POOL REMODEL PLANS:
We will be transforming our pool into an amazing pool oasis. The remodel project will take place during parts of January/February 2025. If you are interesting in staying at our Villa during that time, please note the pool may not be available. Ask for discounted pricing during that period.

The Villa was completely remodeled and updated in 2022 and features 4 bedrooms, 3 bathrooms, 2 sun rooms, entertainment kitchen and massive 35x35 ft living room.
The Villa is perched atop the avocado grove hill in an absolute climate sweet spot: Far enough away from the ocean to escape the annoying marine layer (a layer of fog and clouds that covers beach towns much of the year), but close enough to enjoy the ocean breeze.
After a comprehensive 6-month remodel in 2022, the Hilltop Villa has been WOW-ing guests.
"Oh my gosh" are usually the first words as guests step from the front door right into the massive, all window, panoramic view, high ceiling living room.

ABOUT THE OWNERS:
We (Simon and Jodi) are not a vacation rental company or vacation rental managers. We own, love, and maintain this very special property and avocado farm and happily share it with you for your special moments.
LIVING ROOM
The living room is the center of the Hilltop Villa. Well over 1,000 sf, high ceilings, and expansive panoramic views turn every gathering into a memorable experience. The living room connects to the gourmet kitchen, billiard nook, two sun rooms and an outside entertainment area where you'll find even more expansive views. In the living room itself, you will find a formal dining table for eight, comfy couches and lounge chairs by the fire place.
GOURMET KITCHEN
The kitchen was designed to accommodate your favorite gathering of friends and family. The comfy bar stools around the center island and granite counter top flowing into the living room easily seat eight guests.
MASTER BEDROOM
The huge master bedroom comes with a king bed, ceiling fan, TV, huge master closet, and direct access to the 'tree house' sun room and outside relaxation/entertainment area. As soon as you step foot into the sun room, you'll feel like you are in a tree house. The master bed room connects directly to the master bathroom, which feels like your own personal spa.
BEDROOMS #2, #3, #4.
All 4 bedrooms are fully furnished and equipped with king beds, high-end mattresses (see picture description if you want to know which type and brand of mattress is in each bedroom), ceiling fans, and TVs.
Additional twin size memory foam mattresses (up to 4) are provided upon request to accommodate extra guests.
MASTER BATHROOM
The master bathroom features a walk in shower with double rainfall shower heads, bath tub, changing lights, electric fire place and big walk-in closet. You won't want to leave your own personal spa.
BATHROOM #2
This bathroom features a large walk in rainfall shower, modern double sink cabinets and direct access to the sun room.
BATHROOM # 3
This bathroom sports a designer shower and sink.
'TREE HOUSE' SUN ROOM
This sun room is connected to the master bedroom. As soon as you step into the sun room, you'll feel like you are in a tree house. Take a few more steps and you are on the artificial lawn with fresh avocados within reach (when in season).
ENTERTAINMENT SUN ROOM
This sunroom can be accessed from the kitchen or living room. It is protected only by mosquito nets, which allows the gentle but consistent breeze to come in and brighten your day. This sunroom includes a table for 8.
OUTSIDE ENTERTAINMENT/RELAXATION AREA
This area is right outside the living room. It features outside seating for 10 (or more), artificial gras, fire pit, heater, over-sized umbrella and access to the hot tub.
HOT TUB
The hot tub is always ready to be used. Unlike other places, you don't have to schedule your 'soak' and you don't have to pay extra to heat it. It's always hot and ready for you.
SWIMMING POOL (to be remodeled in Jan 2025)
This over-sized pool will feature a Baja shelf for lounging in the sun while in the pool and a unique built in round sitting area. The pool will be heated so it can be used during the off season. And of course your pool experience is enhanced by views of our avocado grove, vineyards and mountains.
AVOCADO GROVE
The Hilltop Villa is surrounded by a lush 5-acre avocado grove. We sell the avocados commercially (harvest time is usually in June) to help pay for the water bill (every tree needs about 300 gallons of water per day), but you are welcome to roam around the grove and pick avocados or citrus (we have white and pink grapefruit, tangelo and satsuma tangerines, kumquats, cara cara and navel oranges, pomegranates, cherimoyas, apples, passion fruit and Macademia nuts).
PETS
We allow certain pets but only after prior permission and usually for a reasonable extra fee.
GUEST HOUSE
There is a beautiful guest house on the property. The guest house doesn't intrude on the privacy of the Hilltop Villa, but you may run into other guests on the driveway. If you are looking to accommodate a larger group, you may also book the guest house (listed under "Penthouse Cottage" in addition to the Hilltop Villa).

Ocean & beaches and Camp Pendleton's main gate are only 18 miles away.
The newly opened Monserate Winery is only a 10 minute walk away.

LEGOLand is 32 miles away.

CLIMATE
The Hilltop Villa is far enough away from the ocean to escape the marine layer. The marine layer is acloud cover that covers the coastal region and obscures or entirely blocks the sun for days and weeks at a time (even during summer). Temperatures at the Hilltop Villa are warmer than at the ocean, but we get a pleasant ocean breeze that makes even the hottest of days enjoyable. Due to our location and elevation it cools down at night, which allows for a good night's rest. You can sleep with the windows open and listen to the soothing sounds of the night (including howling coyotes).

The regular check-in time is 4pm, the regular check-out time is 11am. However, if there are no guests coming or going on the same day we are happy to offer early check-in or late check-out.

This place was a wonderful escape for our family and friends. We ended up spending most of our time there. Outdoor space was so fun, house was comfortable, and we LOVED exploring the grounds. We ate avocado toast almost every morning and enjoyed some fresh squeezed orange juice! Simon was so responsive and helpful. Would highly recommend!

My husband and I gathered our adult children and their significant others for Christmas in this beautiful home. Family dinner, holiday gifts and games, and, most importantly, together time was easy and magic here. Simon was an engaged and hospitable host from the very beginning and until check-out. Our family thoroughly enjoyed this unique property. Why unique - it sits on a ridge with a great view and is surrounded by an avocado farm and an abundance of citrus trees. How wonderful it is to wake up in the morning, sit by the pool in the sunshine and enjoy fresh oranges picked from the nearby citrus trees. We were in town for a family wedding and this was the perfect spot for us. I fully recommend this home.

I can’t say enough good things about this space. The place is gorgeous in every way - inside and outside. We all loved it. The Host, Simon, is stellar with his caring communication. The space has such a good vibe. The whole stay was a dream!

This place was perfect for our group of 6 adults! Spacious and comfortable and room for more! We changed plans just to enjoy the beautiful swimming pool and backyard with family. The views are beautiful! We enjoyed delicious guacamole and fresh squeezed citrus juice from the fruits on the property. Simon was a wonderful host who checked in to make sure we had everything we needed. We all loved living the California experience here!

First, I want to be clear that this was a fantastic place which was fairly represented by the pictures. It's an older place and, as such, a bit quirky, but if you're looking for a place for a group of adults to forget the world I highly recommend.
That said, no place is perfect and the following might affect whether or not it's right for you.
First, and probably the only nitpick I have with the description, the place was absolutely not as private as described. Yes, the compound was private, but the guest house balcony looked straight into the main room of this place through a huge window with no treatments. This very much affects the "we are alone" vibes.
Second, the owner has chosen to lock the AC to 76 or higher. Every single guest mentioned their sleep being poor as a result of the heat. I suspect that 90% of the time this is a non issue. However, when the lows at 70 it just doesn't have the ability to cool.
Third, it might be worth the owner doing an amenity check. There was no soap in the bathroom only shampoo. We had to locate toilet paper in the garage. And despite the pool being a huge feature of the place there were no pool towels. We were instructed to use the house towels. Likewise rhe linens weren't quite big enough to not become unlodged in the middle of the night.
All the above said...it wouldn't have changed *our* decision but it might change yours
The owner was unbelievably responsive and quite helpful. This is rare.

Our family vacation was perfect thanks to Simon! What a great host, from the moment we booked to the very moment we ended our stay. He was very attentive to our questions and had great recommendations for local beaches and wineries. Thankful for his warm hospitality and being patient with all my questions and concerns. We had a 21 month old with us and 8 adults and we all enjoyed ourselves and the yummy fruit basket that was left behind for us by Simon. We booked both the hilltop villa and penthouse guesthouse and both were clean and filled with everything you need.
If you are booking a family vacation in the southern San Diego area, there isn't anything quite like this home. With amazing views, a beautiful poolside backyard, and plenty of space for a big group, you won't want to leave this lush oasis. :)

The house and property was amazing for our group. We loved sitting outside and enjoying the quietness of California. The kids loved the pool and hot tub everyday.
Simion was perfect with all communications and made the stay great.
Hopefully some day we will be back!

Overall stay was exactly what we expected. Very spacious home with enough rooms to accommodate our guests. Entry upon arrival was easy. The views were amazing all around. What a fabulous find this was, were visiting from Scotland for a Business trip. The Villa is nestled in the avocado, citrus grove up in the hills with the most amazing view, nice & tranquil, watching all the wildlife and the hummingbirds feeding on the drinker. Everything as described within the listing, the property was modern, clean, well appointed well stocked with some amenities such as soap, toilet paper etc.... Only the 2 of us staying and slept in the master bedroom, the bed was super comfy and I enjoyed watching the sun rise in the mornings through the groves. Simon & Jodi our hosts were very responsive from start to finish, nice little touches like the chocolates on the pillows and welcome pack. Check in & Out process was a breeze. We had an amazing stay and will definitely be back again.
