking the tram to HRY Britannia. The Tram stop was half a block up from Frederick Street on Prince's Street which made getting back easy from a long day of walking and quick to get to the airport.
There are plenty of restaurants within a few blocks of the hotel though we did not take advantage of restaurant the hotel has a deal with. The app to use it did not work.

It was in a good area easily within walking distance of central part of Edinburgh, shops and restaurants.
The room was clean and roomy, however it was on the 4th floor and there was no elevator or someone to help with our bags. My son was starting college and we had a lot of luggage. Noone seemed to be around for most of our stay.
Also, I stayed at another B&B in Edinburgh and they had a beautiful breakfast and could not have been more gracious. There was no breakfast at this bed and breakfast. When we arrived, they told me we would get a discount on the restaurant below their B&B. When I received the check and asked about the discount, I received $5 off a $50 bill. I would never stay here again.

The room was incredibly spacious! Great shower as well! Well located to walk around the city and lots of nearby dining options. The breakfast at Rabble was delicious and easy. The only thing that wasn’t great was the mattress. And they could use more counter space in the bathroom, I used one of the ottomans to hold my toiletries. Overall a nice stay, I would come back to this property.

We had a nice stay. There is a lot that appears to be done automatically, like questions about how easy to check in, etc. and I had responded mid day that we had a flight cancellation and would arrive Wednesday am instead of Tuesday mid day.
Also I might have missed this, but didn't know u til we brought our bags all the way up that a porter might have been available. It was clean & had all we needed. Fan was especially nice fur sleeping. The bed was also very comfortable

Advertising stated double room had an ensuite and breakfast was included but this was not so. Ensuite was across the hall and breakfast was available downstairs at a cost. There were 70 steps to get to the room. Very disappointing.

The room was very nice and the porter met us in the stairwell to help us with our bags. There is no front desk everything is communicated via email of the app.

We came to Edinburgh during Fringe, and staying here put us just around the corner from great events, plus lots of shopping, restaurants, and bars.

Booked due to location. Luggage storage was around the corner and not on site. Bathroom across the hall from room. Matress was comfortable although sheets not cotton. Kept up to date with email messages. Room was warm though a fan was provided.

The room was clean and comfortable but not what I expected for a luxury double room. The bath was private but not in the room. If that is important to you I would check with the hotel to check where the bath would be for the room provided you.

Location was great. Facilities were very clean. Beds were comfortable. Stairs were a killer! Steep and many of them. Problems with the boiler and no hot water one day; was repaired by late afternoon. Wouldn't stayt here again because of the stairs.

Our room was nice sized and very clean. The view was nice too. Look out the window to the left and see the castle, look right and you can see the water. There is no reception desk, it’s a self check in room. Ours was on the 3rd floor and there is no lift but we managed it fine with just carryon luggage. Anything larger and it would have been very difficult.

Room was comfortable and spacious. Bathroom was very nice, with modern fittings. Bed was huge and comfortable, too.
If I had to be picky, it would be good to have a couple of bottles of water as well as the tea and coffee and biscuits already included.
The hinges to the door to the bathroom could do with lubricating to stop the squeaking.
Really picky, as it was a really lovely room for what we needed. Thank you.

We had a great stay here in Edinburgh for a few days. Communication was great, any questions were answered quickly. The location was good, we were able to walk or uber up the hill to the city center.

Great stay, excellent communication from the team, even though we never actually saw anyone in person they gave excellent instructions for the keys, rooms, and property. Nice and close to train station and old town and the castle.

The room was spacious and clean. The porter Ricky was very helpful and friendly. He gave us some great tips on places to viait and eat. The location was great. The only negative ia that it's a 3 story walk up without an elevator. We would stay here again.

1. It is definitely not for senior citizens. Climbing up 4 flights of steep stairs, with a bag is difficult. Even otherwise, the climb was difficult.
2. The shower installation definitely needs a safety bar to hold on to.
3. There is a pervasive smell in the toilet. Possibly the sewerage pipes need to be looked at.
4. One expected at least one housekeeping round in a 6 days stay.
5. A few hooks to hang ones clothes in the bathroom would help.
6. The room itself was cozy with subdued decor.

We stayed 4 days and the shower didn't work (no water) the whole time. They didn't give us another room. They just offered an access to the staff shower.
It's not really what we expected for a romantic weekend.
But the real problem was they just didn't care. When I messaged them to tell the problem should deserved a compensation they just never answered. At all.
They are crooks and if you have a problem you just will be on your own.

Definitely recommended for a short stay in Edinburgh. Super central location (in between the old and new town, close to public transport and walking distance to the main attractions); spacious and very clean room (with a private toilet); easy self check-in procedure.

No toilet in room toilet out in the landing didn’t know how to get into toilet banister for so called grand staircase was dangerous wobbly if you need to rely on it you’re screwed bed mattress was far far to soft sat on it and nearly hit the floori know it was cheap but still not worth the money wee never even stayed went to another place would definitely not recommend 53 Fredrick st to any one

Nice enough room. Clean but my allergies were intense so I know dust mites were an issue. The best was super low to the ground which was not only uncomfortable but also likely part of the problem with my allergies.
I did have a few questions that I reached out to the owners about on What's app as the had contacted me there previously, but never got replies.

Couldn’t get the shower to work very well. It was either scalding hot or cold.
Rooms are up several flights of stairs so if you have heavy cases or bad knees this place is not for you!

This was properly one of the most weird travel experiences ever. It started with getting spams of emails, what's app and SMS from the guest house, where they send you codes for how to enter the building and how to find your keys and your room. That is the only contact you will have with any of the staff, for the rest you are let alone. The guesthouse is very poorly accessible for people with special needs, you need to walk 4 stairs up to reach your room, without any elevators. The room is decent in size, but has a non-functional tv. The bath room smelled terrible upon arriving, something you can get only rid of by continously letting the airco in the bathroom blowing which makes a sound that is inpossible to sleep with. Also, the heating in the bathroom cannot be turned off, so it was heating up all the time; the only way to get back to a normal temperature was to open the rooms window, which of course is not the best environmentally friendly way to save energy. Overal the room was also quite dirty and full of dust. During my three night stay, there was no room service. All together, even for Edinburgh standards, a very poor experience and not something I would recommend to someone at all.
