Great tucked away beach view property. Great for a family especially with teens since there is a basement for kids to hang out in. The basement has a separate entrance and is not connected to the upstairs. Beach Burm blocked access directly from the backyard but it is only a short walk around. Plenty of room on the deck and a great view.

Where to begin…was notified two weeks before we left that there was no beach access and was offered $100 on next year’s rental. This is on a nearly $7000 price for the week. Downstairs studio was unusable- no lock on sliding door, live roaches, mousetraps, damaged shower floor. Ridiculous to suggest your kids could stay down here. The furniture was not as shown in the photos. The entryway was filthy. Toilet seat broken in master bath. Could not use the master French doors to the balcony as advertised. No bicycles, as advertised. The taped notes everywhere made this place incredibly unwelcoming. Then to top it off, a stranger tried to get in with a contract in his hand, claiming to have rented the place for the weekend. I asked for a 20% refund on the week and could not come to an agreement with the owner or management company. Slightly suspicious that the reviews on the management company website are fake. It’s so rare for me to leave a bad review on anything but this listing is a complete misrepresentation of the property.

Was a nice house and quaint in its own way. Beautiful views and beach. Just a few things to know. 1.We were told last minute we could not access the beach from the house. We had to go out front down street to a public beach entrance. 2. Deck is rotting underneath. We had a disabled guest and it was very dangerous using the deck due to boards sticking up everywhere.
3. Not ADA accessible. So be cautious
4. No grill on back deck so to prepare food on grill it was down stairs to driveway away from beach to cook
5. Cameras everywhere to watch. Creepy. They do tell you they are watching. 6. Management company (which did not return several calls ) told me there was beach chairs and toys. Chairs were all rotten.
It again was a good location and a nice old school home. We did see some cockroaches so that was a little unnerving.

Board ends are popping up on several areas of the outdoor decks. Getting down to the beach is terrible. Needs to be fixed. I’m recovering from foot surgery, and if I would have been told the pathway conditions, I would have cancelled. Definitely dangerous for small children and the elderly. Rules stated to keep the doors and windows closed at all times. We found nine windows that were 2inches open at the top.

Perfect location on the beach, about 20 minutes from New Smyrna Speedway. Food and grocery just a couple miles away. Great house with plenty of living space and kitchen. Highly recommend!

We really enjoyed our stay. It was clean and the location is awesome! I gave it 4 stars because I wouldn’t rent this house again unless the mattresses have been upgraded on all beds. Every mattress was terrible. Another issue was the A/C. It worked but it struggled all week. Management said the “sweet spot” is 74 degrees. “Sweet spot” is a relative term. While 74 degrees might be your sweet spot if you’re 75 years old but I’m young and my blood runs hotter than that. 74 at night is hot! It was hot for my pregnant wife also. I highly recommend replacing the A/C unit. Other than that, we enjoyed our stay.

Stayed a week for my son's wedding at The Grand Old Barn and some much needed relax time from work. House was as expected, lovely older home, private with everything needed for our stay! Would love to return!!!

Check in was a little stressful. We used the security code on the basement door then realized we should run upstairs to put the pass code in so that the alarm was deactivated. Do not get there early. Check in is at 4 and it is set in stone. We had driven for 14+ hours and arrived a few hours early and merely requested to use the restroom and then we would go get groceries.
When we did finally check in, there was a leaking sink in one of the restrooms that a repairman there stated could not be fixed for 3 days. The house itself has handwritten signs taped up everywhere telling you what you cannot do.
There are cameras around the property. We thought they were for protection but soon found out they were for the voyeurs who own the property to watch live shots of the house and pool area, calling us while we were in the pool letting us know there was no horseplay....do they just routinely watch their tenants while swimming and having outdoor time on the deck? Seems very invasive and creepy. It should be noted there was no excessive horseplay taking place and every one lost their zeal to even use the pool knowing they were being watched LIVE!
We would not go back nor would we recommend this rental. We left it much cleaner than required and did not even receive a thank you from the owner.
Very disappointing way to spend approximately $5000.

The location and property are nice / OK and it is nice that pets are welcome. (But only 2 - we slipped up on this and were charged for 2 additional dogs - which was OK - that was an over site) The home is older and outdated and many things are in disrepair. This is OK for a beach house - but this property wants top dollar. If you rent this property make sure you check the home for issues and report to mgmt company ASAP. They will claim you damaged things and charge you without prior notice and send you fuzzy out of focus pics.
They are serious about no more than 4 vehicles. If they see more than the ‘4 allowed’ in the driveway on security cameras they will call you or send the handyman by to make sure you aren’t having a party! This happened to us two days in a row including on July 4th.
Also - they apparently don’t want more than 8 people at the home AT ANY TIME! We were also questioned on that during the middle of the day. So they (someone) is watching the guests on the “security cameras” that they have placed over the decks and pool at the rear of the property. So please consider this if you are expecting privacy on the deck, at pool and in rear yard private beach access areas. The management company will defend this by saying it is stated up front that there are cameras for security and that owner has been “burned” in the past…..but you are being and will be watched during your stay. I surely thought that number of guests wouldn’t mean a handful of extra friends and family during the day and on a holiday weekend.
It’s a 3400 sf home with a 2000 sf deck and a pool that there can never be more than 8 people or 4 cars on premises….and if there are - they know because they are monitoring home at all times and will be calling during your vacation.
Minor issues - they leave you with the exact amount of towels for the number of people that are supposed to be there - so 8 bath towels - hand towels / wash clothes - home needs a lot of little repairs and maintenance- door knobs pull off - plumbing leak from upstairs bath into the downstairs bath - exposed insulation in ceiling over basement shower - TVs are outdated so you can’t use streaming services. (Family room)
Also if you complain or dispute the late charges they will then claim your rental agreement was void because you had more than the 8 people that were allowed and tell you accident insurance only covers if you call during stay and report the damage!

We really enjoyed being able to walk right out onto the beach. Lots of walks on the beach and we enjoyed boogie boarding and body surfing too. The decks were amazing and we spent lots of time on them as well. The teens enjoyed the pool and having their own space downstairs. We cooked a lot at the house and had everything we needed. Loved the area and hope to get back there again!

We loved the private pool. The waterfall was beautiful on the pool. The back decks are huge and we had a nice view of the ocean. The house is outdated though, kind of a 70s style house. We didn't like that the downstairs wasn't connected to the upstairs. You had to go outside to get to the bottom floor. Also, the washer and dryer said it was apart of the house and it isn't. The washer and dryer are in the very hot garage and down the stairs from the main floor. When you go on vacation you don't want to be going up and down the stairs all the time just do laundry. It is a nice house, we just feel there needs to be some improvements on the inside. The outside was great.
