We stayed at The Waves recently and unfortunately had a mixed experience. While the hotel is relatively new (3 years old), it already shows signs of needing significant maintenance. Several issues detracted from our stay: missing amenities in the room (chairs, pool towels, bathmat, hand towels); a lack of cleanliness in the bathroom (dirty sink and faucet); and malfunctioning elevators. The pool area also showed signs of neglect, with broken sun loungers and a hanging, broken light fixture over the pool/balcony of our room. The hotel's location is quite far from the city center, making it inconvenient to walk, and the access road is difficult to navigate by car. Furthermore, services were limited during the off-season. Overall, while the hotel has potential, significant improvements are needed in cleanliness, maintenance, and amenities to justify the price.

I wouldn't stay here again. The room was nice overall and it was nice having a kitchen and a private pool! The staff was lovely. However, the cleaning of the shared pools wasn't the greatest and the water wasn't clear. The room could have been cleaner too, but I guess it was acceptable. I didn't feel safe in the area as it was right next to the "slum" and the staff told me it wasn't safe to walk around in the evening. I only met friendly locals, but next time I would stay right at the beach or at least on the main road near the ADO bus station. It is much nicer.

Half the facility were out of order. The taps leaked and room was very mouldy. Walls and linens were dirty.Pools were lovely. Gym was great. The grounds were very beautiful. The staff was young and not helpful.

The property was beautiful but appeared neglected. Many of the balcony pools were green. There was a small cement trench circling the garden - the water was also green. Chair on our balcony was rotting and had metal sticking through. Bathroom sink and faucet had a sticky substance I had to wash off before we could use. Kitchen faucet as well. Kitchen counter sticky and cloth came away black. One hand towel and two bath towels, no face cloth. We bought dish soap so we could clean the area. No dining options nearby and taxis very expensive. We are happy to walk generally but it wasn’t really an area it was safe to walk in the dark. We checked out 3 nights early.

We don’t even bother checking in. The facility was run down, dirty, smelly, the pictures were inaccurate, pools were dirty, bar was closed permanently let alone the swim up bar advertised. There were barking dogs everywhere and the restaurant was only opened occasionally and with a limited menu. This is not at ALL what was advertised and we were certainly not going to stay somewhere that we felt unsafe and dirty.

I am writing to address the issues my husband and I encountered during our recent two-week stay at a property we booked for a vacation. The property did not meet our expectations as it lacked several promised amenities, appeared to be under renovation, and some areas seemed to be in disrepair. We did not receive the promised daily breakfast, the restaurant area appeared condemned, and the spa was under some renovations. Our initial room had a strong, unpleasant odor, and the second room we were given had issues with cleanliness. Several advertised amenities were not accessible, and we had internet connectivity issues. Attempts to request a refund and relocate were challenging due to unreliable internet and service in the area. In addition, the directions to the property were inadequate, and the route to the location was disconcerting, particularly after dark. In summary, our experience fell well short of expectations, and we hope these concerns can be addressed. I would like for Expedia to reach out to me by my email or phone number on file. Thank you.

My first time staying was ok, this second time around not so good.
I booked a room and my cousin booked a penthouse room. Check in was late an hr or so, that was fine. My cousin got to her room 2 hrs later and the AC leaked. We just wanted towels for the leak but they insisted she change rooms.
She wanted the same style room instead she was given a different style with no view.
She also found a dirty pad in the shower.
She asked what could be done and they said a free day but never actually gave her the free day voucher

Great place and very spacious, a bit isolated but it’s progressing, mandatory to take a taxi or any type of transportation at the front of the property at night

Do not book with this place any positive reviews were wrong it was dangerous and super dirty and they did not refund the money for a stay that was booked for 4 days after the first night I had a just very spooky feeling about the place it had potential to be a great spot but the rooms and pools were super dirty broken elevator since April and I just had a feeling of uneasiness it’s hard to explain I did not feel safe what so ever my gf felt the same do not stay here!

The room was perfect and super clean. The amenities are lacking though and during my stay we meet a few people that thought the same. There is a pool bar just no staff working it and at the time we were there at least 15 people were at the pool. They are missing revenue by not proving this service they have promoted. The cenote is not to swim in just to see it but the light was not functioning the day went. We walked to the restaurant to order food and drinks to take to the pool area waited 10 minutes and an employee called the chef he never showed up. So overall they need to work on the amenities other than that the room was amazing.

Dirty sheets, dirty floors, dirty jacuzzi, etc. The staff was young and oblivious to what the patrons/rooms needs were. We had to ask for clean sheets, toilet paper, and room service, and they seemed bothered when asked. FYI, this hotel is built in the middle of the Tulum slums displacing the already struggling population. 0/10 stars would NOT Recommend!

Very cute property that’s out the way but also has things right within reach. The staff were so nice and accommodating. I LOVED my room. It also very quiet and relaxing for the most part. I traveled solo and still very safe

DID NOT STAY! Upon reading the other reviews my boyfriend and I decided to cancel our stay at the resort as there seemed to be way more negative reviews than positive. I can not review the property as we never stayed there. However, we did qualify for a refund Expedia tried numerous times to get ahold of the resort and could not. Staff would not return their or our calls/emails, eventually, Expedia just closed the case and we didn't get any sort of refund we qualified for. Just pick somewhere else and don't even try.

The pictures you see online of this hotel are blatant false advertising. My hotel room had at least 3 flies inside once I had arrived, and the walls were quite dirty in some spots, particularly right behind the bed. The location of the hotel also appears to be directly behind a slum in a rough part of Tulum, and I frankly did not feel too comfortable going out around town or even coming off of the hotel grounds. The restaurant on the hotel grounds was no better at all, with at least 8-10 flies roaming around when I got inside, most of which originated from the vacant kitchen, where nobody was working. I do not recommend this hotel in any way whatsoever. Go to the Hilton Garden Inn at the Cancun airport instead. You'll actually get your money's worth staying there.

It's was just a few things did need adjusting the sheets was not clean both nights i had to go to the front desk about the bedding .Towels was dirty but that was ok because i had my own. Staff was very nice and helping with a few more months of hard work and construction that will definitely be a 10/10.And i will be back for the new improved hotel. And the restaurant food was great.

Expedia falsely advertised the Waves Hotel in Tulum as a clean and safe environment. I booked a 10-day stay for my parents as a gift ($3790 CAD), but the reality was appalling. The hotel was filthy, unsanitized, and had strangers knocking on their door claiming to clean the room at 10 PM. It looked nothing like the advertised photos (see attached). My parents had to endure one awful night there before I moved them to the Hilton in Cancun the next morning when they felt safe to costing an additional $3,400 CAD.
Despite contacting Expedia for a refund and highlighting suspicious patterns in the Waves Hotel reviews, they refused to issue a refund. It appears that whenever a negative review is posted, a positive review from a guest named Ingrid or Jenna follows, deceptively rating the hotel as "Excellent."
This is fraudulent and unacceptable. Expedia should be held responsible for allowing businesses to misrepresent their services and charging users for false claims of "excellent" stays. Customers should not have to pay nearly double to correct these fraudulent advertisements. I strongly advise against booking through Expedia due to their deceptive practices and lack of customer support.

I am an avid traveler and travel reviewer. I have NEVER in my LIFE been so appaled by the conditions and customer service of a hotel/resort. The Waves Tulum is completely dilapidated. The pools were so filthy the water was sludge green and looked thick. Broken equipment. The walls in my room were so dirty, it looked like a cheap motel that went out of business. THERE IS ALMOST NO STAFF. It advertises a swim up bar and spa, YET IT IS MANNED BY NOBODY. The swim up bar utensils and pots and grills were so unused it had dust on it, like it set in an attic..... The female manager at the front desk was one of the most rude and disrespectful person I ever met. And MY ROOM WAS BROKEN INTO OVER NIGHT. IT WAS AN INSIDE JOB. The cenote they advertise is also A DANGER TO ANY HUMAN. THIS PLACE IS NOT SAFE! The fact that it is only 2 yrs old blows my mind. Look at the most recent reviews before making your decision. the water and electric stopped working each day i was there. the air conditioning dose not work. they dont have wash rags and the towels and sheets were stained.. it was just a bad experience as far as hotels are concerned

Hotel itself was fine but the food in the restaurant was inedible, there was no bar and the area was extremely unsafe and inconvenient. We left 2 days early because of how bad it was and we were not reimbursed for the days we didn’t stay. The only good thing about this hotel was the cats they had

Stolen Property orchestrated by staff members When the rooms were empty. Was able to unlock in the rooms and safe for about three Units that I know of. No cameras and police aren’t able to do anything. Pools were dirty, and television screens are faded in picture. DO NOT STAY HERE.

This place is nothing like the photos listed. The area around the property is trashy and dirty. It felt very unsafe with limited people. The person that was taking us to our room, wasn’t even familiar with the property and had to call for help. The room had an old odor, like no one had entered the room in months. The ac unit was leaking from the walll down onto the bed. The jacuzzi pool upstairs was dirty also. They moved us to another room. Which was not better. We ended up booking another hotel. We were there less than 2 hours. This place should not be listed as an option AT ALL. DO NOT BOOK THIS PLACE!!
