Set just a short stroll from the centre of picturesque Bourton-on-the-Water, one of the Cotswolds' most iconic villages, Kimkeri is a traditional Cotswold stone house with a wealth of charm and character. This is the perfect choice for those searching for a peaceful Cotswold escape with plenty of attractions within walking distance.
Once inside you'll find original quarry tiles lining the hall floor, which leads from the front door to the rear of the house, stained glass windows and exposed Cotswold stone walls and beams all adding to the appeal. On the ground floor there's a spacious living room and cosy snug, both with decorative fireplaces, and stretching the width of the house is a fabulous dining/family room, a sociable space with plenty of room for all. To one end is a light-filled dining space with a large dining table set beneath glass roof lights with doors that you can throw open to the patio and to the other a relaxing TV area. On the first floor are two beautiful bedrooms and a bathroom, and on the second floor, a spacious master bedroom with an ensuite bathroom.
After a busy day exploring, the enclosed, sunny rear garden is a beautiful and peaceful spot to relax with a G&T or two, as you listen to the bees busy in the lavender bushes, and perhaps rustle up a delicious feast on the barbecue. Through the garden gate at the end of the lawn, you'll find private parking for three cars, a real bonus in such a central and popular location.
Ground Floor
Kitchen:
This practical room is well-equipped with everything needed for a self-catering holiday. The electric range-style stove has five gas burners making meal preparation easy, there's a fridge with a small freezer box and an eye-level dishwasher. The large roof skylight and window to the side ensure there is plenty of natural light.
Dining Room/Family Room:
Stretching the width of Kimkeri this welcoming and sociable space includes a light-filled dining area, with a large wooden table which can seat all guests comfortably, set beneath a roof lantern, to the rear, double doors open out to the patio and garden. The other end is arranged as a TV area with a large, wall-mounted Smart TV and two vibrant yellow velour easy chairs with matching footstools for comfortable viewing. The storage cupboard built into the original fireplace contains a selection of board games and cards.
Snug:
This cosy room is filled with character including exposed Cotswold stone walls and a decorative cast iron fireplace with floral tile panels. The two-seater sofa adds a splash of colour and makes this a lovely spot to curl up with a coffee and a good book.
Toilet:
The useful ground floor toilet houses the washer/dryer along with a WC and hand basin.
Living Room:
Set at the front of the house, this elegant room features a decorative cast iron fireplace with floral tiles and a deep bay window to the front. The large Smart TV makes it a wonderful room to enjoy a movie night.

Bedroom One:
This beautiful bedroom looks over the rear of the house and boasts a gorgeous limed-oak, upholstered UK King-size/Continental Queen-size bed and is a peaceful and restful space decorated in shades of cream and beige. There are night tables with reading lamps on either side of the bed and a chest of drawers and built-in cupboards for storage, under the window is a pretty Victorian-style towel rail.
Bedroom Two:
Overlooking the front of the house, this lovely bedroom is a spacious and charming room. Furnished with an elegant rattan UK King-size/Continental Queen-size bed, bedside tables stand on either side, topped with reading lamps, a delicate metal hanging rail so you can properly unpack and a chest of drawers.
Bathroom / Shower Room:
The family bathroom has a bath with a shower over it, a toilet and a hand basin with a mirror above it. There's a storage cabinet for your toiletries.Second Floor

Bedroom Three:
Lying at the top of the house, the spacious master bedroom features a beautiful UK Super King-size/Continental King-size wooden sleigh bed, bedside tables with reading lamps and a built-in cupboard for storage. Windows line the wall facing the garden allowing lots of natural light to flood through.
Ensuite:
Completing the master bedroom is the ensuite bathroom with a step-in corner shower, toilet, and hand basin. There's ample storage for all your toiletries and the large roof velux brings in plenty of natural daylight.Outside
The rear garden of Kimkeri is a beautiful south-facing plot with a large, level lawn, perfect for garden games and picnics. It's fully enclosed with an old stone wall to one side bordered by a swathe of fragrant lavender bushes, whilst the other side is a well-established hedge. The large patio boasts a rattan outdoor dining set. Enjoy morning coffee here as the day begins, rustle up an alfresco feast on the Weber barbecue or relax with evening drinks on warm summer evenings. A path leads through a high gate into a small courtyard area, where the owner has a garden shed, and a second gate leads into the front garden. A beautiful pear tree flourishes here, in honour of an original pear tree that was once planted. Raised borders and gravel beds frame the footpath and front gate. There is parking for three cars in a private parking bay for Kimkeri at the rear of the garden.

We stayed for two weeks at Kimkeri and we don’t think we could have found a better situation for our needs. The location to Bourton on the Water and the bus line were ideal for mornings and evenings in the village, and a bus line for our many day trips. The home had three snugs which allowed us to spread out and have time alone as well as together. The backyard was where we spent most morning and evenings, enjoying the gardens, the apple tree, the birds. The beds were comfortable. The kitchen suited our needs. We would highly recommend Kimkeri to anyone. We loved coming home to Kimkeri after our days adventures. Thank you for the opportunity to stay here!

The property was not as described and had numerous faults. The freezer in the fridge was frozen over, their was mould above and in the shower, the shelf in the kitchen and above the floor in the living room was peeling, and there was a terrible smell in the kitchen. The ,location was excellent but this could do with a good deep clean and touching up peeling paint work

We stayed at Kimkeri for 6 nights. From there, we had access to Chipping Camden, Bibury, Stratford Upon Avon, Stonehenge, and more, within easy driving distance. The house sits a short walk away to a playground that our two boys (8, 5) absolutely adored, especially the zipline! Mousetrap Inn is a 1 minute walk (kids loved the Eton Mess!), Bakery on the Water is 3-5 minute walk (fabulous pastries, coffee and more), and several other restaurants that we truly enjoyed. Perhaps the best of them was the Old New Mill at the opposite end of town, easily worth the 10 minute walk especially if you can sit on the back patio on a blue sky day. Bourton’s “high street” is unquestionably charming, but best enjoyed before 9 am. During the day it’s overrun with day trippers hovering along the river and swelling the adjacent shops and restaurants— none of which we found to be “can’t miss” (save for the Corswold Bakery and a few ice cream spots). The house itself had 3 generously sized bedrooms, 3 bathrooms (2 showers), and a very functional first floor layout. We repeatedly struggled to figure out how to use the combo washer-dryer (hit or miss as to whether our clothes would come out dry), but perhaps that’s because Americans are so unfamiliar with the combo equipment. We did try everything! The patio door is sneaky hard to figure out how to lock. With a few handle jiggles and several full key turns it eventually latches, but it isn’t intuitive. Otherwise, no complaints whatsoever. We had a wonderful trip and would recommend Kimkeri without reservation to anyone wanting to enjoy Bourton and the best of the surrounding Cotswolds.

My family and I loved Kimkeri. It is a comfortable, lovely cottage. We loved the easy walk to restaurants, shopping, and of course the water and ducks. We’re sorry we couldn’t stay longer and enjoy more time in the backyard, especially.

What a perfect place, in a perfect location, in a gorgeous part of the Cotswolds! Kimkeri was a lovely cottage and so spacious! 3 really good size bedrooms, 3 sitting areas! There was only my husband and I, and our 2 year old but we would have easily had another 2 adults comfortably stay with us. Very comfortable beds and the kitchen was really well equipped. Bourton on the water was wonderful and it was less than. 5 mins walk from Kimkeri to the centre of Bourton. The bonus was the 3 parking spaces and playground at the end of the road! We would definitely stay here again when we’re back in the Cotswolds.

The house is extremely well equipped with high quality gadgets. Central location with parking. It is very spacious with ample room for 6 people, ideal for a longer stay.
Arrival and departure times could be improved by adding an hour each end to make it more comfortable. Email contact did not work but phone was answered immediately and issue resolved promptly. Would happily return.

Four generations of our family spent a week at this lovely house.
Communal areas on ground floor were ideal for family life. Two supersized televisions and large dining table provided great spots for the family to gather. Kitchen was extremely well fitted out.
All bedrooms had comfy beds and adequate storage.
Rear garden was large and had the weather been warmer would have been ideal area to relax in.
House is in an ideal spot to access the village.

The property was ideally located for access to the village which had plenty of places to eat and drink, as well as a small but well stocked supermarket. The property had an enclosed garden which is ideal for dogs. Nicely furnished with all the required amenities. Two bathrooms both had showers but no bath. Downstairs toilet very useful.

What a treat! We stayed with our two children and grandparents. Beds are huge and comfy. Plentiful blankets. Huge fluffy towels. Everything you could want in the kitchen. Thoughtful extras in condiments and toiletries.
Massive TV screen, big fridge... the owners are very generous and it makes the house feel like home from home.
Kids loved being so close to a good playground, we loved the garden furniture, church bells and easy walks onto the village and fields beyond. We also worked from home whilst grandparents looked after the kids and found WiFi speeds good with 2 of us working. Definitely a place we will return to.

Had a great week at the house. Lots of outdoor time. The garden was perfect for the dog. The Gardner came the week we were there but I think it’s needs more upkeep, looking a bit scruffy. The recycle bin was overflowing, as I presume it’s picked up on alternate weeks. The house was great for summer and easy to get into town.

Great location in Bouton-on-the-Water. Everything was within walking distance of shopping and great restaurants and bakeries. We were even able to walk to a few other Cotswolds villages via public footpaths. The house was clean, the beds were comfortable, and the location was superb. Overall, a very nice stay.

Customer Service was very responsive.
Some lovely touches and extras in the house but some basics missing (Dishcloth, Washing up bowl, Cheese Grater, Measuring Jug, bin bags) which one would expect for the price. Assured these will be replaced via a text by return so I have no doubt that they will.

Brilliant location in central Bourton on the Water so easy 5 minute walks to good restaurants and local shops. We holidayed as a family in late November and had a great time even if the weather was sometimes inclement, in the summer it would be fabulous as the garden is well set up and secluded for outdoor dining.
House is well equipped over three floors with bags of Cotswold character and it has off street parking which is a real bonus.
Would happily return to this one.
