Privately nestled in the most exclusive neighborhood of Old Las Palmas, Spanish Estate extends a warm welcome with rich woods and Spanish accents throughout the home. With a mini bar counter area, open-kitchen and a large living room with fireplace it is no wonder this house is perfect for easy entertaining and a chil-laxing vacation. BBQ Griddle for guests to use.
All 5 bedrooms offer en-suite baths which is for perfect for couples traveling together. The master suite boasts a Jacuzzi tub, glass-enclosed shower, fireplace, and private entry out to the pool area.
The private Casita also boasts an en-suite, fireplace, and pull out sofa that is separate from the bedroom so this space easily sleeps two couples, with privacy.
Finally, this property faces south and west which offers truly astonishing vistas – like “a room with a view” – sunrises, sunsets, sunny pool time and mountain views abound of the San Jacinto Mountain range.
Our Starter Kit to you is designed to get you through your first day only, it may very well get you through 2 or 3 days as many of our guests will attest to, but our design is to get you through your first day before you may need to go to a grocery store.
Your Starter Kit:
Your kitchen is fully equipped with pots & pans etc., nearly every utensil you need to use to cook with and cleaning products to clean with.
However, there is only a starter kit in each respective bathroom & kitchen of the following supplies:
o Facial tissues
o Toilet paper
o Liquid Hand soap
o Vanity travel pack soap, shampoo & lotion
o Paper towels
o Dishwashing liquid
o Dishwasher tablets
o Trash bags
o Laundry soap
o Dryer sheets
Parking: All cars must be parked upon the interior circular driveway and within the garage of the property. Street parking is prohibited.
CANCELLATION POLICY:
60 days prior to scheduled arrival date, you will receive a refund of any advance payments minus a $300 cancellation fee and any processing fees ModMansions incurs.
Between 0 and 59 days prior to scheduled arrival, no refunds will be granted.
No refund will be given for early departures.
However and provided the guest cancels reservation on the original booking platform and ModMansions is able to re-rent this property for the same rate and same dates, then ModMansions has the option and MAY refund the same amount.

Age Requirement:
You must be 30+ years of age to reserve any home with ModMansions. Guest must provide a copy of a valid government issued photo id.
Rates:
Published rates are based on standard occupancy, do not include a combined 12.5% percent which includes a City of Palm Springs room tax and a TBID Tax Assessment.
Payment Schedule:
An Advance Deposit is due at the time of signing the contract with ModMansions. The balance is due 90 days prior to your arrival at the property. In complex long-term reservation, payment arrangements may be made by contacting us directly.
Utilities - (stays of 28+ days)
If staying in a home, with its own private pool, for 28 nights or more, the guest will be required to pay a utility deposit of $1,000.00 to $2,500.00 depending on the property. This deposit will be used to pay the actual monthly gas and electric bills and copies of the actual bills will be provided to the guest. Should the stay exceed 28 nights and utilities used exceed the utility deposit, the guest agrees to pay an additional deposit to cover the remaining stay. There is no markup by ModMansions on any utilities.

We loved our stay in Old Las Palmas! It was a great property for groups as each bedroom has its own en suite bathroom. The casita allowed for us to feel like we had ample space for our baby as well. Note that quiet hours are enforced a little earlier on this property than overall Palm Springs laws so if you're a late night crew wanting to be outside on warm nights, I'd seek another property. Communication, cleanliness, and location were all great!

We had a girls trip and had a great time at the house. It was awesome and had everything we needed. We loved that each room was built like a master suite and never felt crowded with 9 people. The location was perfect and was close to everything we wanted to do. We used the pool everyday and didn't have a problem being quite outdoors. The outdoor area was well kept and had a great photo op by the garage with the bright pink flower and greenery.

We rented this property for a girls trip and were blown away. The photos do not do the house justice, this place is beautiful. Very updated, all bedrooms have en suite baths, more than enough room for our group of 9. The pool and yard were amazing. It is walking distance to shops/restaurants but the weekend we were there it was over 100 degrees so we had to uber. Normally in the spring I think you could definitely walk to downtown. Overall, very impressed and would definitely stay here again.

This is a perfect property for families or a series of couples: each of the bedrooms is equally-desirable with privacy and their own bathrooms. The neighborhood is very charming/ serene and remains in walking distance to great restaurants and coffee shops. We had some issues with the power outlets, but nothing that truly impacted the stay. The pool & front yard areas make for the perfect vacation getaway.
The messaging on Palm Springs noise ordinances can be a bit heavy-handed if you've stayed in the area before, but is probably necessary for folks who have never been.
Overall, strongly recommend this property. One of the best vacation rentals I've stayed at.

This house was beautiful, and perfect for our group trip to Palm Springs. The property was convenient for everything we wanted to do in the area, and located in a beautiful, quiet neighborhood. Our property rep, James, was incredibly responsive and friendly throughout the whole process and helped us with everything we needed.
The property management company is very clear about this, and they probably don't have a lot of control, but it's worth reiterating that the neighborhood has incredibly strict rules about noise and activity outside. This seems like it might be the case for many properties in Palm Springs, but we weren't even allowed to listen to personal bluetooth speakers while sitting by the pool, which was slightly disappointing.
Overall though, the house was wonderful and I'd highly recommend if you're in town for a group trip!

This property exceeded our expectations. We were greeted by David who gave us a friendly and thorough run down of the property. Everyone was happy with their rooms. The kitchen had everything we needed, which was great because we cooked a lot of meals in. When we asked for pie pans for quiche, David left them by our front door.
We all enjoyed walking through the neighborhood. The surrounding homes and mountains were beautiful. It was very easy to walk into town. David also provided us with some very good restaurant recommendations.
Our last day we all took advantage of the pool. There were plenty of places to sit and enjoy the day.
I would recommend this property to anyone who wants a relaxing Palm Springs vacation.

Mod mansions clearly has a strong property management team and they are professional and organized. Communication was great and they were very up front. The only downside of this property is that the communal space is a little limited. Totally not an issue if you have some great Palm Springs weather or plan to spend lots of time out at restaurants, but if you plan to cook lots or spend time with your group at the house the communal space may be a little limiting given how much private sleeping space it has and the number of adults it can sleep.

The location and house are both great. The heated pool even in January was a toasty 88 degrees so the kids loved it. House is very well cared for and well equipped in general, though if you love to cook, you may find some of the kitchen utensils rather utilitarian and may want to bring your own measuring spoons.

Very nice home in a great location. The only downside was the incredible emphasis on noise control. We felt like we were walking on pins and needles the entire stay and couldn't really relax for fear of making too much noise. Not the property owner's fault, but it made for a less than ideal stay. We'd probably opt to stay elsewhere next time.

My wife and I rented this property to enjoy with our family to celebrate my 30th birthday and one year wedding anniversary. The house was plenty spacious to accommodate ten of us comfortably. The pool was incredible - nice and warm! Spotless bathrooms. Very comfortable beds. The property manager, David, was amazing - very personable and responsive! All in all, we were very pleased!
The only slight challenge I’ll mention is that the house was littered with intense signage about noise restrictions/quiet hours.
It made some of our guests feel uncomfortable and feel like we were staying in a museum. Don’t get me wrong, we absolutely respect the city policies around outdoor music, but the excessive signage and reminders all over the house was over the top.

We traveled to Palm Springs for an annual couples trip. Finding a home to accommodate 5 couples is not easy, however, this home had all we could ask for and MORE! From the ease of booking, communication, amenities, comfort, safety, and location all were just perfect. We would highly recommend this home to anyone looking to stay in Palm Springs that wants to feel totally taken care of!

8 best lady friends from college (from all over the country) flew in and spent three lovely days at Old Las Palmas. The communication with the management company was easy and prompt. The house had all of the amenities that we needed and the pool was so relaxing. Although the noise ordinance was initially worrisome, we didn’t miss it and really enjoyed the quiet all around us. What an experience from check in to the layout of the home. Everything was perfect and in perfect working order. The convenience of restaurants and stores made it feel even more like home. The kids stayed in the pool the entire trip. The kitchen being open to the lounging areas of the home made it easy to cook and entertain our guest. We can't wait to visit this property again and are looking forward to a yearly family getaway here.

We stayed here for 3 nights and couldn't have asked for a more perfect house for 10 girls. Each bedroom has it's own bathroom which is so rare and great for getting ready :)
The kitchen has all you need to entertain and large dining area was great for group meals. The neighborhood was gorgeous and very close to all bars and restaurants.

We wanted a home with the right location and setup to meet our families needs. It surpassed our expectations. The owner met us upon arrival and was available 24/7 with any questions we had. The inside of the home was nice for big families each room was private and away from other bedrooms. Be cautioned before selecting this house because there is no music at any level allowed by the pool. other than that we had a phenomenal stay.
