Nice located hotel in front of the opera and shopping street.

The room was large and I received a great rate on hotels.com, so the room value was amazing. So good in fact it may have been a pricing error. The housekeeping staff were professional and the longe area cute. But my experiences with the front desk staff, except for David, were terrible. So much so that I wouldn't return. They ranged from complaining about the hotel guest not returning coffee mugs (I asked for one since you had to get coffee in the lobby and there were no mugs) to wanting to charge me for fresh towels. I am not sure how hotel stars are decided, but this experience was not comparable to other 4 star properties where I have stayed. But it could just be the customer service experience that turned me off to this particular hotel.

No frills check-in and check-out. Staff were attentive and friendly. Great location for walking around Vienna and accessing the subway system.
Elevator (one), though modern, is small and slow. More importantly, it is far away from the lobby and requires several steps up and down to access. It took us ~20 minutes to get our luggage to the room because there was another party in line for the elevator. Both of us needed multiple trips to move all people and luggage.

We had two of the family rooms for us and pur adult children. Plenty of storage, large, comfy rooms. Very convenienient to the Opera house, Nauschmarket, Hofburg palace and Charles Church. Great to have washer and dryer to use in the basement. Had to install We Wash app to use them. Staff extrememely helpful and friendly. Very pleasant stay in Vienna.

You can’t pick a more perfect place for convenience to everything in Vienna. Staff was so very friendly and helpful. Isabella even walked us to our transfer to the train station.
Room was spacious and comfortable. Would recommend and return here.

We were blown away by this room/suite. One of the nicest we've ever stayed in! Just one block from the Opera house. Steps away from Ubahn entrance. The hallways to get to the snug elevator is a little odd, but not inconvenient.

Overall meh . Location was ok . Walking distance to opera, transportation, museum area and stephansplatz shopping . Rooms need updating and wall decor was bizarre . Coffee option in kitchen would have been nice …. Had to go all the way downstairs for coffee so I just bought my own instant coffee. Not to my standard but was there only three nights

We very much appreciated the positive check-in experience and also the team for the delicious daily breakfast.
The location is excellent and just a short walk to the Opera House, which is the hub for the hop-on/off bus.
The room, however, was unpleasant. A bad scent from the bathroom drains for both the shower and wash basin.

We loved everything about this hotel. The woman who checked us in, Alina, was incredibly kind and helpful. We stayed there for 10 days, so our room was very large and most importantly, the air conditioning was AMAZING. We did do breakfast at the hotel one of the days and though pricey, they do have a wide selection of foods and very friendly/helpful staff. The free coffee and sparkling water was a huge plus. Everything was clean, the beds were comfy, water pressure in the shower was great and the hotel is no more than a 15 min walk from most of the attractions in Vienna. We genuinely loved everything about this place and cannot recommend it enough!

Fantastic location, knowledgeable staff on duty at all times, gorgeous rooms with tons of space and a lovely and spacious lobby. Bottled and flavored water, beer and coffees provided as well. Basically right across the street from a huge metro station, which was very convenient. The only flaw was noise overnight from construction- the whole city seemed to be under construction but hardly the fault of the hotel.

Very comfortable and spacious room, super clean and very good. The location is very convenient to visit the main attractions of the city.
Even though it is located on a big avenue, the soundproofing is very good and with closed windows the noise of the street was not a problem.
The reception personnel was very kind and attentive.
The day of arrival we had some problems connecting to the Wifi, but this was resolved early the following day.
The breakfast buffet was very complete varied, for a fair price.
The free beer in the minibar is a nice touch.
I would absolutely repeat the stay in a future visit to Vienna.

I stayed in a room for 4 and it was really spacious with large floor area and high ceiling. Looks recently renovated. Interior design is great, with beautiful furniture, curtains and wall decorations. Also comes with a dining area with pantry. Was expecting an old European hotel, but my expectations were completely blown away. Simply excellent!
The location is convenient, with the opera house just across the street and many cafes and restaurants around. The metro and buses are also within steps of the hotel.
I happened to stay on my birthday, and was pleasantly surprised when the hotel sent some drinks, chocolates, and a card to my room. Nice personal touch!

Gorgeous hotel close to the metro, museums and cafes. Highly recommend for families or anyone traveling. Breakfast was wonderful but an additional cost. Very friendly and helpful staff.

We stayed five nights at Living Hotel an der Oper in Vienna. The hotel is beautiful and centrally located near the hub of Vienna’s main attractions. We booked the Executive room which is spacious and made the longer stay very comfortable. The staff are great and we would definitely recommend this hotel.

We had a room with “2 king beds”. It was not apparent from the listing that one was in the living area, although the photo does actually show the bed in the living area. You just don’t realize it is the living room until you get there. And neither bed was a king. Still, the suite had one bed in a separate room, nice bedding with lovely pillows, and the living area was spacious and comfortable. The bathroom was good. The kitchen would have been quite serviceable but had no cooking implements and the oven had no racks in it. They did provide a broiler pan when informed of this. There was no coffee maker, just a kettle. The hotel has no ice apparently. There are 2 nice grocery stores less than a block away. There are about 6 stairs up to the elevator.

Hotel was very nice. We found the beds too hard for us. The bathroom mirror was dark but there were other mirrors in the suite. We liked having the room. The breakfast was good but at 50 euro a couple was a little on the high side for what it was. The staff were very very pleasant.

We stayed here 10 days in May and could not have been more pleased. The location near the State Opera is walking distance to the key sights, safe and right at the intersection of several underground train lines. We had many dining options at the Nachtsmarket, but some of the best options are within a few doors! The hotel itself is gracious and up to date. Coffee and sparkling water are unlimited in the lobby and beer and water were delivered to
Our refrigerator each morning. The staff was pleasant and helpful.
