Room was perfect but the street noise was terrible. Glad to have gated parking, but couldn’t sleep until 3 am because of the street activity.

We stayed on a Saturday night and our room faced the street. We’re used to city noise so that wasn’t an issue. Except, there were party buses cruising around until 2am. They’re like mobile clubs and very loud.
The bed isn’t comfortable but survivable for one night. The staff is kind and friendly. You get what you pay for here which is not much.

The temperature was 96 degrees outside. The air conditioner did not work at all. Our room was 90 degrees. I felt I was having a het stroke Located above a bar. Loud music, Yelling til 3 am. Bathroom tile floor was filthy.

The staff is wonderful and goes out of the way for your comfort.rooms are clean, comfortable and quiet. Parking is convenient.

The AC was out in the building. They were aware but did not tell us. We put our things down in the room and check in and figured the AC needed time to cool down the room and we left for dinner and a concert. When we got back to the room at 11:30pm the room was 92 degrees in it. We were asked to move to a room with a portable AC. I asked to move the Ac to our room or for a partial refund as we would be leaving if we had to pack up our things. We were denied a refund and left upset.

The hotel is in a bit of a sketchy area, and everything is pretty old/outdated. The airconditioner is extremely loud, and their was also a lot of street noise that came through. That said the room is spacious if that is what you are optimizing for.

It was right next to the convention center and next to a lot of options for eating or for shopping. It had a few nightclubs and bars

The AC did not work, so they provided an oscillating fan, which did not do much to cool off the high 80 deg temperates. We left the window open at night to cool the room down, but there is a lot of street noise. Staff was friendly, but the room conditions were rather poor.

The woman who checked us in was lovely. The location was very close to everything we wanted to do which was fabulous! There are quite a few homeless in the general area, but nothing more than you see in any big city. And the streets were well lit from the San Pedro Market to the hotel. The rooms were very small for the furniture. The one huge negative was the AC. They had put a small portable unit in the corner of the room, but the tube filtering the air to or from the window had fallen off and the heat the unit put out from working made the room hotter instead of cooler. We didn’t figure out the tube until the morning and we couldn’t get it to stay in anyway. Other than the A/C, everything was fine and a good deal for the price. You can tell the hotel used to be very fancy, but it hasn’t been kept up.

This hotel had nice people that worked there only. It is surrounded by homeless people. The air conditioner in the room was loud and couldn’t leave on to sleep. If opening a window was an option, you could hear traffic noise and people all day and night.

Clean, neat, convenient and friendly staff. The area around the hotel is a bit dodgy- did not feel safe at night when walking back to the hotel. But this is a very convenient location and perfectly comfortable hotel

We were greeted and checked in by a very nice woman. The problem was the room. We walked in at it was 85 degrees. The AC was set at 70. Cool air was coming out of the vent but it stayed at the corner of the room. The AC was SO LOUD! Will not go back

The Hotel is lovely, I can appreciate the history. The staff was friendly and hard working. This was a 10 minute easy walk to the San Jose Convention Center. Plenty of amenities. There were A/C issues, however I adjusted to them by closing my drapes during the day.

Older hotel, well-maintained and reasonably comfortable. The manager was on-site and very personable and helpful. Nice breakfast room. A/c was being serviced so the hallways were warm but rooms were fine.

Oh boy I had high hopes but...this place is sad and old and in a really run down part of San Jose. There's very little nearby, hotel needs full renovation and the breakfast was terrible (worst coffee I ever tasted). Saddest of all...it's impossible to call them. The number rings then fails to connect. I left a few things of reasonable value in the room. When I realised and called to check I simply couldn't connect at all so that stuff is lost.

Property was clean but typical downtown area. The AC was out and it was very hot but we we given a fan which made it bearable. Decent restaurants in the area. Manager was very thoughtful considering she had to deal with a hotel with no AC in 98 degree temperstures.

The staff was great. The hotel is nicely remodeled. The area has many culinary and entertainment options. The air conditioning went out at about midnight making it uncomfortable in the room and disrupting sleep.

Tina at the front desk was informative and helpful on the phone. When we arrived, we admired her love for plants in the lobby and parking lot.
For the room, the pillows and bed were actually comfortable, slept great without a stiff back.
It was helpful the room was stocked with extra hand towels and wash clothes. It's always nice when we don't have to call for more towels.
The hotel is in a perfect location. We were able to see a comedy show, and bar hop until 2am.

Within walking distance of SJ University and court house. The breakfast is more than adequate and I appreciate the refer and micro in the room. There are number of eating places within easy walk distance There is also a grocery store within an easy walk too. There appears to be some homeless folks in the area. There is also secured parking. All in all I will return.

Place is outdated, A/C extremely noisy, even the adjacent rooms are noticeable, parking was closed when we returned from our event and had to call/wait until access was provided. This should be a 1/2 Star place maximum

The hotel and staff were great. The room was very clean and comfortable. The area around the hotel is a bit sketchy but not their fault. City needs to step up and help improve conditions - not unlike any other downtown area in California (San Fran and LA have similar issues).

Its been a horrible experience at this hotel. After numerous months of chatting with Tina, the front desk, she invited us to stay. However , upon checking in , there was major issue with AC Electrical, and zTina was very defensive about it. She changed my room, still same kind of noise the ehole night, we couldnt sleep with this ongoing noise. I stayed at Major brand of hotels , never encountered such noise ever!!. Pls be awre of this before you checin in.

The stay coincided with a very warm day. The A/C unit - in a utility closet within the room - was very loud, even with earplugs. The hotel / room are OK and centrally located, but I will likely look for other accommodations next time.

The only good thing about this hotel is the front desk staff. They are super lovely and helpful. Unfortunately, that does not make up for the rest of the issues. There is an awful smell in the hotel. They use car air fresheners and hang them in the hallways. The bedsheets were dirty and stained. There were bugs on the drapes. The TV doesn’t work properly. And the air conditioning is so incredibly loud, don’t expect to get any sleep. You couldn’t pay me to stay here again.

Excellent front desk service—very attentive. The boutique hotel is unique in downtown. It is a quiet stay near restaurants and landmarks. Centralized location in heart of downtown close to light rail transit service.

The front desk lady took $100 hold against any use from the snacks and we used 1 peanut and one almond for $3 each and I was charged $24, the bed sheets, pillow case and balnket were so dirty and stain all over it, walls had dirty feet marks and the drawer had T-shirt from previous guest which means they didn't doba proper house keeping, carpet was very sticky and the AC was super super loud we had to turn it off cuz it was that loud and I'm not even exaggerating room # 406, me and my wife agreed that this was by far our worst hotel experience ever, I want to be refunded for this horrible reservation and I took lots of pictures if you need a proof. Thank you

The Hotel was nice. It’s downtown San Jose so there are interesting characters walking around! Although they have a gate they close at night, I was concerned about my car safety! The continental breakfast was nothing to write home about. I was disappointed in that!

Hotel wasn't bad, a little cramped, bed was stiff, bathroom door didn't latch, only one partial roll of toilet paper was provided initially (had to request more and they only brought one roll at a time). Listing did not say that parking was paid only, so that was an unexpected fee. Overall not bad, likely won't ever stay here again.

Front desk staff person was great. But the windows are not insulated so the noise from the street (and it’s a busy street) disturbed my sleep. And I had the pleasure of waking up at 6:30 w the garbage trucks outside. I would not stay here again. Especially for the price. Oh and the shower curtain had so much mildew it was gross
