Shower was blocked and flooded the bathroom twice in two days.

The hotel was nice however the facilities were far too busy to be used by the guests and Our room 245 smelt like sewage which as times was unbearable. There as no option to have dinner as this again was full. We did have a massage which was very nice .

Lovely overnight stay whilst touring around Colne Valley locations. Our room was newly refurbished and immaculate. The staff are very friendly and attentive. Spa facilities are fantastic. Definitely recommend staying here, and would return.

A lovely hotel and very friendly staff. We had two interconnecting rooms. The toilets in each bathroom had issues, one didn’t flush and the other kept running. The view out the windows in each room was also a building site with hammering starting at 8am!
Breakfast was excellent, large choice and our kids loved the pancakes!

Visiting area to attend local restaurant and decided to stay the night. On arrival werent that impressed to see major construction work being carried out at the hotel. Which wasnt mentioned during the booking process. There was a letter given stating they could supply ear plugs if required and to keep windows shut. Reception staff friendly aswell as bar staff. Room wasnt too bad apart from the tatty dirty curtains with ripped net curtains behind. During the night we had to call housekeeping to unblock the toilet, who couldnt speak english and wasnt very happy to have been called. Would have done it ourselves if there had been a plunger. Then later in the evening waited nearly an hour for someone to attend our room, having visited reception twice, in order to tell us that the plug was missing from the bath and to fit a new one, which still didnt hold the water in the tub which was also not a full size. When using the shower the screen was not big enough to stop my wife from getting splashed whilst sitting on the toilet nect to the bath. The breakfast was reasonable, but the hot food wasnt that hot and eggs should be cooked to order rather than sitting there for ages. Had to swap the chair as when sitting back on to the chair it would cause front legs to come off floor.
In the details of whats included, it states free mini bar items - well this consists of an empty fridge, other than the standard coffee/tea there was no mini bar items. Probably wouldnt stay again.

Great stay. Spa area was lovely - jacuzzi, pool, sauna etc.
Very clean and comfortable room.
They are doing renovations at the back of the hotel but not affected on the weekends. Hotel is in peaceful area and restaurant /bar had great live music on the weekends. I would return.

It was amazing!

Parking plenty
Check in - fine - but £50?! And then held for 5 days
Room - what a panoramic view of their new building site. It’s also a super small room. Our neighbours chatted till 2am - and you could almost make out most of what they were saying. I asked to be moved and was told that for an EXTRA £30 I could be given a better room without a construction site view. Perhaps advertise the room view!!??
Spa - mrs had a great massage. Me less so.
Pool steam sauna etc - good
Wifi - average to slow

An okay ish stay. The room was dated and needed a serious facelift! We had a room overlooking the main road, which was quite noisy from 5am onwards. The broken window didn’t help! The shower was broken and unusable. This was due to a burst pipe, which they had to turn off. Hence we had no shower. They gave us a late checkout for free. Ummmm. Breakfast was fantastic!!

Heartbroken at the poor quality of the stay we had, I am so disappointed at a time which should have been so full of ease and so lovely for us.
We booked this hotel to make our little court wedding sligtly more special (we are saving for our big wedding end of next year).
I wish we had have booked somewhere else.
The service all round was awful from reception throughout. They did not inform us at check in anything about breakfast. So when we called at 8am on the morning of my wedding to try and pay for breakfast room service, they THEN informed us that we had to book before 2am by using the door handle order form! The person then said they will try and ask the restaurant if they can bring breakfast up to us and theyd call us back.
They did not call back. Not at 9, not at 10, not at 11, never.
Should it be me, a customer, on my wedding morning, be calling reception after they said they would call me back?
The next morning, I called to ask for more milk to be brought up to the room, they said sure, they didn't bring it. Ever.
I ordered room service on the first night - a flat iron steak. Awful, rubbery, cheap piece of meat.
Literally *the* only redeeming feature was the spa area. Decent amount of space for the people attending. Not nice that the actual spa massage/salon didn't run on sundays as I would have loved to book a massage.
Will be ensuring my friends and family are all warned against this hotel, the customer service is simply awful. Wont be returning.

Its very quiet, clean, safe and has parking. Its not great for walking as its close to main road and no side walks.

Good property if you want to stay close to airport with free parking, restaurant staff wasnt the friendliest and food options after 10pm we limited

Whilst the room etc was all cool, this hotel really shouldn’t advertise room service.
We called 8 times at different times throughout our 2 day stay, no one answered.

Very comfortable bed.
Room had everything we needed although there didn’t appear to be a functional extractor fan in the bathroom.

It was a really big room! Which was great as a family. Plenty of room to move around cases.
Downside there werent any drawers for clothes just a shelf in the wardrobe.
But the cleaning team were amazing and they replenished the water bottles everyday which was great with the hot weather
The buffet breakfast was great! Plenty of food and again staff were lovely
Parking was good, and you can park on the tight as you enter, just drive up to the barrier…as the staff said “park wherever theres a marked space” 😊 just dont forget to register yourself as a guest and the number of noghts when you arrive

Perfectly good hotel with friendly efficient staff and a good restaurant, and lots of parking. Enjoyed our brief stay but the rooms were starting to show some signs of tiredness and the pillows were very hard .

Service was good and room was clean and quiet. Only thing that let it down was the view is the building site in the garden

Very pleasant stay on a Father's Day. Everything was superb

Welcome to an over priced below average hotel. The corridor was littered with empty take away packages and discarded room service plates and glasses. A view from the room of a building site and the ugly old swimming pool building. A Television that only had free view channels, no access to Netflix etc. The ability to hear anyone’s conversation in the corridor from inside your room. A breakfast with lots of choices, mostly poor quality. Had to pay £50 per night deposit on arrival, only refunded £75 instead of £100. A poor quality over priced hotel. Avoid. One plus, the shower was ok.

Was a lovely stay. Even though our room was not initially ready. I raised this to the duty manager Sarah. Who was really apologetic and offered us free breakfast. Room was lovely and bed was so comfortable. Thank you

Really good hotel, clean and modern with great attentive staff, no real fault at all, loved our little stay. Very minor things though…. Shame bar staff can’t pair gins with correct tonics and garnish.

Lovely clean and modern hotel. Excellent breakfast, I wasn’t impressed with the dinner menu though.. I found the bed a bit too firm but that was my personal preference. Bathroom amenities were excellent. There is a lovely spa but unfortunately I didn’t use this. All staff I came in contact with were very helpful and friendly.

Changing rooms in the pool area are falling apart, surrounding area like a building site. Rooms are ageing & tired. Hope is past its best & not to 4 star standard.

Great hotel, stayed over for a wedding. Conveniently located just off the M40. Great spa, jacuzzi and pool. Good clean rooms, staff are friendly and went above and beyond. Only thing being close to a motorway, not much in terms of dining around the hotel.

Room was goòd except the previous person had played with the tv settings and it took ages to set it back to normal.
Breakfast was a little disappointing, no orange juice, toaster not setup correctly, some of the handles on the hotplates were so hot you couldn't lift them and you had to go back and queue a second time for the coffee as it only did cups not mugs

We were welcomed nicely, impressed by our large room and nice bathroom. The shower head was clogged up so it took ages to wash my hair. Getting into bed, I noticed 2 red stains on the bed sheet. I called reception, concierge & housekeeping but no answer. Hubby had to go down to main desk to report the dirty sheet. Receptionist quickly gave us a new room as they couldn’t change the sheets beauties no housekeepers on shift. We had to pack our bags and move down 2 floors to another room. I couldn’t believe it but on the new bed the sheet was ripped!! Tried to call again to report it but no answer and by this stage it was 11pm so we went to sleep. Bed quite hard and pillows also hard. Nice quiet room though and the widows open which is lovely for fresh air.
Breakfast- no bowls so I had to ask. No decaf drinks so I had to ask. The dining furniture is grubby and tatty, both sides of our banquet were ripped and held together with tape.
Check out- lovely apologgetic receptionist but her computer was locked (for over 2 hours) no manager around so she couldn’t access our account. Poor girl was unable to deal with the issues but she was apologetic. She promised to raise our issues with management and call us, however she hasn’t yet and it’s now the end of the day. We are disappointed sadly. On another note, I have called the hotel several times today and the phone hasn’t been answered once!
The room was at cheap and we expected higher standards of cleanliness.
