It was labeled a luxury apartment but it was a bit dilapidated. The wood flooring would come up when you walked on it. The location was good though. Close to where we wanted to visit.

This place looks nothing like the photos! It's dirty and you can find mold inside the fridge and the bathroom curtains. We were highly disappointed.

Traveling to Europe with a party of 9 can be challenging, especially when it comes to accomodations. When we found a place that had enough beds for all 9 of us in Venice we booked. We were expecting a medium sized apartment like we had in Rome and Florence, that while a bit tight they worked wonderfully. When we opened the door to Riva Palace we were shocked! The size of the apartment was HUGE!!! Extremely tall ceilings, huge bedrooms, American sized beds (beds in Europe I have found to be smaller than what we have in hotels here). The ceilings had amazing drawings. The windows in the farthest room had balconys with a canal underneath so great pictures. The 2 bathrooms were big. The apartment was clean, had towels out for everyone plus extra if needed. Extra bedding for the pull out couch which we used (was surprisingly really comfortable). The kitchen was well enough stocked with the basics (we didn't really use it). The location was perfect as it was near the #1 boat and super easy to get around as well as close to one of the main bridges. It was near to the hustle and bustle, but also in a very quiet area that gave the feeling of being in a "neighborhood".
We would highly recommend this location to anyone, especially if you are a big group. We would definitely stay here again!

This was a bit of a bait-and-switch, with very nice, canal-side apartment pictures being used, glossing over the units that are up three flights of stairs, with no balcony, and your view of the canal is achieved by hanging over a window ledge. Our internet only worked in the kitchen, which was frustrating. It was fine, but not what we were expecting.

We loved staying here. The doors opening onto the canal were a real treat. I saw reviews complaining about the smell, but we had no issues whatsoever. You are staying on the canal - of course it will smell like water! If you follow the directions you are given to the property, you will not get lost (do not use Google maps, just use the directions you are given). We would recommend this property 100 times over. We genuinely loved it!

I would have given 5 stars if the property manager didn't call me a couple of times after we checked out. She said our luggages were still in the apartment while in fact we were already in Florence. apartment

The rooms and bed were okay. The bathroom was not great, the shower does not close so the floor was always wet. Location was excellent.

The property is in a good location close to city centre. Direction provided were straight forward so we got there with ease. There are shops Nd restaurants within 2min walk. However, it smelt of fish from the previous guests cooking and it was a little cold si we had to keep our jumpes on. The smell made us doubt its cleanliness. Also the floors are old and uneven and pause a trip hazard.

The view is everything! The fact that the apartment was spacious and air conditioned well was a bonus! The kitchen was ideal and the refrigerator was perfect because the Coop market is down the walkway. Close to everything, famous fish market, Rialto bridge, grand canal, etc.

The apartment was amazing at one end it opened up onto a canal, where you could just sit and watch the water traffic like gondolas and other boats pass by. There were restaurants and cafes close by, and public transport was only a short walk away. We loved it and would recommend this property to anyone holidaying in Venice.

A little tricky to find, luckily I bought the SIM card so I can use GPS. They give you instructions/directions before you come with pics. Might work for you. We enjoyed ourselves. My only problem (which is out of their control) is the smell of the water. Great property, cool view

Huge apartment right at the center, self check-in and out with pin, luggage storage also very convenient, 1 min walk to supermarket, Gondola stop, 2 min walk to water bus, 5 min walk to Rialto Bridge or the central market. Wifi connection was stable, overall condition was average but clean.

This is a lovely, spacious apartment in a great Venice neighborhood with good security and a cool automatic door that opens right on a canal. I really wish I could give a great review, however, the apartment was infested with flies. They were small, slow, dark brown flies (drain flies?) and easy to kill, but we shouldn't have had to encounter this problem. We contacted the number provided via text and were told in a responding text that maintenance wasn't open until the next morning and that we should call them. We instead sent an e-mail instead to the maintenance mailbox that was provided on our paperwork since we didn't have phone service, only wifi, and there was zero response! So we shared the apartment with the flies for 3 nights. We swatted and killed as many as we could, but still there were more. They were drawn to light, so you could not use your phone with the lights off or they would dive bomb the phone - GROSS! We never even had the windows open and could see previously squished bodies on the walls. It is unacceptable to rent an apartment with this problem and even more so to ignore guests' complaints!

Unfortunately... something needs to be done about where people have to go to check in as it is far from accommodation and in another direction. A 10 minute walk from santa lucia station and with luggage it's ridiculous. Then euro 100 on vaperetto to get there and a water taxi 1 goes to san silvesto.
1. Get offices at train station or accom places
2. Do not suggest the most expensive form of transport just cz u receive a commission from vaperetto .... have standards and suggest the one easily available!
Over all the place is perfect ...beautiful...stunning. all amenities. Newly done. Restaurant nearby just lovely. Easily accessible by regular taxis at 7.50 euro pp etc. You can buy your pass online too.
