About this house rental
Rare one level, water view Village, south-of-the highway creek home; 4 minute drive or bike to Ocean, Village and Shinnecock golf course. New outdoor shower and sofa; Top of the line appliances (Sub-Zero, Thermador, Bosch), En-Suite primary bedroom with new King size canopy bed, queens in others; can reconfigure beds for kids; Frette, Restoration Hardware and Serena & Lily sheets. Bedrooms on opposite sides of house, Central Air, security alarm system. Chef upon request. Self check-in available. Will go above and beyond to make sure your stay is comfortable. This house is a second home not a bare rental property. Our intent is to a bespoke experience and amazing nature preserve. It is outfitted with an eye for great home design and entertaining, i.e. multiple sets of linens, dishes, all stemware, table cloths, chef cookware, etc. If you are looking for a minimalist/bare cabinets/no coffee kind place and are happy with paper plates- this may not be your rental! We even provide Caspari cocktail napkins. I hope this give you a further sense of the home. I believe the reviews do as well.
Coopers Beach is 5 minutes away and offers day parking and facilities and does not require a permit. Quaint home and fashion stores line Main Street with casual and high end dining as well as great shopping options. A short drive to Sag Harbor - a vibrant year round village filled with restaurants, bars, shopping and art galleries. Sip coffee or a cocktail as you enjoy Bridgehampton, East Hampton and Sagaponack are also close by and worth a visit - there is so much to explore and enjoy! Seasonal farm stands and local wineries abound. Live entertainment Thursday and Friday nights at the Wolffer vineyard is the perfect way to wind down for the week with family and friends. Rotations bike rentals offers hourly and daily rates - ride through the stunning tree-lined estate area of Southampton along Meadow and Gin Lane to the beach. Triangle Tennis Club and SYS Tennis is also close by and neither club requires a membership, you may pay as you play. Public golf courses are also available in the area. There is nothing not to love about spending time in the Hamptons. The village is the perfect location Spring, Summer and Fall. January through March you can enjoy the experience of a winter wonderland. Spring and Easter is lovely and Memorial Day through Labor Day is buzzing with excitement and activity. September's weather will entice you to stay through the Fall. The Hamptons is 2 hours to NYC one of a kind experience.

CONDITION AND USE OF PROPERTY:
The property is provided in “as is” condition. Owner shall use our best efforts to ensure the operation of all amenities of the Property such as internet access, cable TV, fireplace. Owner shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as fireplace can be potentially dangerous and involve potential risks if improperly used – particularly with regard to children and such use is the guest’s own risk. Guests shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, village rules or ordinances, nor commit waste or nuisance on or about the Property. RISK OF LOSS AND INDEMNIFICATION Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to the destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Owner harmless in all such cases.
RELEASE:
Guest hereby waives and RELEASES ANY CLAIMS AGAINST Owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.
By electronically accepting this Agreement, Guest agrees to abide by the above conditions and hereby swear the information provided above is true. Guest agrees to the terms of this Agreement and has read and understand the cancellation policy and give Owner/operator permission to charge Guest’s credit card accordingly.
NOTE:
All access (rooms) will be discussed prior to booking the reservation. There may be a boiler room camera to protect the house from potential water boiler leaks and floods. There are no other video recording devises in the home. The house may have a light and heat system that enables Owner remote access. Owner’s phone receives notifications re AC and Heat and when certain lights kare on. This gives Owner remote access to help with adjusting these items for Guest’s convenience.
ACCESS TO PREMISES: Tenant shall permit Landlord or Landlord's agent to inspect or show the Premises for rent or sale at reasonable
daytime hours, including weekends, by prior appointment with twenty-four (24) hours advance notice to Tenant. In the event of an
emergency, such as a hurricane, or other Act of God, Landlord or Landlord’s agent(s) has an absolute right to access and secure the
premises to prevent and/or minimize damage.
Renter agrees to be fully responsible for any damage, injury, or loss caused by a dog and to fully repair any such damage or loss and to fully restore the Premises to the condition in which they were delivered to renter. Renter agrees that said repairs for
any damage, injury, or loss caused by said dog, if any, shall occur prior to the expiration or other termination of this lease agreement. Pet security deposit required if a dog is approved.
NO SMOKING: The parties hereby agree that Renter shall not smoke on the Premises nor allow any family or other guests or invitees to smoke at the Premises.
INSURANCE & LIABILITY: Landlord shall not be liable for Tenant, Tenant shall indemnify Landlord against injury, loss, or damage
sustained by Tenant or by any person who uses the premises during the Tenant’s occupancy. Tenant shall be responsible for maintaining insurance on any of Tenant’s possessions that remain in the premises. Host’s insurance company restricts certain kinds of dogs.
NOTICE OF DEFECTS: Tenant shall notify immediately of any
malfunction in equipment, breakage, damage, mold, or any other condition which can be reasonably discovered, or other item in need of repair.
REPAIRS: Landlord shall, at Landlord sole cost and expense, be responsible for all necessary repairs, except when a repair is required as a
result of fault or abuse by Tenant. In such a case of Tenant’s fault or abuse requiring repair to the Premises, such repair shall be paid for by
Tenant, at Tenant’s sole cost and expense by a tradesman approved by Landlord. Tenant shall immediately notify Landlord or Landlord's
agent of any condition requiring repair. No repair or alteration shall be made without the express authorization of the Landlord. If, through
no fault or negligence of the Tenant, the Premises are damaged by fire, hurricane, or any other unavoidable casualty, repairs shall be made
by the Landlord as quickly as reasonably possible. In the event that damage shall be so extensive as to render the Premises uninhabitable,
and Tenant vacates, the rent shall be apportioned and paid up to date of such destruction and any overpayments shall be refunded to the
Tenant and at such time this Lease Agreement shall terminate
SUBLET OR ASSIGNMENT: Tenant may not sublet any part of or all of the Premises and may not assign this Lease. Any sublet or assignment shall be deemed a material breach by the Tenant.

I quite literally could not have asked for more. The location is wonderful, close to all The Hamptons has to offer and the property itself is idyllic. Ann is a great host, informative, thoughtful and kind. The pics are beautiful and drew us to this property over others but don’t do justice to the warm cozy feel you get upon entering this eclectic well appointed home. Just lovely!

It was very nice to spend the winter holidays at Ann and Ken's vacation property in Southampton again this year. It's such a great place to just rest and relax. The house has nice ambiance and spacious that gives me and my family peace and privacy.
Ann is a great host who is very attentive to our needs. We pretty much had everything that we needed for a very comfortable stay.

Comfortable home with an eclectic style and a great backyard setting. We were here on a business trip and it felt like we were staying at a friend's house. My mother and sisters rent a home every year for our annual girls beach trip, and this won has taken the cake! We couldn’t recommend it highly enough. Beautiful property with views of the bay, fantastic location, immaculately clean and well-stocked. We really appreciated how communicative Ann was. Can’t say enough about this fantastic cozy cottage in Southampton. My husband and I had the pleasure of staying 6 weeks at Ann and Ken’s place in May/June. If you are looking for an idyllic, charming house that’s convenient to everything in the Hamptons, then look no further. We loved the eclectic decor. And the back yard - amazing. It became our prime living space with a huge deck to view the amazing wildlife (every bird you can imagine, deer, bunnies etc) and creek from. Our dog Hammy was sad to leave his new friends behind. All that and only a little over a mile to center of town and beach. Ann and Ken are extremely gracious and attentive hosts. Really, everything you can imagine is available including set up for working while there. No problems to note but if there were, I have no doubt that Ann and Ken would have been on it! We have been talking about our dream stay since we got back. If you are looking at this home as an option, it is exactly as advertised and pictured. A true dream home-away-from- home in the most amazing setting.

Stayed here for a long weekend in April and was not disappointed. The house is beautiful and impeccably maintained. The backyard is a dream! Ann is a wonderful hostess and in constant contact. Would definitely stay here again!

We had an incredible time at this charming property located within walking distance of the town and a short drive to the beach. The house is gorgeous, with beautiful backyard views. Ann was lovely, kind and very responsive to any questions. She even offered a list of activities to entertain our family!

Ann is a master at hospitality and a gracious and welcoming host. Their home is lovely, well-designed, clean and comfortable. The kitchen had everything you could hope for to cook a great meal. The best part was watching the different types of birds eat at the feeders in the morning and the deer frolic in the backyard. We could not have picked a better place or have had better hosts. We stayed for 10 days, and had the most wonderful time in Ann and Ken's home! The house looks exactly as it does in the pictures and is beautifully decorated and well kept. The location is perfect, minutes away from the village of Southhampton and the village beaches. The backyard was the perfect size for our son to run around in, and in the evening we watched deer walk along the yard from the big deck. The hosts were extremely accommodating and responsive to any questions we had throughout our stay. We will definitely be back!

My wife, son (7yrs old) and brother stayed over the long Memorial Day weekend and absolutely loved the house, the deck and the yard. The hosts were wonderful, the house exceeded our expectations -- even better than the pictures. Added bonus were little things, such as beach chairs, towels and beach bags, not to mention three bicycles for us to use. I hope we'll be back!

This was the perfect home for my first trip to The Hamptons. The property is very cozy and stylish, it felt like home. You can't ask for a better location, especially if you're a first time visitor. The hosts were incredibly accommodating, great communication and extremely helpful with information and tips on places to go, where to eat, what to see. Overall a wonderful experience.
