About this house rental
Our vacation home has everything you could look for in a vacation home - a beautiful in-ground pool, Air Conditioning (both upstairs bedrooms and both bedrooms on the main floor - 4 units total), close to Old Silver Beach (5.1 miles), and a convenient, comfortable layout with plenty of room for everyone!
Please note - we rent this home FRIDAY TO FRIDAY during the summer! I do have others that rent Saturday to Saturday if that is what you need.
We are also just 1/4 mile to the back exit from Ballymeade Country Club, making this an ideal rental for weddings or events held there! Please note - you can return to the house from the back entrance, but you can no longer get in that way unless you have a transponder. Going the "long way" is still only 2 miles.
There is also entrance to a fresh water pond - Deep Pond - only a quarter mile away. In our welcome book we have a map printed out for you.
We believe we have thought of everything you will need to have a wonderful, memorable Cape Cod vacation, including free high speed internet WiFi, password protected, so bring all your devices!
New for 2020 - we emptied all the kitchen cabinets and drawers and started fresh with everything - silverware, pots & pans, glasses, plates, coffee maker, blender, oven mitts, strainer, griddle, you name it. Everything in the kitchen is brand new in June 2020.
Also New for 2020, we also include linens for every bed, and 12 bath towels for every rental. Note - we do not provide beach or pool towels. Please come prepared. And we handle linens and towels slightly differently than a lot of rentals. We put clean, folded linens on each bed, it is up to you to make the beds. We ask that at the end of your rental that you strip the beds you used, and gather all used linens in the kitchen/dining area, our cleaners will take them away and wash them. You do NOT need to wash them, in fact even if you do, we will still wash them, so please do NOT wash them... same with the towels - just gather the used ones in the same linen pile. Simple and easy.
Also new for 2020, we did a major, $10,000 improvement on most of the furniture, lamps, dressers, end tables, bed frames, etc. New photos June 2020 of those.
The grill was bought new at the end of the 2019 season, and we keep a spare propane tank in the garage in case the current one runs out.
There is a great, private back yard, with a large comfortable pool with a deep end and a shallow end, built in stairs at the shallow end. You can also hang out on the deck and patio, & cook up some steaks, burgers, chicken or veggies on the gas grill for dining under the stars. We have several tables and many chairs. Two tables have umbrellas, too. And we always keep a spare propane tank for the grill in case that one runs out.
Our home has two living rooms and four bedrooms (and a 'bonus' fifth bedroom in the basement with two twin beds and private bath, but since it is in the basement, we hesitate to call it a true bedroom. But it is great for kids or anyone who wants privacy but doesn't mind being in a finished basement). We have a new (2020) dehumidifier in the basement as humidity is ALWAYS present on the Cape so this helps quite a bit! it is self bailing so needs no attention, we have another one in the bedroom that is not self bailing for those really humid days, just turn it on and empty every night.
Lots to love, including a newer kitchen, and a very friendly, open layout! Also, three full bathrooms, one on each floor (including the one in the basement). The basement bathroom is shower only - no tub, same with the first floor. There is also a game room in the finished basement with a 6' x 3' pool table (slightly smaller than normal size). The game room also has a couch, and a large TV with cable.
The living room is open to the dining room and kitchen, the LR has a 42' flat screen TV over the fireplace. Wow, it looks great and is a very friendly layout! The photo of the livingroom is from June 2020.
Our home is conveniently located close to Routes 151 & 28, so it is easy to get to. You will be just a few minutes to downtown Falmouth - one of the best Main Streets in all of New England! And we are just minutes from Mashpee Commons and not one but two movie theaters, including the Falmouth Cinema Pub, where you can have waitress service to eat/drink during the movie! We love it there!
The bedrooms are configured as follows:
BR 1 first floor: (A/C) King Bed
BR 2 first floor: (A/C) Queen Bed, and 1 Twin, Smart TV
BR 3 2nd floor (A/C): Queen & 2 Twins
BR 4 2nd floor (A/C): Queen & futon, Cable TV, smart TV
BONUS basement room: 2 twin beds - note that this bedroom is in the basement, and can have higher humidity. We do have a dehumidifier going at all times, but it is important for you to realize this before your rental starts. Basements also tend to be much cooler than the main floors, so it is actually a pretty good bedroom! But in the past not everyone has been thrilled about a basement bedroom, so we just want to point it out in advance. Also in the basement is a living room, that feels like a full living room and not just a finished basement, because the room has a full size picture window. This room has cable TV, several couches, the pool table. Off of this room is the laundry room. You can see it in the pictures.
Our GARAGE is not available to tenants who rent after September or before Memorial Day. For summer tenants, please note that we store some of our items in the garage, you pretty much can expect to use it for trash and bike storage, beach chairs that you bring etc.
The driveway is quite large, and can easily accommodate about 6 cars, two across. We ask that you refrain from driving or parking on our lawn.

Great location and plenty of room for the whole family. We had a minor issue thefirst day but the property manager and owners went above and beyond to reconcile the issue. They even provided us with a free meal for our troubles. Great family week!

We had a wonderful time at this property! Great proximity to entire cape and easy to get around. House was perfect for 6 adults, 3 kids and an infant. Pool was perfect and backyard was great for entertaining in between beach and exploring days. Would highly recommend!

The host himself is very nice and helpful. (Message him directly not through the app for a quicker response).
The house itself was very large but not clean. All surfaces were sticky. The only “clean” thing about the house were the bed sheets. The windows were disgusting, black with dirt and smudged with who knows what. All the furniture is old and stained. The rugs/carpets also had various stains. The bathrooms were also gross. The showers desperately needed a good clean. You could simply tell it was not cleaned in between guests or even cleaned in a very long time.
The grass has not been mowed for at least 2 weeks though. The outdoor furniture was alright. The grill however was disgusting, covered in grease. The pool is not fenced in separately from the yard.
The location was good, nice and quiet.
If you have even a little bit of a cleaning standard, this is not the house for you. If you want to feel like you’re camping in a house, then it’ll be fine for you.

Our family of 10 (8 adults, 2 toddlers) arrived hoping for some fun and relaxation and this vacation home was just perfect! Spotless when we arrived, spacious and lovely with a huge back yard and a charming front porch with a pretty view, we couldn’t have asked for more. The kitchen is large and two living rooms very comfortable. The bedrooms/beds are also very comfortable and the decorations tasteful with a real feel for the Cape. Our family has been coming to Falmouth for summer vacation for years and this is one of our favorite stays! The house is so close to beaches, ponds and town center and Emanuel was so responsive when we reached out with any questions and provided us with clear and comprehensive info in a binder, including where to eat for good gluten free food! As we like to cook several of our meals, we especially enjoyed the well stocked kitchen! What a pleasure! Perfect for a big group/extended family. We loved it!

The house and pool were great! House has been updated with new decor and is much bigger than the photos.
The only disappointments were that there were no kitchen or bathroom hand towels, so we had to buy and use paper towels. No soap to wash dishes either. The owner stated that they only provide bath towels, which is confusing and very inconvenient for guests.
Also, the house only had 6 mugs. If you advertise having beds for 10 people, there should be enough mugs for everyone to be able to have coffee.
That being said, the great parts about the house outshined these inconveniences, but I hope this review will either help the owners to provide these items for future guests or for future guests to know to bring these items with them.

We were able to rent from Friday to Monday. Everything was as expected and the listing was very accurate. We had one person with limited mobility and the house was large enough for a wheelchair and walker on the first floor. With some clever planning we were blessed to navigate the stairs and it was successful. We would definitely rent again! The backyard is very dark at night as there is limited lighting which limited the kids being in the pool past night fall, but they didn't mind. Great place overall!!

We selected this property for a family wedding. The location and set up of the house were ideal. The pool was lovely. Upon arrival, we discovered issues with the windows and the air conditioners among other things. We were already into our wedding activities by the time Dennis agreed to address the air conditioners.

The pictures make the property seem better than it is. It was very clean with the exception of some of the kitchen items, but the house itself is extremely tired. Things are breaking or don't work. The basement also feels really damp.

Great for our 11 member family. The house was a good size for us all and the pool and yard were perfect. Location was great, near beach, walking/bike trail, mini golf, ice cream, and not as much Cape traffic! If you are cooks the kitchen may not be equipped for you, but it wasn't difficult to improvise. The house was fairly clean. We enjoyed our long weekend here.

Our week in Falmouth was great! The house had plenty of sleeping arrangements, fully stocked kitchen, even some puzzles & games for the kids. It was very clean upon arrival with easy check-in. The pool was wonderful & we used it almost every day. Dennis was easy to reach & always responded very promptly. Overall, we really enjoyed our stay!

Owner Dennis quick to respond to any questions about property and local eateries. Pool a little cool, but everybody got used to it. Inside accommodations updated, kitchen fully stocked. Baths recently updated, plenty of hot water for 10 people. No central air, room airs in bedrooms and living room kept things cool. Basement cool despite no ac. Outside of house needs updating next, maybe a new screen for slider ( wouldn’t close all the way). Overall, for 10 of us, worked well. Bring kitchen towels and face towels and wash cloths ( not provided). Huge lobster pot in garage, but no top. No problem, covered it with cookie sheet and did 10 lbs of clams.
Only 10 mins to Falmouth. Wouldn’t recommend jogging or biking on the roads. No berm and people drive like maniacs, even on the side streets. Go over to the bike trail.

Stayed at Dennis’s property for 4 days; he answered all of my questions very quickly and check in was nice and easy; house was lovely and as described; bathrooms were clean and in good condition. Pool was wonderful and we were able to swim a lot. Kitchen was in good condition and pretty well stocked with pans and utensils for the limited cooking we did. Over all a lovely trip and I would recommend this property to others.

From the very beginning communication with the owner was quick and easy which is so appreciated. Upon arrival the house was in great condition and clean! The house is spacious, and plenty of room for everyone to hang out in, without feeling crammed. The pool and backyard were amazing, and exceeded our expectations! The house is great although it is looking a bit dated and could do with a bit of updating, but overall we had a great stay. The bathrooms on the first and second floor are really in need of an update particularly the bath/showers which look dirty with really discoloured grout etc. The kitchen sink and countertop could do with replacing too, a rusty kitchen sink is not a great look when you first walk in.But, what ever shortcomings the house has the pool more than compensated for. We spent most of our time by the pool and that's really all the kids cared about!
