The stately, spacious country house lies in Pratovecchio, in the Casalino area (about 30 inhabitants, 4km from the centre). The impressive villa is surrounded by a private garden with high trees, adjacent to Foreste Casentinesi National Park.
The inviting, independent villa comprises a total of sixteen rooms and fourteen bathrooms, and is rented out for exclusive use. When booking for up to 20 people, three storeys with 400m² of living space are available for guests, with a total of eleven rooms ( 8 bedrooms, with ensuites a dining room and a living room). When booking for up to 30 people, guests can make use of a total of thirteen bedrooms with ensuites, which can be seen on the green and pink area of the presentation. The total living space of the villa is around 550m². The layout of the country house: the main entrance leads to a stone stairway. Here there is a bedroom with a double bed and a private bathroom ( on request). Halfway up the stairs there is the back door, leading over a little bridge to the garden with a pool. On the first and second floors there is a 40m² dining room with four tables (32 seating places), satellite television, a kitchen unit (five rings, oven, freezer, dishwasher and coffee machine) and four bedrooms with a double bed (or single beds). A room adjacent to the bathrooms to the bathrooms is equipped with a hair dryer, mirror and a shelf and leads into the three bathrooms, one with a bath and two with a shower. In the attic on the second floor there is a living room, four bedrooms each with two single beds, a bathroom with a bath, and two bathrooms with a shower. If the villa is rented to a group of up to 30 people further eight beds are provided by the two holiday apartments “Ippocastano” and “Il Giglio”, which each have their own separate entrance from the garden.
“Ippocastano” measures 45m² and is suitable for two people. It provides a living room with a dining area, a kitchen unit with an induction stove (two rings), and an antique fireplace and sink (purely ornamental). There is also a double room and a bathroom with a shower. “Il Giglio” measures around 70m² and is suitable for six people. There are also three double rooms with ensuites. Furthermore, an additional floor (about 150m²) on the ground floor of the villa can also be booked at a supplementary cost of 800 E U R per stay, payable on arrival ( blue area on the presentation). Here there are two living rooms, a professional kitchen (four rings, oven, dishwasher, work surfaces, fridge, freezer, sink), a dining room for 40 - 50 people, two toilets and a bathroom entrance area with a wardrobe and a sink. The washing machine is only accessible from outdoors. The villa has gas heating. Two further beds can be added on request, for a maximum occupancy of 32 people.
Behind the villa there is a 1300m² fenced garden, as well as a 100m² paved courtyard with tables, benches and a barbecue, which can be illuminated at night. There is also a pool (11,5 x 5,5m, open during the main and transitional season) and a sun terrace furnished with deckchairs and parasols. From here one can enjoy a magical view of the village rooftop and the hilly landscape. Parking spaces are available on the street off the site.
When renovating the villa in 2003, the ornamentation on the walls, the ceilings with their wooden beams, and the cotto flooring (some of them are still the old original floors) were refurbished back to their former splendour. The villa is partially furnished with antique furniture. The single beds can be joined into double beds. On request, bread can be delivered (Mondays to Saturdays). A surprise awaits guests every week. The villa is ideal for family gatherings, get-togethers of friends or societies, courses (painting, music, yoga etc), sports clubs etc. It is also the perfect setting for weddings, as there is a church in Casalino for religious marriage services, and in Poppi there is a beautiful medieval castle which offers civil marriage ceremonies. If the wedding ceremonies cannot take place outdoors due to bad weather, it is possible to use the rooms on the lower floor (blue area on the presentation).
The villa is located next to the park with waymarked cycle paths. The Adriatic coast is about 90 minutes away by car, the Tyrrhenian Sea two hours by car. Bathing is also possible in the lake, about 1.5km from the centre of Pratovecchio, or in Stia in the Arno River. The village of Pratovecchio is about 4km away. One can go on trips to the zoo at Poppi, to the pilgrimage church della Varna, to the hermitage of Camaldoli and to Foreste Casentinesi National Park. Florence and Arezzo are a 50-minute drive away, Siena 80 minutes. From Arezzo one can travel to Rome by express train in an hour and 5 minutes, making day trips possible. In Casalino there is a small general convenience shop, also offering snacks and Internet access.

The villa is rustic but spacious and beautiful. Monica and family arranged everything beautifully for our party with 26 guests. Very attentive and let us know when special events were going on etc. our stay was wonderful.

We were a party of 21 of age range 14 to 68. The property is in a quiet peaceful village in the hills, however the church bell (next to the property) goes off every hour between 07:00 & 22:00. The pool is not heated which was great to cool off in on a hot day.
Monica kept us informed of local events, one of which was the Raviolo Festa in a local village, where they server locally made ravioli, had a DJ and craft fair and finished with fireworks.
There are some lovely walks in the area as it is on the edge of a national park.

We had a good time relaxing in the pool despite the many gadflies and bees present (but in the middle of nature it is normal), the very kind owners Leonardo and Monica did not miss anything by making us find and also bringing us good and welcome food. The house is in a very small village without the presence of commercial activities.

The Villa was perfect for our group of family and friends that included 15 adults and one baby. The Villa is rustic and located in a tiny rural hamlet a short drive from Poppi and Pratovecchio. We had access to 9 bedrooms with en suite baths, two kitchens and a sofa room. We spent most of our time during the day sightseeing and wine tasting, but gathered at the Villa in the evening to make and eat dinner in the large kitchen, which is well stocked and functional. We enjoyed the outdoor terrace and spent some late afternoons sunning by the pool. Monica was wonderful in checking us in and providing a lasagna dinner and cakes for our first night, and arranging for fresh pastries and croissants to be delivered for breakfast. She also gave us good pointers for visiting Florence and Arezzo, which is not to be missed! We thoroughly enjoyed our stay and would go back in a heart beat.

We rented Villa Casalino for a week in early September. Months in advance we started planning, because we wanted to get married in Tuscany. And everything worked out perfectly! Monica was a great host and helped us with a lot of the planning. We also ordered the Wedding Aperitif and Dinner with the Service from her. The Service was great and the food tasted really good, so everything came together perfectly. The decor and flowers were beautiful. Even though we had a Wedding planner, she was More a help to us than the (very) expensive planner. So thank you Monica!
The Garden of the Villa is perfect for get-togethers with Family and Friends. We Took some swims in the pool (which was a bit cold, but ok) and had a great Time. The House is Big enough for larger groups and had enough bathrooms. Almost every bedroom has it‘s own bathroom. The House is old, but clean and very charming. Monica served us complementary cakes and Lasagna. She also helped with Transport for a few of our guests.
We had a great Time and we will never forget our perfect Wedding day at poppi castle and Villa Casalino. We hope to come back someday!

The holiday home is situated in a very small village without any facilities. Therefore there is no advantage in renting a home in the village.
The sleeping rooms of the house a nicely decorated, but the house itself is very basic. The kitchen is upstairs and only has wooden benches to sit on. Also the kitchen utilities are very basic.
We were not satisfied about the fact that everything is focussed on making extra money. Booking the house for 23 people does not mean you get 11 or 12 rooms. We got 9 rooms, you also get two bedrooms with 4 beds. For an extra room you have to pay a large extra amount. We did not think this is faire as the house was already rented to us for quite a big amount.
And be aware of the enormous extra amount you have to pay at the end for wifi, water and electricty. We paid almost 10% of the price of the house.

Villa casalino more than met our expectations. The villa is beautiful with spectacular architectural details in every room. The wooden beams in the ceilings and beautiful wooden shutters at the windows were exactly the Tuscan look we had hoped for. The four bedrooms on the first bedroom level were lovely and now each bedroom has its own private bath. The grounds and pool were perfect with beautiful views of the Tuscan hills with gentle breezes day and night. As wonderful as the villa is the Mattoni family was the key to our wonderful stay. Monica helped us plan every step of the way and offered advice on places to go and always responded promptly to any questions that we had. Monica arranged wine tours, transportation to Venice and each week delivered a delicious lasagna dinner. Our granddaughter celebrated her thirteenth birthday while there and Monica also delivered a delicious birthday cake for the occasion. Monica’s brother Leonardo cleaned the pool and grounds everyday made sure we had an enjoyable stay. Best of all was the “hands on” cooking class taught by Monica and her sisters Elizabeth and Veronica. Everyone enjoyed this experience especially the grandchildren. Thank you Mattoni family for a wonderful vacation.

we rented the villa for our wedding in tuscany. the house has a beautiful rustic, tuscan atmosphere with lovely details, big spacious rooms, kitchen, outdoor area. The garden has a big bbq which we used quite often. The whole Villa is set in a smail tuscan village of Casalino with friendly neighbors.
The pool was ofcourse chilly end of september but that didnt stop us from jumping in quite a few times (even at 3 o clock in the night). Monica greeted us with very tasty cakes when we arrived and even baked lasagne for the whole group. She even organised the wedding with catering, flowers, dj and every detail imagine. feel free to trust her end leave everything to her- the catering was the best i ever had, with super friendly service. will not forget the trüffel pasta and tuna a la mojito and the wedding cake of which i had only one piece, damn it!!...i am already pushing my single friends to get married in tuscany so that i can taste the catering again..Dj was amazing too..we danced till 3 o clock in the morning( me being 9 months pregnant) and had a blast. Monica even organised a bus for us to and from the wedding, breakfast and a winetasting at a very noble vineyard, transfer for our friends etc.. she is like a fairy godmother with wishes. Her family is also very nice- the sisters and Leonardo, her brother who cleaned the pool and garden every morning, always with a cheerful smile. i cant thank Monica and her family enough for making our wedding a beautiful experience. Alex and i still talk about our wedding everyday and pat ourselves on the shoulder for having chosen Villa Casalino and Monica ;) A big hug from Virginia, Alex and Feya , we are coming back for sure!

This house was perfect in many ways; good value for money, good room layout, activities for the kids and a pool. The location is quaint - a small village in the mountains, opposite the church (which bell rings on the hour and half hour). We had elderly people with us too so with access to the middle of the hous from the garden as well as to the bottom floor meant fewer stairs for those less able. The owners were very helpful, easily contacted and very kind to provide complimentary lasagne and homemade pasta as well as a birthday cake and were efficient with deposit return and utilities (which you pay for at the end - be aware. €300 for us). The were unintrusive but were there if needed, though a slight language barrier.However, the house is in need of some investment. There is so much potential for this to be great! It just needs some love. The playroom on the top floor is a superb idea, but most things are broken and it is poorly stocked (could do with some paper, drawing stuff etc and things to be fixed). It’s also worth mentioning that small children couldn’t be left - the windows are at shin height with insufficient bars to stop them falling - or jumping(!) out. This is the same for the bedroom windows too. Also disappointing was the lack of utensils in the kitchen. For a group of 22 we struggled to cater with very few chopping knives, serving utensils and dishes/pans for the group, despite asking for more. The map layout of the property is quite confusing and if you don’t hire it all, I just wouldn’t see it working to share the house. There are some sofas up in the playroom but no ‘lounge’ area to relax, only the kitchen table with benches. The property is rustic, so if you’re looking for luxury this probably isn’t for you. There was no ‘pack’ to tel you about local sights, restaurants etc, or to tell you where things were or how they worked. Electricity tripped a lot if too many things were on - eg you couldn’t have kettle and microwave on at the same time. The pool was freezing and I mean freezing. I just got back from a one week stay with my large extended family of 30 and we had a wonderful time! The villa was great and had plenty of space for all of us with a large kitchen where we could all eat together! The owner Monica was very helpful with setting up excursions to Florence, the zoo and a beautiful vineyard and airport transfers etc. she also greeted us with a cake on our arrival, cooked us a wonderful dinner mid week and surprised my daughter with a very tasty, authentic Italian cake on her 4th birthday that we celebrated while on vacation!
