• Location
• Big space and nice terrace
Against:
• Front door to building is broken and replaced with dodgy door and plywood frame which is constantly open. The broken front door has a constant alarm.
• Lift is broken to ground floor. It’s works intermittently and is often full of waste.
• Hallways smell as is used for storage for dirty bedding and are used for storing waste for the Fast food burger place next door (5 Guys) who use the same lift and stairwell. E.g. lift was unusable for hours as it was full of large smelly bins
• Hallway floors are wet. Smell is a mixture of fast food waste, homeless people and sewage. Hallways blocked with cages for bedding and food waste
• Stairways are unlit. Lights have been torn out from the ceiling, presumably to allow the homeless to sleep in the dark.
• Homeless people sleep in the lift lobby at night
• There is a hole in the front door of the apartment stuffed with a plastic bag
• The windows are broken or don’t lock making the place both hot and insecure. The bedroom has no opening windows (window is screwed shut) and is floor to ceiling glass, so is very hot.
• There are mosquitos and bugs everywhere. Had to visit the pharmacy twice for numerous bug bites. Praying it’s the bugs I can see and not bed bugs.
• Representatives of the property do nothing (look at reviews here and on other sites- these are long standing issues).

Please stay away from this property it was disgusting and dangerous even the fire alarms was ripped of the walls and not to mention bugs in the cutlery draws ,rotten food in the fridge etc.etc

When walking up, the front door didn’t work, so it was left open to the street. This entryway was not lit, and had equipment all over the place. We found out that we shared an elevator with Five Guys restaurant next door because one night it was full of potatoes. Upon arrival to our unit, we found the bathroom sinks had backed up and had trash in them. The main bathroom light did not work. Both of the toilet seats were not clean. The sheets had hair in them, the towels were all stained in some way. We found underwear under the bed. There was no hot water our entire stay. Only one of the windows was unlocked and could open, allowing very little ventilation. One of the windows was cracked. The floors were sticky in places. There were dirty handprints on the walls, stains on the ceiling, and water damage below the windows. The front door constantly jiggled because it was not actually framed. This place was very odd because there were lamps in places without outlets. The TV didn’t have an outlet anywhere close to it, so it did not work as advertised. We reached out to the owners via hotels.com and there has been no response.

Half the doors didn't even work. Blood stains in the bathroom. Limited towels. Floors boards misshapen. Entrance to the building smells all the time especially the elevator. Share the lobby with the five guys so can use the elevator half the time during the day.

Although the property boasts a perfect location, ample space, and fantastic views, our stay was marred by numerous issues that made it quite challenging. Despite reaching out to The Smartflats Team via telephone and WhatsApp, none of the issues were addressed during our stay.
1. The internet connection was non-functional throughout our three-night stay.
2. We requested a change to our door access code due to security concerns, as our neighbors had the same code, compromising our safety and privacy. Additionally, the neighboring guests inadvertently entered our property.
3. A foul odor emanated from the shower.
4. The TV remote control was missing.
5. Essential bathroom amenities such as shower and hand wash utensils were depleted.
6. Numerous stains were present around many door knobs and light switches.
7. Kitchen cupboard and fridge doors exhibited a sticky residue.
8. The building entrance and elevator were significantly dirty and emitted unpleasant odors.
8. The doorknob to the sleeping room was broken.
9. Both the balcony door and the window in the sleeping room were dysfunctional and did not close properly.
Had they addressed at least some of these issues, I would highly recommend the property due to its fantastic view and proximity to the central train station.

No heating . Floor warped terrible. No remote control. No communication to change late at night from the hotel. No light in bathroom light missing from ceiling
- led me on that someone would contact too late at night to change hotels -3 outside freezing night. Money not refunded.

Great central location but couple of issues - lights in bathroom didn't work, there was a massive ridge in the middle of the floor (trip hazard) & the fridge was not working - in fact it was running very hot & there was a burning smell in the unit (plastic was warping inside fridge around light) - a clear fire risk. When informed Smartflats simply thanked us for the info & made no attempt. to remedy or compensate. Poor service as we rented the apartment to prepare our own food & were limited.

Filthy, greasy on the floors, which stuck underneath our shoes . Rats on the balconny and even one inside the apt.. Dishwaser was out of order. The equipment for dishes was lacking. Dusty and badly cleaned on arrival.
No one from the staff called back, when we contacted them.
Bed bugs , we were severely bitten all over .
Overall a disgrace and far away from what one should expect of a 4 star hotel.

The entrance area is dreadful and the lift was used by the restaurant and smelled of old food and was very dirty. The apartment was lovely and spacious but poorly maintained. The dishwasher was out of order, the shower head leaked badly, the kitchen tap was loose, external doors weren’t able to be opened or in one case the handle was so loose we weren’t game to use it. External doors onto the balcony could be opened from the outside and we weren’t able to lock them so security was poor.

Even i didn't get access key to enter room, no front desk and even customer support didn't know what is correct access code. And ask me try several way and failed. So I ask to cancel my booking but didn't confim it and no reponse so far. It is total disaster and I am waiting their refund, hope I can get it asap.

Sitting on the sofa it is absolutely apparent that neither the cushion, nor the sofa covers have been washed in months. In fact it stinks of sweat! Poor show. Elevator does not work. this should be told ahead of any check in…. We would have refused to walk 6 sets of stairs with luggage.
The view and size will not cut it in terms of rating it a good experience. Shabby, neglected, dirty and uncaring is how we view it.

**Beware of this property** This is a 2 star place at best. A quick rundown of the issues: elevator broken, had to walk up 4 flights of stairs with luggage—and the stairways are filthy and smelly; window to the master bedroom wouldn’t close, and there is heavy traffic and construction at all hours; the water heater was malfunctioning and we personally had to fix it at the tail end of our stay; there were hardly any dishes and the dishwasher had no racks inside, so everything was hand washed; the furniture in the room had been heavily used and was in poor shape.
There was also a lack of communication from the property manager, who only communicated via emails—most of which never arrived. We were in the airport still trying to figure out how to get inside the apartment even after being told “everything will be fine” from Travelocity.
If you end up booking room 401 and you read this review, Godspeed to you. This apartment was the black eye of an otherwise great trip to Antwerp.

Huge apartment on a super spot. Fine beds and bathroom but shower sometimes going to cold. TV and tablet not working. Fine kitchen but with few silverware and an extra pan would have been welcome. Apartment also has as a storage place for the cleaning ladies in the hallway which is not very comfortable since they sometimes have to come in during the stay.

Outdated apartment, did not look like the pictures. Lot of maintenance issues and the apartment was not clean at all. After complaining with the Smart apartments the only reply I Got was: hope to see you again soon. That is not going to happen and I really do NOT recommend.

Pictures from site don't reflect the reality, as the flats layouts and decoration are completely different from one to another.
We have been waken up at 6:15, 6 days a week with noise from building site in front of the flat, until 17:00. I rose the issue to Smartflat who change the flat with another one 1 week later.
Heating system had got issues, no hair dryer (supplied later), no baby seat, no dark curtains, not enough dishes and kitchenware.
The sofa, chairs and furnitures are dull and worn, not comfortable.
The main gate had got issue and we couldn't come in for 30min, waiting outside in the cold.
I asked Smartflat to get an invoice and they told me to contact Expedia...

The pros:
- The size of the apartment, the windows.
- The proximity to the train station
- Apartment heats very quickly
- Kitchen hob was electric conduction and worked well.
- The key collection was simple.
The cons:
- The lift - it seems to be shared with Five Guys, the stench was horrendous
- The amenities for the kitchen - cheap Ikea items, mismatched wine glasses, a poor array of knives for cooking.
- Furnishing that have been worn out with use and dirty.
- A shower that lacks a decent flow
- Building site opposite with flood lights shining in day and night
- Curtains that do not meet and leave substantial gaps.
- Noise from sirens, window glazing and seals were poor.
- The bed was ridiculously soft.
- Check in was fiddly, no light externally to see what numbers youre pressing in the dark. The lift buttons are slow and entering passcodes failed a few times.
Overall, I was unimpressed. It could be an amazing space and for the price, I would have expected a lot better.

It is not in the condition that they lead you to believe. The entire apartment needs gutting and re-doing. The kitchen was poorly equipped. The bathroom drains smell. We were not provided with the correct number of towels and lamps did not work. Communication with Smartflats was poor.
The apartments are above Five Guys and they use the lift to transport the fat and rubbish throughout the day. The smell is revolting and this filters into the apartments. We also found puddles of fat on the floor of the lifts on occasions. The fire doors were always left open whenever we left and arrived at the property.
Sadly I cannot recommend this apartment.

Perfect location, right next to Central Station and 20 min walk to all major attractions...everything was perfect, very spacious!!! Large apartment with great view...management communicated check in superbly, we had a little trouble finding it.,. It is directly above Five Guys..

It all looked great on paper: large apartment, plenty of light, close to the station. And all of that was correct.
However, there was a list of problems that spoiled our stay:
- dirty, smelly entrance hall and elevator (the burger chain next door moves their rubbish through the lift at night and doesn’t clean up after themselves)
- huge construction project starts the day noisily at 7am until 6pm
- extractor fans on roof of adjacent building turn on noisily at midnight (right through the wall of the bedroom)
- WiFi did not work at all until day 4 (of 5), and only then in the kitchen (the problem was reported the evening we checked in)
- no bedside light on one side of the bed and no light switch accessible from that side of the room
- a single pillow each the thickness of a cheap Belgian waffle (want an extra? That’ll be €10, please)
The flat is rather tired looking. At least they provided a mousetrap and earplugs.
Do yourself a favour - spend a little more and stay elsewhere.

However property is located across the road from the Antwerp Tower construction site so very noisy and dusty from early in the morning. In addition construction work on the road outside added to the noise. There was no warning from the property or Expedia about this disruption. TV had a dreadful blizzard like picture; lighting for reading in the evening was non existent; Impossible to close dishwasher door so unable to use; Central Heating was on full blast on our arrival and we were unable to get the thermostat to operate. Most disappointing aspect was the inaction by the property managers who did NOT respond to our issues. Would not recommend.

I told them that wouldnt work for me and had to have internet to get my job done and they said I should be able to connect to another one of the citys remote hot spots.Again, didnt work.Simply put, Smartflats doesnt really get the concept of customer service.The flat was in a great location though. You need to understand its going to be a bit noisy because youre in the city, but it was a nice place to stay overall, and if the internet (and response) wasnt such a disaster, Id recommend it to others.

Michael and the CoCo-Mat supplied us with the best hotel experience we've had in 8 yrs living in Europe! We got the large room with 2 king beds, and could not be happier with it. A very short walk from the train station and situated in the heart of restaurants and shopping in the newer section of Antwerp. The zoo is a 2 minute walk away! Old-town Antwerp is a 20 min walk, through the large shopping plaza area, surrounded by beautiful architecture. Movie theater next door!
The room was huge! Two good size bedrooms with extremely comfortable beds (also sold on the ground floor, which doubles as the lobby and a bed shop), a full bathroom, and a half bath with toilet and sink were all clean/comfortable/tastefully decorated. The icing on this cake though, is the living room area, which is probably 4x the size of any hotel apartment we've stayed in. A full size couch with cable tv, lounging furniture, and a full size kitchen with oven and fridge, and a giant dining table with chairs! You literally could not ask for a better furnished room in Antwerp.
The view was outstanding with the old Opera on one side, and the main walkplatz all around below, with picturesque buildings everywhere!
The manager Michael, was extremely helpful and friendly, and really ensured our stay was perfect. He went above/beyond with excellent customer service. Thank you! We will definitely be back to the surprising city of Antwerp and definitely to the Coco-Mat!

We wanted to share our thoughts on some Missing items at the coco mat.Cons:1- 4 major lighting fixture NOT working: living room (2) / kitchen (1)/ kids entryway (1)-its very dark and very unpleasant for family time since most of the day we are out exploring!2- convection oven NOT operational. Cannot heat food.3- missing basic microwave 4- kitchen faucet broken! 5- lighting circuit causes outage and lighting in main space to flickers- 4 major lighting fixture broken!6- blind hanger broken in living room7- No sun block shades. Light in morning is penetrating unit. Those issues should have been addressed as basic accommodation Items. Especially for the rate charged and being a 4 star accommodation establishment. We obviously communicated that to them and offered NO substantial remedy or monetary compensation.Friendly tip: get there before 6 PM because no one will be there to hand you the room keys. We had to re-book a hotel across the street since NO ONE was there to accommodate us on a cold windy night. The Co-Co Mat is centrally located, tastefully furnished and very comfortable. The only downside is we were there during an unusually warm stretch of weather and no air conditioning. We opened windows to sleep (several floors up) but the street noise made it difficult.

Also sent an email (responded on a thread they initiated earlier that day re: check in time). Stranded in the town for 2 hrs with family (kids) looking for another hotel as I couldnt get hold of them and the doors were closed.I fell for the high rating of this place in Expedia and decided to give this place a try...lesson leamred and from now on, only reputable chain hotels.
