Average property but very good location. Bus stop is less than a 5 min walk and if only takes about 20 mins to get to the beach. Very cheap bus fares. Property is close by (again not even a 5 min walk) to convenience shops, bakeries, butchers, fish mongers which is nice as we made use of the cooking facilities in the apartment. The kitchen utensils however were disappointing. Our bread knife was broken / hazardous. No proper cooking utensils available so cooking was a struggle. Our room was only cleaned once. The kitchen was still left a mess when we came back to the room. Most of the staff were pleasant apart from one lady at reception. Dark haired lady. Very rude and didn’t seem bothered to want to help at all. She had attitude towards us when we questioned her about overcharging us for our stay… which she did and she didn’t even apologise. Don’t think she should be working in reception if that’s how she treats paying guests. Apart from that pool was ok. Made use of the ping pong table which was fun. Hotel clean but could do with refurbishment. It’s a little run down in places. Liked the fact there is filtered cold and sparkling water available 24/7 free of charge in reception which was much needed while there during summer.

Spacious room, with bath & shower. Plenty of hot water. WiFi worked. Friendly staff. Very short walk to the best pastry shop we've hit in Cannes so far. Very short walk to an art museum which does full-facility exhibitions (3 floors of Toulouse-Lautrec when we were there). Good walk (20 mins) and simple direct bus ride down and back from the main Cannes beaches.

The hotel was nice, quite bit far from town (there is a bus stop around the corner). But the hotel staff was very helpful, we came around 1pm and were able to use the pool while waiting for the check-in. It was very clean, the room had a kitchen and fridge so we could buy our own breakfasts from the shop.

The studio is clean with a perfect location and everything you need. There is a clean outside pool.

The staff were so lovely and welcoming to us. The view from our hotel was more than we could imagine and all of the other features of the room such as the kitchen, the ironing board and iron and balcony made the stay so comfortable. It was fairly easy to get to and from the hotel too and there’s an amazing bakery just a stones throw away which was one of the highlights of our trip . I would definitely come back again !

This hotel could be fabulous with some TLC. The rooms themselves have everything you need however they need some paint and a little attention. The balcony would be great if the time was taken to paint the railings and the same with the outside steps. The lifts were out of action for most of our stay and lugging our cases down 3 flights of stairs was not fun. We stayed 8 nights and our room was only serviced once after 2 nights. It would have been much appreciated to have the room cleaned later in the stay instead. The hotel itself is a 35ish min (up steep hills) walk from Cannes or you can take the number 1 bus from outside the train station which takes around 20mins. The staff were lovely and I only hope the effort is out in to upgrade the hotel as it really could be lovely. The beds were also very comfy.

Hotel was lovely and appropriately 3 star, a little tired around the edges but comfortable and with lovely staff and a great location.
The only issue I had was the parking height was 2m and my van wouldn’t fit so I had to find somewhere on street, if I’d known before hand I would have taken a different vehicle, but not a major issue.
I’d definitely stay here again.

A very pleasant stay at the Zenitude. Clean comfy. Charming staff. Will stay again. One interesting thing was watching a large seagull trying to open a pizza box on the adjacent balcony table! It flew off without success.

I was in room 109, excellent, comfortable clean separate bathroom and toilet, lovely balcony view overlooking the old Le Cannet and the Esteral mountains in the distance. Breakfast was something to look forward too / grate start for the day. Underground car park, easy access. Hotel staff very polite and helpful. I can't wait to go again , thank you. Alan

Lovely clean and comfortable apparthotel in Le Cannet. Friendly, helpful multi lingual staff. Nice clean pool with comfortable poolside loungers, a well stocked breakfast room, with terrace seating too. Nicely landscaped garden. Only drawback is if, like my daughter and I, you arrive by express coach from Nice Airport , you have a long uphill struggle with luggage. We did learn later on in our stay that a number 1 bus will drop you near the hotel. It is a nice quiet old residential area, but a good 2 to 3 miles walk into Cannes.

The hotel is further away from the Cannes film festival than I thought it was going to be but it was quiet and the bus was just 1euro 50 cents each way

I had friends staying in a villa just above Le Cannet and the hotel was very convenient to them. If it wasn't for my friends staying close by I would have stayed in Cannes itself. I was surprised that the old town and restaurants are very appealing. The hotel is comfortable but basic and in a side street not so easy to find. Staff were very pleasant and the breakfast was also quite basic.

Very pleasant and helpful staff. conveniently located in a quiet area in the northern part of the city. For those using rental or personal vehicle, the facility has parking space, a luxury in that part of the city. Rooms were very clean and maintained routinely. Highly recommended.

Friendly staff who were happy to speak to us in English or French. Rooms always cleaned very well, decent sized pool. Great location too, as a bus stop is at the top of the road and goes straight to Cannes. This is the best way to experience France as you get to see more than just the beach. I wish I could go back right now!

I don't normally write reviews, but this apart-hotel was so good in every respect it seems worth sharing. The room was clean and comfortable with aircon that worked, a useful kitchenette and nice balcony. Security was excellent with a decent safe-box and auto-matic shutters which also kept the room nice and dark on Summer mornings. Pool was clean and quiet. The neighbourhood of Le Cannet is a lovely, peaceful gem with an old artistic quarter, essentially 2km out from the centre of Cannes. Regular bus at 1.50Euro runs late in to night. We hired a car and found free parking in local streets - or you can use the secure parking at a fee (deal for 7 days). Getting to the motorway to the north of Cannes is easy (5 mins) from which you can get to anywhere on Cote D'Azur.
I had some business to take care of during our holiday and the reception staff were incredibly helpful copying, scanning, pdf to stick and vice-versa, plus printing boarding passess etc. Nothing was too much trouble and all free of charge - this is much better than the pricey so called business hotels I frequent.
We will definitely go back when visiting Cannes/ Cote D'Azur

Had a great time at this hotel. One receptionist the lady was very welcoming and couldnt do enough to help you. It is a bitout the way but plenty of buses and taxis into Cannes and we even enjoyed the walk down to the beach in the morning.
