They put us in the part of the hotel that is across the bridge, so if you’re in the main building, this may not apply to you. The room was big and clean. But it was so noisy! You could hear and feel every time the ship below opened and closed the door. You could also hear every conversation held by people walking by. The parking lot is right there, so late at night you could hear cars with loud radios. And, we were lucky enough to be there on trash day, so we were woken up at 6 am by the loud and idling garbage truck.
I would imagine that you can avoid all of these problems if you are in the main part of the inn.

Really nice place…. Perfect location… all staff excellent…. Love how walkable things were… lots of options. Only minus I can give was the “noise” of the blower on the room air conditioner… which really wasn’t horrible

This hotel was very expensive. The on-line description of hotel was nothing like we got. The main hotel was over a very nice water view restaurant. Our rooms were over shops ( a 3 floor walk up). In an attic like setting. Although clean and functional I never expected a room like this. The views were of the roof and it was noisy due to the shops below. Beware when booking this hotel

We got there very late the first night so really didnt get to experience much that night. There is no real front desk at this facility but the keys were left as stated and we had no problem getting into the room. The first night we were in the the Wharfside building but its rights across a footbridge. The rooms have coffee machines but they also have a carafe at a hallway station with both regular and decaf as well as an electric kettle. Their actual breakfast in the main building doesnt start till 8:15 but the coffee carafes were there by around 7am. Room was fine.
The next two nights we were at the main Boathouse building. The rooms were definitely "fancier". Nice sized shower too. The building also has a nice rooftop deck with a nice view of the marina. Continental breafast was good. We never actually ate at their restaurant but the building is in town and everything is walkable. We loved the included bike "rentals". you have to pick them up at the kennebunkport Inn, but its a very short walk. The pool is also offsite but looked fine.

The front desk hours were weird. Their wasn’t anyone there after 4pm which was strange. The person there on Friday/Saturday was very Friendly.

Hotel room beautiful and very clean. In the heart of town walking distance from all the shops and restaurants. Beaches about a 10 min drive from location. Staff was hard to contact and find. There is no one on service after 6pm. Contact best way via text.

The hotel was beautiful. It was a perfect location. Beautiful shops in restaurant went off-season but still there were quite a few places opened. Only disappointment was should’ve been a full sitdown breakfast not continental with minimal breakfast.

Valet greeted us and moved a car for us to park for our two night stay.
Romeo made sure to let us know when he would be there to check us in.
Elevator was a plus with luggage and the restaurant was able to accommodate large parties for guests, even though they were super busy for the Thanksgiving, Black Friday weekend.
Even a personal greeting, welcome home, after shopping at the many wonderful shops.
Continental breakfast was a plus.

The website said they had an elevator. I had 2 rooms and we got put in the VERY old building. My sisters could not carry their suitcases up the two flights of very steep stairs. The hotel did not smell clean. Booking process was very misleading. WE DID NOT STAY THE NIGHT in your hotel. I drove in to Portland and stayed somewhere else.

This place is very old, uncomfortable beds. Bad lighting in the room. No elevator so you hear the thump and bumps of every suitcase going up or down the steep narrow stairs. Very limited parking and hard to maneuver that lot.

The Boathouse Hotel sits in a perfect location in Kennebunkport, Maine. It's steps away from great food and shopping and is a wonderful starting point for a walk along Ocean Avenue. The staff was very helpful and friendly, and parking was great. Now the disappointing part. We stayed two nights in a Wharf House Queen room (in a building not connected to the main hotel). The room was VERY small and certainly did not look like the picture on Orbitz. The pictures show that there is room for two chairs by the bed - there was just enough room for one chair in the room. The closet door, which was off the track, was barely accessible due to it's unbelievable proximity to the night stand next to the bed - we could not get the door open. Wall paper was peeling, the ceiling was cracked along with water stains on the ceiling. I have seen better rooms on the outskirts of Albuquerque. The "continental breakfast" in the main hotel building was sub-par for the price they charge to stay at the hotel. I have had a better "continental breakfast" at the Best Western in Beaverton, OR. Not sure what the rooms are like in the main hotel building but staying in the annex building is not worth the price. We saw the Yachtsman Hotel just down the road and we will definitely stay there next time.

Great view, nice accommodations, didn’t love that no one’s staffed at the front desk but it did go smoothly despite that. Would happily return as it’s very modern, clean, great views and location and decently priced for the area.
