The welcoming living room has a large flat-screen TV with cable, free Wi-Fi, and lots of comfortable furniture. Walls of sliding glass doors open onto the balcony where the Atlantic Ocean stretches out before you. Picture lounging on one of the balcony chairs and watching the sunrise each morning while you enjoy a cup of coffee. The kitchen has everything you need to prepare excellent meals for your family. Third floor condo with direct view of the beach through an all glass wall and balcony. Very clean. Didn't like no door between master b/r and bath, but that was the design. We'd visit again!

We've stayed at a few condos on NSB and this one was very comparable to the best of them. Most of the ocean side of the condo is sliding glass doors, so the views are incredible. Nicely updated, with plenty of room for a family of 5. Condo management was very easy to access and the on-site staff was very friendly and accomodating. Overall, we would highly recommend this unit.

Incredible views and amenities. Five-Star across the board. The pictures don't do it justice. Sunrise over the Atlatic was incredible, grounds were well-kept, condo was spacious and clean. Lots of nice restaurants and bars around the area. Gorgeous. We will be back!

The condo property itself is well-maintained and the two level parking garage is nice to keep your vehicle cool. The unit itself is beautiful with nice bedding and sufficient towels, bath and beach. So, save room and don't pack the beach towels. But, as other reviewers mentioned, the unit can get quite warm and you are limited with how low you can turn the A/C. There was one floor standing fan but with a family that needed one in every room and in the common area this was tough. The view is amazing and if you are an early bird, like us, you won't miss it. There are no blinds or curtains on the sliding glass doors overlooking the beach and next door condo so your privacy is limited and you have sun for a while in the morning. While the view is beautiful, if you are trying to watch TV or eat breakfast without the sun beaming in or making the room warm that isn't really an option. It would be nice to have the ability to close off a portion of the view at times with blinds or curtains to cool the unit. I would definitely stay in this unit again if floor standing A/C fans were added to each room and blinds to the sliding glass doors.

Noise from ongoing balcony removal by jackhammer from 24 units occurred from 8am to 4pm Mon thru Friday .No notice of this work or the amount of noise to endure was provided by Great Ocean Condos.com.at the time our reservation was made. Very disturbing and disappointing. Only access to pool and beach was thru a plywood framed construction tunnel with poor lighting after dark. Steps on north end of building boarded off and unusable.Elevator broke on Friday and my handicapped wife was stuck in our unit on the third floor till elevator fixed 3 hours later. Wife could not use handicap ramp to beach as it was under 3 feet of sand, had broken boards in the floor, and was blocked for use with a board. Had to be careful where car was parked due to construction dust and small debris falling from 8 stories up.
However, our unit was beautiful and I cannot say enough good things about it. Any amenity needed was provided, from beach towels, beach chairs and umbrella, toys for children, a beach cart to carry stuff to the beach, even sun hats for the ladies. Except for the construction,noise, and dust every day, it could have been a perfect trip, but it was not due to the construction.

Three of my friends & I took a much needed week to enjoy each other & escape our strained ~ chaotic lives. If only for a moment in time, we needed to catch our breath, laugh at life, & just STOP & RELAX. Funny what a week will do for the soul & spirit! At this little slice of amazing - Paradise, Peace & Tranquility is exactly what we found!
I live in Florida; however, I had never been to New Smyrna Beach. My husband had told me for years it was the place to see...should have listened years ago. It is now my FAVORITE BEACH.
The beach is massive but lightly sprinkled with very few people-not crowded with massive high rises & the nonsense of which we wanted to escape! The bath water-warm waves are just SIMPLY AMAZING! They are so gigantic but so gentle. I was able to swim without getting beat up, ride the waves on my board, or just float...PERFECTION! There is no comparison. New Smyrna Beach is a hidden treasure. I selfishly want to keep this beach on the “down low”, because I don’t want it to change!
The CONDO- simply lovely. The location is perfect. We spent most of our evenings on the balcony. We had an added few bonuses to make our trip even more unforgettable: There were meteor showers while there and an unexpected shuttle launch...we were in absolute awe.
The condo is simple, comfy, clean, & it was perfect for us! We would start our every morning just by rising the blinds ...as the view from every window is breathtaking. Being a condo on the end...it was like “surround site”. We could watch the Sunrise on beach from bedroom balcony (which I could watch from the bed) or sit with coffee off the living room balcony, But WAIT...There’s more...we could watch the sunset every evening off the spare bedroom balcony, which overlooks the little chain of rivers. (I will bring my kayak next time fore sure!)
The kitchen is well equipped with all that you will need and big enough for all of us to help cook, clean up, and get out onto the beautiful beach.
We would play cards or games at the massive table after dinner each night,
& would chill in the comfy living room for a drink or two-then to the balcony for the Sky’s showcase.
I have used VRBO for years, & have my own rental (which sits on the Rainbow River listed on VRBO), I have been all over Florida (from lakes to rivers to beaches), and I have to say New Smyrna feels like home. I can’t stop thinking about this amazing place! I will definitely be back!

We loved this property! The living room view was as good as the pictures look, and the condo was spacious and well updated. This place was awesome for our kids as they had lots of toys and books on hand, as well as all the beach toys and devices you can think of.
There is some construction, but it didn’t bother us. We were still able to use the pool and never had any issues with sleeping in or taking naps. I didn’t particularly like that the property isn’t managed by the owners because I think it gives a nicer, more personal touch, but it wasn’t a big issue.
All in all it was a great stay and we’d definitely return!

Balcony was huge with amazing views and plenty of furniture to sit and enjoy, but these also could have used some cleaning.
Pool and deck were large and spacious as well, but during our time in early May, could have used a little heating.
The office personnel for the building was very friendly, nice and helpful with everything.
Even though we were warned of construction noise, sleeping in was not an option, but great for use as an alarm clock! 😁 (gave us more time to enjoy it).
Most of the issues were minor and I would recommend staying here. Enjoyed it very much.
