A welcome change to the usual chain hotels. Loads of charm, albeit with creaky floors and dodgy plumbing.

This was a 1-night stay for work. I was in room 3, which was at the rear of the pub. The room was small with not a lot of floor space (which was okay for 1 night). Heating was from an air conditioner in ceiling, so could not have on over night as it made a noise. Ensuite was cold (this was in December) and just about alright for size. Wifi was good. There was a green exit light above the door which meant the room was not dark when lights off.
Breakfast is included and starts at 7am, but on my stay I had to wait until 7:30 for my cooked breakfast and I was the only person waiting for breakfast

We had booked for two nights, but we only stayed for one. I booked a twin room, but got one with a double bed and a single bed. The single bed was really uncomfortable, just a thin mattress over lumpy springs, so we couldn’t use it. The double bed was fine but the pillows were hard. The bathroom looked as though it had been refurbished, but the sink had a crack and the plug hole was dirty. The worst thing was the shower door. The plastic edging was filthy with green mould around the bottom. The pub was in need of refurbishment, the window frames were rotten and the stone floor behind where I was sitting had crumbled. The food was fine and staff were lovely. I would not go back and we left afte4 one night because nothing felt very clean.

We had an amazing stay. My friend and i took my daughter to harry potter studios, which was just 15 minutes away. The room was comfortable and clean, maybe just needs redecorating.
The staff were all very friendly and helpful and the food was great.
The area around the hotel was beautiful, well looked after with a beautiful park and play area.

Quirky place. Lots more atmosphere than the usual chain hotels. Great breakfast and friendly staff. Usual creaky floorboards and dodgy plumbing you find in old buildings. Could use dimmer lights in the emergency “alway on” lights in the bedroom and double glazing to keep the town noise out.

Been using this pub/hotel since it was first opened by the mother and son combo, stepping over off cuts of carpet and other things on the snagging list to get the place up and running. Have been back many times to visit my daughter who lives just up the road but this visit was a disappointment. The place needs a refurb, doors don't close, furniture damaged and things like the wrong light bulbs used in some areas. All top off by a 45 minute wait for breakfast, shame really.

Lovely 1 night stay as part of a business trip. Staff very friendly, ate evening meal in the pub downstairs - a laminated menu but great tasting pizza! Breakfast included in the price was good size portions. All in all will stay again when next in the area.

Lovely hotel and full of character. Makes a great change to the usual corporate clone hotels. Really friendly people and freshly cooked quality breakfast. It would be great if the fans in adjacent rooms could be replaced. They sound pretty ancient and are really noisy. As a light sleeper this makes it difficult to get a good night’s sleep.

I was expecting some noise as the property is a part of a busy pub in a popular area. There was no noise whatsoever.

We was greeted by a guy behind the bar. Saying we had a booking, he put a little sign out saying he would be back soon. He then took us to our room. My wife has walking disability. But, he just took his time and waited. Shame the weekend breakfast time was not before 8.30 am. But, the stay was still very good. even with window open, didnt hear much noise at all.

Recently stayed for a weekend with my wife. Stayed in room 4, which although it was compact it had everything you could need. Shower was amazing, bed was comfy and the air con/heating was perfect. The room was slightly dusty but not dirty, we wernt bothered by the dust, its an old building so expected it. Towels supplied along with teas, coffees, sugar and milk. Staff accomodated with everything we could need, english breakfast was lovely! Off the menu i cant recommend the steak sandwich enough!! Seperate entrance to the accommodation to come and go as we pleased which was nice. Could hear some noise from outside but i wouldnt say it was excessive and can hear other people walking around goin to their room but that is to be expected, nothing that would put us off staying again. Overall a great hotel to stay in, with lovely food & staff. Thanks for a great weekend.

Lovely pub and hotel. The staff were very helpful and cooked breakfast and juices were good, although some plant-based milk would have been nice for cereals or coffee.
Room was well prepared and mostly clean, but let down by the carpet - it was in dire need of a wash. Unfortunately I didnt have time to highlight to the staff directly during checkout. However I'd still recommend based on the character of the place and the excellent staff.

Good budget accomodation, great staff and breakfast, no fault of the hotel but sleep was challenging thanks to other inconsiderate guests deciding to have a very extended party in the hallways/nearby rooms in the very early hours of the morning.

Pay parking is nearby and gives you a break between 6pm and 9 am.

Lovely quirky hotel in the centre of the old town. Great Thai and Indian restaurants only a short walk away. Friendly staff and good breakfast. It’s a bit noisy and the emergency lights in the room never switch off. Overpowering air freshener had to be unplugged and out in a drawer.

This is a great pub with rooms. I used it a lot before the pandemic and starting to use it again now. It's a great place to stay when in Hemel Hempstead. Reasonably priced. Friendly staff. Cracking breakfast (served by the wonderful Michelle). I definitely recommend it.

Paid parking was very close by, but free from 6pm, & only 50p/hour, so no biggie.
Room was a little tired, but had aircon so a plus for summer use.
Rooms are directly opposite a nightclub & there are alot of very active bars in this highstreet.
There was noise for several hours ~1am - 3am, but yo be fair not the hotels fault & didnt really bother us, we were awake anyway.
This is actually a great spot for a night out, we had a great time within 100 yards on either direction, really enjoyed it.
Breakfast was good and overall price was very competitive.
Dint let the noise put you off, embrace it & nake some of your own.

Definitely not good value for money. Incredibly noisy; both inside and outside the pub with drunks wandering past shouting until well after 3:00a.m. The room was tiny without even a bottle of water on offer, although there were tea and coffee making facilities, and the tap water was lukewarm. Whilst not remotely the hotel's fault Expedia really let me down as I had searched for hotels in Berkhamstead and only found that I had managed to book a room in Hemel Hempstead for the night on finishing dinner in Berkhamstead. After a pretty much entirely sleepless night I gave up and set off for home at 6:00a.m. I will not use either Expedia or The Olde King's Arms again.

Our family room was so spacious. Staff very friendly. Breakfast was included and cooked to order. It’s right on the high street with lots of other pubs nearby so it was a bit noisy on the street outside til late, but expected somewhat if you’re staying at a pub that’s serving to midnight anyway. We were very happy with our stay and would stay again.
