Leaving reviews usually isn’t my thing, but this place deserves an exception!
This is honestly one of the best places I’ve ever stayed. The service was excellent, the room was spotless, and the unique atmosphere made me feel incredibly relaxed.
I’m recommending this place to all my friends and family when they visit Brighton. Oh, and the value for money is outstanding.

It was a cute room for a single person. Everything that I needed, almost, was here and well thought out. The linen felt good, and felt clean, the toiletries were lovely. There was a well stocked tea tray, adequate cupboard space with hairdryer, iron and even an extra heater, not needed.
So what was wrong? Mostly it was about the room being too tired, a bold colour on the walls shows chips and needs to be touched up, a glass sink scratches and looks very tired. Although looking nice and stripy the carpet was showing stains.
This could be a great little getaway of a room and I hope that it will be again soon.
On a practical note, a kettle that reaches the socket only at a strain is dangerous, providing a iron without an ironing board is confusing, and providing no instructions in the room about the hotel is bizarre. I found a great approach in a recent stay where there was just a QR code on the wall that took you to a website for information, this was great, really great.

Well-equipped and comfortable rooms. I love this place when I'm in Brighton. The staff are all super-friendly and helpful. It is in the heart of Kemptown (but not the noisy part) with very easy access to the town centre, the beach, great restaurants and shops. Recommended.

This review will be based on preference and therefore might be different for other travellers. The photos make the property look very quirky with a Gatsby style about it. I only had a one night booking and needed to leave early in the a.m, therefore I had no use of any facilities other than the room. Staff phoned prior to my visit and were very helpful and friendly making sure I knew check in arrangements. My room was on the top floor of the adjacent building you do not want this room if you have a lot of luggage or don’t like tight spaces to climb.
I personally felt the room hadn’t been used in a while as it smelt a bit damp (doesn’t cost a lot to have a plug in air freshener) and was also a little dusty. The single glazed sash windows look lovely but street noise is like it’s in the room next to you (lucky it wasn’t a weekend). The shower needs a shower pump, it is less powerful than someone pouring a cup of water on your head. And there was no storage space to put a washbag (surely you could put up one shelf to assist with this?) There is limited parking on the street outside the property but I easily found a spot at the bottom of the road near the sea road.

Good location for walking to the Sea Lanes, Naturist Beach and Kemptown. But far enough away to be quiet. It has a midly Art Deco style that is highlighted by the pictures. They have various deals with local restaurants for discounts on Breakfast.

My 3rd stay and I was disappointed. The cleanliness let it down.. I had to wipe down the surfaces. The shower curtain was absolutely covered in mold. There was a stain on the mattress under my pillow which I wouldn't have noticed if the sheet has been covering it. Really needs a mattress protector. Kettle was caked in limescale and the switch was broken. Fan was caked in dust. Extractor fan caked in dust. It was noisy from slamming doors etc. Unfortunately I won't be back again.

Great little gem in the heart of Kemptown. Great staff, pretty friendly and open to help or to supply new stuff by the cleaning stuff.
Walkable distance to the city centre. Def gonna stay here again next time.

Lovely stay - room was clean and bright and spacious, and pleasantly cool despite the hot weather. Plenty of tea and milk, and the bottled water and biscuits were appreciated! The decor throughout the hotel is fab, and the location is so convenient for the beach and Kemptown. Would definitely return!

This was great value and a perfect weekend stay. So close to the beach, shops and restaurants and walkable from Brighton station. Great service at check-in and everything you need in the room. Thanks for a great stay!

Triple Room No 10.
Pros = Clean room and comfortable firm beds.
South end of street is only 10 minutes walk from the pier.
Cons = At the top of the house up 4 flights of stairs, the last flight being very steep and narrow. Small room.
The room looks nothing like the photos - now painted dark burgundy and very plain with no curtains or pictures. Website photos need updating!
Didn’t have enough tea and milk for 3 people on first night (although this was corrected on 2nd night).
Only one toilet roll for 3 people for 2 nights. We were tired after sightseeing and the thought of walking down four flights of stairs and back up again to ask for more toilet roll was too much effort (we used our tissues)!
The north end area of the street was run down and shabby. A few "strange" people wandering across the pavements and we didn't feel very safe. Recommend only using the seafront south route.
Seagulls very noisy and woke us up at 5am both mornings.

Everything was fine, had a pleasant stay while in Brighton.

We stayed for a long weekend and had no problems or issues at all. The guest house provided parking vouchers for £15 for 24 hour parking on most of the local streets, we parked outside the property.
The room was clean and plenty big enough for two, with lots of tea and coffee provided.
Everything is within 5 to 10 minutes walking distance, the pier, town, bars and restaurants.

This is a really good value option for anyone visiting Brighton. The rooms are compact but the bed was very comfortable. The owner is friendly and sorts things out very quickly when you check in. It is also in easy walking distance of the Concorde 2 music venue. So handy if you are seeing a gig there.

A good value room with clean linen and a comfortable bed, plus your own toilet and shower, thats all i ask for and got. Nice and close to town centre everything in walking distance all ok 🙂. Faults only the shower had some mould vut a tiny amount otherwise alm ok.

They were very friendly. I lost a bag on my way to the hotel and the nice woman at the desk immediately called the police for me to see if they had it.

I thought the room was nice but somewhat small. The shower had really low water pressure which made it difficult to shower. Also, it was very loud with people talking and walking up and down the stairs. The TV was too small and didn’t have enough channels. Sink was very dirty when I had gotten in.

As a solo traveler visiting my family, this was a good choice. A simple single room at a good price with access to the bus network. Lots of food/drink options within a 10 minute walk, including trendy pubs, Persian breakfast and excellent Indian dinner. Room and en-suite were small but functional. Helpful staff, especially Claudia.

Very friendly greeting from Charlotte on arrival, she sorted the parking and gave us some useful info about the area.
Great place to stay for one night. If we had been staying longer I would have needed a bigger room, I booked a large double room which wasn't that big, but it was good value for money and we had a sea view (if you sit in the cute bay window and look right!)
I liked the quirky décor which in our room was more of a nod to Art Deco rather than a full blown interior design. I don't think the room we had is shown on the hotels.com website or the Paskins Townhouse one.
One thing I could definitely have used was a mirror in the room to do my make-up, it was tricky trying to do it in the bathroom over the sink while my boyfriend was showering.
Comfortable bed so we slept well and the room was very clean. Decent towels and some small toiletries provided.
I would definitely stay here again as the location is great but I would book a larger, fancier room!

When I arrived the host was welcoming and showed me to my room, which was clean and had a1930's decor and had plenty of space to put clothes and was well equipped. On the positive it was quiet and very close to shops and the beach. However I was there for 5 night's and the room didn't get cleaned once properly, I did ask for clean towels which I received however the dirty ones were left in the room and not taken away. In the reception area no-one was ever there personally I wouldn't stay there again.

Nice place, we arrived late, but staff were really helpful and gave me the code to get in and left the key for us, they also keft a parking permit on a sale or return basis, which we didnt end up using. It was really helpful to have the option though.
