We loved our stay in San Maurizio Luxury suites - it was a massive room and very high quality spec - in a fab location less than a 10min walk to St Marks Square. The breakfast brought to the room was an extra nice touch. Plus the staff very friendly and helpful, and even collected us from the boat dock at the end of the street when we first arrived! Highly recommend.

This bed and breakfast is in a great location, close to everything, yet quiet. The room had all the necessities, and was very clean. The staff is helpful and attentive, and the breakfast exceeded our expectations. It would be nice if the room had some storage space to unpack suitcase, but it worked out without.

The room was very clean and looked exactly like the pictures. It's more like a B&B than a hotel, as it's basically a Venetian flat that's been split into rooms - there's no reception but the owners organised for someone to meet us at the property. The breakfast is delivered to your room each morning and is very substantial. The area is quiet but an easy walk to all the main areas.
An issue that can easily be fixed - there is no storage whatsoever, which is a huge miss when the room is so large! There was a thing coming down from the ceiling to hang clothes but that was out in the open and looked a bit stupid. A small wardrobe could easily fit in the corner of the room, or change the sidetables to ones with drawers, or add a dressing table. We had to live out of our suitcase/bag, which made the room quite messy.
The worst issue we had was that air conditioning didn't go lower than 20 degrees and it was very warm in the room - the screen said the indoor temperature was 24.5 degrees and it only went down to 23! (we travelled when it was over 30 degrees outside) I told the owner about this and asked if they had a fan we could use, the response was no and that the air conditioning had always been enough. I was so disappointed in this, if a customer tells you of an issue, it should be taken seriously. We struggled to sleep because it was so warm and I expected better service than this for how much we paid for this property! For this reason, I wouldn't stay here again.

It is more like a BnB than a hotel, nice breakfast delivered to the room in the morning. The room was clean and spacious. The shower is behind the bed, which we liked because it was quirky and different (but may be awkward if you prefer privacy in the shower).

Service is exceptional. Thanks to David came to meet us at the water bus station which saved so much time to navigate through the complex streets of Venice. He was so helpful with our questions and provide additional information of attractions and dinning. Breakfast was outstanding. Location is very close to main attractions and at the same time very quiet. I would stay here next time again for sure.

Great stay! Rooms are as advertised, size, decor and AC. But the bed was two beds pushed together. Breakfast was delivered to the room every morning and was quite large. Very walkable to Saint Marks Square.

The property was extremely close to all major squares and landmarks that Venice has to offer. But it also had small quiet alley ways which was perfect to get away from the hustle and bustle. We got engaged just next to the apartments near the canal. Beautiful dock at the end of alley and amazing service by everyone we met at the apartments. Will definitely be returning in the future. Thank you for an unforgettable weekend!

Great hotel, the lady that runs it was fantastic - nothing was too much for her. Great location for all the sights - water taxi just 30 seconds away on the canal. Breakfast a complete bonus as well, better than expected and delivered to your room each morning. The room was styled really well and a good size for Venice.

Check in was extremely easy. We arrived to the hotel which was about a 5 minute walk from the nearest water bus station. Very convenient if you pack heavy. Host was extremely attentive, great breakfast provided every morning. Room was very spacious and clean. Accommodated for an early checkin. Really enjoyed our stay and would highly recommend.

Great stay in a deluxe room. Bed really comfy and the area is quiet. No view from the room but it wasn’t important as we were out all day and most of the evening! Continental breakfast served in our room each morning with a great selection of foods to set us up for a day of exploring or foot. Mosquito repellant plug- in noticed beside the safe in the cupboard and wish we had used it. Wee Mossi had a feed on our last night and died when it was caught in the morning. Beware of the pickpockets in Venice. Take note I was a victim on the first night having my phone stolen from my bag. Otherwise it was a great city break.

Really nice rooms. Everything is new and fresh. Staff was extremely polite, flexible and helpful. Location is great. Near to Venice's 5th avenue (of course that doesn't exist, but you will find Louis Vuitton, Dior, DG, Ferragamo, and the best restaurants in the city nearby). It is a few minutes away from Piazza San Marco, or Rialto bridge, and there are plenty of Vaporeto (water bus) nearby.
It is of course not the easiest place to get in if you are caring large bags. Actually, nothing that is not nearby the train station (Santa Lucia) will be. However, I would choose this place over and over again. Get a Vaporeto to Santa Maria del Giglio station and then walk 2 blocks. That is it.
Breakfast was a really high point. Served in the room every morning, with high quality ingredients and plenty of options: Yogurt, cereal, croissant, fresh milk, variety of fruit jams, nutella, eggs, capuccino, coffee, toats, ham, cheese, etc.
There is no reception tough. You will have someone waiting for you when you arrive, like an AirBnB, will get the "keys" and then you come and go as you wish. They will clean the room every day, but there is no room service (it is not a traditional hotel).
I would recommend it all day long.

BEWARE!!!
Unacceptable Hotel Experience
I recently stayed at this hotel and unfortunately, I had a very disappointing experience. I was extremely upset to find that my room had been left unlocked with the key in the door, which is a serious security risk. THE KEY IS THE MASTER KEY AND THE MANAGER HAS YET TO ASK FOR IT BACK! Additionally, I had placed the "Do Not Disturb" sign on the door of my second room, yet the cleaning staff still entered the room without my permission. I left my recording on and she entered on several occasions rummaging through my belongings.
I attempted to reach out to the manager to address these concerns, but I have not received a response as far as your acknowledgment toward this unfortunate mistake. As a paying guest, I expect a certain level of service and accountability from your hotel. I wanted my money back to stay in a safer hotel! The fact that my safety and privacy were compromised is unacceptable and has left me feeling extremely frustrated and disappointed. IF YOUR PRIVACY AND SAFETY IS OF CONCERN STAY ELSEWHERE! The pictures may look nice but don’t let these nice pictures fool you!

The king size mattress was too soft. After 2 nights I had to sleep on a sofa. I was at the point, that I couldn't walk. Everything else was great. This cannot be the 1st time!! The mattress should be replaced!!

Highly recommended! Beautiful room, great location, bed was very comfortable. The bathroom is gorgeous with floor-to-ceiling marble, the shower is awesome with a rain shower head (the shower is in the main room with no privacy so keep that in mind of you have kids). The included breakfast was delicious and very generous, including a warm hard-boiled egg, croissant, cereal, milk, yogurt, bread and toast, jams, Nutella, orange juice, coffee and more. We toured all over Italy and this was the nicest place we stayed. You'll love it.
