We’ve always loved staying at Balboa Inn - we’ve probably stayed there more than 5 x over the last 3 years! This time around, it was not so pleasant at all! A bar opened up across the little road and they were playing heavy load rock music until very late at night! Once that stopped and the bar closed, some drunken patrons sat on the pavement outside, talking at the top of their voices, until the early hours of the morning! I hope Balboa Inn will look into this, as sadly, I can tell you, not many guests will put up with this disturbance….

I find the packages offered included the rooms with no view etc., I can’t really stay in a closet looking at a brick wall for a view, so will probably not use Hotels.com for rooms anymore. We had the same experience at Newport Harbor & Hotel in Rhode Island a couple months before.

The hotel staff was probably the best we’ve ever experienced from the front desk- Laura, the valet staff- Dylan and Cory to Chris, the bartender. The location is ideal! The property itself needs some improvements. The large jacuzzi was cloudy and non-inviting. Our queen bed was soft and not the most comfortable. The elevator closest to the ocean stopped working during our stay. The continental breakfast needed some variety especially for guests staying more than one night.

The first room we were in the air conditioning didn't work. They eventually moved us to another room. The location was great but the hotel looked old and in need of repair. Accommodations were not worth the price in my opinion.

Best location of a hotel, literally in the middle of everywhere easy to get to the beach to food to bars to the fun zone will definitely stay here again. Restaurant was OK not enough food for the money we spent and the taste was probably seven out of 10 stars very salty.

I was disappointed when I booked it said two queen beds, but they ended up being two full beds Continental breakfast was terrible package breads not a very good variety at all. We were told bagels and eggs. We had cold cereal, and package bread.

Motel 6 with resort fees. Loud running toilet for our 5 day stay. Old broken blow dryer. Single hanger for two bedroom unit. Bedside unit drawer that does not close. Same complaints from previous customer.

At check-in the staff was friendly and helpful. At check-out the person who helped me was the opposite, rude and not at all accommodating. I had paid $60 per day for Valet for the 3 days I stayed here. At check-in I was told that I could not leave the car parked or my bags so I could spend a little time at the beach. I have NEVER stayed at a hotel that did not allow me to keep my vehicle or bags on hold on the date of check-out. When I pointed out that I had already paid the $60 for valet for the day he said he could "cut me a deal" and charge me another $45 to keep my car parked in valet for the day. I declined as I was already frustrated with his attitude and I felt like this was shady. I will probably stay here again because overall the Inn is a good property and the other staff was super friendly but this situation left a bad taste in my mouth. I wish I would have gotten this gentleman's name because in hindsight I would have liked to place a complaint about him.

While the staff was pleasant, the room was very dirty and outdated. We had blood stains on our sheets, the room smelled like sewer drainage and the door to the patio was so old it didn't close all the way and it was quite noisy with a bar open across the street. I would not stay at this property again unless it was renovated. The location however is right on the beach

Our favorite place to stay in Newport Beach. So handy for the beach, parking, ferry, Balboa Island, Fashion Island, restaurants. Margaritas and Dos XX with great Mexican food just across the street. Thanks for the delicious apples and cookies in reception.

Door wouldn’t shut. We had to call staff to slam the door five times until it shut, every time we wanted to leave the room. Room was dark and had a very small window and was high, we had no access to look out.

The employees didn’t know a lot about the nighttime life in the area unfortunately and I paid for a room that was supposed to have an ocean view in the only time I saw the ocean is if I was standing in the bathroom otherwise it’s not bad place

First every staff member we dealt with was excellent, however they are hindered by the physical buildings themselves. Yes the charm is the old appearance, but the rooms themselves are not maintained, upgraded, or cleaned very well. It is quite obvious there is very little money spent on the basics. Even the towels were worn and dingy. Will not recommend this place or return.

This property used to be amazing. This was not our first time here, but this time was very disappointing. The elevator doors were not working properly. The room was hot, dent on the wall, the mini refrigerator was missing, cleaning service showed up super late in the afternoon. bedding was old and stained.
