It was overall a wonderful place to stay. Only challenge is everything being virtual with all the codes, fobs etc. Older folks that aren’t tech users wouldn’t be able to navigate this.
More blankets, & easier access to regular TV as well as streaming would be great!
Communication was quick & helpful by text!
Gym was great & price was excellent. Don’t think you should charge guests for parking as we are already paying to stay.
I would come back & glad to see your working on improving that part of town!

My only objection was that it had kind of a strange smell when I entered the room and I would’ve preferred to be on a higher floor

My husband and I booked this room with 2 bedrooms and 2 baths for a 5 night stay. We were within 1/4 mile walk of a resort casino (Peppermill) and a family-style restaurant. The room had a kitchen, well stocked with appliances and utensils. We appreciated the proximity to highways, as we were taking several driving trips from Reno to other nearby destinations.

Liked the way the kitchen was set up with appliances (toaster, dishwasher, microwave, blender, coffee machine) and a bit extra. Loved the indoor washer and dryer. Loved the outdoor grill and hangout area. Great proximity to the peppermill. Parking was confusing at the beginning but overall convenient. Loved the fact that we could access what we needed from a pantry.
Didn't like that pool was away from residence. Pool loungers were dirty and outdoor TV was broken and only played tennis. Didn't like that we couldn't use the outdoor pizza oven.

The shower was small and not a lot water pressure would be my only complaint! Everything else was a 10 plus they have pots & pans in the kitchen even salt & pepper, oil and coffee etc!
But the unit being clean and nice area , gated community! People nice!

Very nice property with full kitchens and comfortable beds. The apartments are spacious and equipped with everything I needed for my stay (laundry detergent, dishwasher detergent, cookware, blender, etc.). I liked having access to the fitness center and pool. This was my second stay, and I've already booked another one!

This was a perfect place to stay for a week for 2 people - I like having a kitchen and washer/dryer. The apartment was clean and decorated tastefully and functionally. We got in late, so it was nice that they left us some coffee pods for the Keurig for the next morning before our grocery run. If you don't want to cook, there's a terrific little diner across the street (Black Bear Diner). There's also a convenience store that sells liquor/beer and a casino within walking distance. There are two grocery stores that are just a few minutes up the road. It was a very convenient place to stay - the airport just minutes away, downtown Reno just 10 or so minutes away. Other attractions made for easy day trips (Lake Tahoe, Virginia City, etc.). If we visit again, Kasa Archive Reno-Tahoe will definitely be priority choice for selecting a place to stay.

Pros: Cool concept. The grounds are nice with grills, fire pits, a nice gym and pool. Having a kitchen and washer and dryer is a plus. We were on the 4th floor and we thought it was quiet. 2nd floor has a foosball table. If you have any questions you just text them. We would stay again.
Parking was confusing at first. We did keep getting texts about letting them know our license plate before arrival, which we didn't know because we were renting one. There is a strict noise policy, basically everyone inside by 10pm.
Cons: Our room didn't have enough hangers and one luggage rack so we didn't unpack from our suitcases. The kitchen wasn't fully stocked, it was pretty bare. No tongs to use the grill. Never found the 24 hour coffee machine.

Hotel was nice and clean, bed comfortable. Place felt secure with a nice parking lot, secured inside gate. Easy communication. Gym was truly a gem. Felt safe as a female solo traveler. Would definitely come back again when in the area.

It's on a busy noisy street, bed is old has a crater in the middle, and you get charged to park in the lot after you book, not informed prior to booking, also threated to get to room and put pass in the car within 15 min or you will be towed! blood stains on the mattress and you can hear the person Living above you. The room lacked a table or any chairs to sit on but a fully equipped kitchen. This was not relaxing at all. It would have one star except it was clean.

Wow.. Where do I begin… I absolutely loved my stay here… Stellar Experience .. So Modern & clean.. like a home away from home.. they thought of Everything you might need for an extended stay… I had a full size kitchen with Beautiful marble counter.. Nice Livingroom & nice Bedroom with enough hangars…dishes.. pots & Pans.. a dishwasher with pods…a blender.. even scissors which you alway”s need.. Coffee maker & tea kettle with Ample Coffee , Creamer, Sugar … Tea Basket…The Huge Deep bathtub was Heaven after a long day.. with hot water that never runs out.. A washer & dryer with soap pods.
A nice Gym that I took advantage of..Air Conditioner worked great..
The Bed was so Comfy.. Really not a thing bothered me & I am picky… yes its Virtual which was new to me but turned out to be quite easy.. Texting or calling they are very responsive…& kind.

Modern, clean & comfortable in a central location. Parking was an extra cost, but worth it to have our car in a secure area, It was very handy to have cooking, washing & drying facilities. The traffic noise was a little noisy at times during the night, but the earphones we were provided with assisted us greatly with getting a good night's sleep.

the good: clean room, except for the moldy shower curtain, appliances all worked fine, room smelled fine unlike a previous stay in april when air freshener was overpowering
the bad: internet was terrible - i couldn’t even facetime one person with no other internet in use, beds were uncomfortable but not horrible, pillows were awful, there is not enough or any sound proofing and the people above me woke me up at 6-7am several days and sounded like kids running and playing, they kept asking for my license plate in the days before i arrived even though i indicated i did not have it since i was renting a car after flying in and when i arrived and tried to add my plate it just errored and said i couldn’t enter it
the unacceptable: we received a text an hour before check in time with the building code but no room code or parking gate code so when we arrived we had one of three codes needed, we were lucky i guess that one of the lot automatic gates was open so we got into the lot but after coming and going several times we found that particular gate was always open so not secure at all, i used the virtual front desk to reach out and it took about 45 mins to hear from someone to get the room code while we waited in the hallway, they gave the two of us one roll of toilet tissue for 5 days- yikes! - and finally they accused us of smoking in the room at 12:35 am when we were not and we hate smoke and threatened to kick us out over it when their sensor malfunctioned

Secure gated parking. Great directions for check-in. Clean rooms and well-kept. Generally they are accommodating for requests. Nice to have the kitchen and living room space separate from rooms. Have stayed for 2 separate bookings. Excellent both times. Must stay for 5 nights min. Wish they would consider for 4 night stays. Staff is great. And responsive to inquiries while being guest-focused. Will def stay here again for future visits to Reno.

Very clean and lots of room. 2 bd 2 bath - worked out perfect. Enough privacy - except location on the ground floor was not optimal with very loud street car noise. Prob why they have earplugs and sleep masks.
It would be great if the people who design the rooms looked at the privacy and comfort.
Having the curtains draw upwards on the bottom floor would allow light and sustain privacy.
Directions were clever and easy to follow with the pics.
Missing in room was a multi cleaner spray, Kleenex and enough toilet paper. 5 day stay - 4 rolls tight.
Nit-picky - check lights (spot not working in closet), rug corner curled up and they want you to fill out a maintenance form. Uhhh - no.

The first thing you should know is that the property is in the middle of an ongoing construction zone. That, in combination with there being no on-site front desk or manager creates difficulties, inconveniences, and in our case, hardships. Getting to the property is a challenge, even with the very detailed instructions provided. The rooms are new - in fact, feel unfinished, and clean. They are also very spartan, having the vibe of a. minimum security prison. And the cheapness of the construction materials manifest themselves in strange ways. For instance, the shower has one control for temperature and pressure. The more water you want - the hotter it gets. So you're either scalding yourself to get decent water pressure or it's just dripping out to get a comfortable temperature setting. The parking situation is especially frustrating. I registered my car with the property - providing make, model and plate number. I also parked in the specially designated area and avoided those spaces that were in red in the instruction email. And, finally, I put the square parking pass on the dash - all of which was required. Unfortunately, when I shut the door of my car I apparently whooshed the pass off the dash where it landed on my armrest - FACE UP. The next day my car was gone. Towed. It cost $250.00 and an Uber ride to retrieve it. I let Kasa know what was going on and their response was that it was my fault and that they would not reimburse me. That's no way to treat a paying guest.

Easy virtual check in and check out. However had a problem trying to connect the tv to the wi-fi. Reported it to the 1-800 number but the lady couldn’t figure it out remotely. Overall experience was great! I would book again

I'm writing this review because of the parking situation. The hotel itself is good, the main perks being the kitchen and in-unit washer and dryer. Currently, the parking lot is under construction and the map with directions given to me by the front desk is confusing. First, the parking pass is in the room so I had to go upstairs after checking in to grab it and then go back down to my car. I think it would have been easier if the parking passes were at the front. I was instructed not to park in the "reserved" spaces on the map, so I parked in an unmarked space. Turns out, you can't park in spaces not on the map because my rental car was towed. After a lot of back and forth, the hotel staff refunded me $100, but getting my car back cost $200 :( Great hotel but the parking instructions could have been more clear!
