Nice stay in a historic renovated tabac factory converted into design hotel and cultural center. The room is spacious and comfortable bed. No noise form outside but maybe the sound from the old pipe and the outstanding golden pipe all around the hotel. The buffet breakfast is just ok for 18€ and you need to ask for the coffee and the different kinds of eggs at the bar.

The front staff members were very kind. I'd like to tell them first of all. Also, the room was modern and clean.
The best point about this hotel is that the bus stations to Bilbao was very close.
However, it means that the old town for bal hopping was a little far (15-20 minutes walk from main area for travelers).

Location is central but a bit awkward due to construction. Didn’t love the immediate area alone at night. Had to walk through construction to get to any places to eat. Bed was very comfortable and space was stylish. My air didn’t work and it was stifling in the room. Shower overflowed dramatically as the drain was stopped. Hair drying did not work. I attempted to “dial 9” for reception three times for more towels but there was no answer. In the morning the person at reception did not seem to believe my concerns. This was only one night so I kept moving. I have noticed that in response to previous reviews, management offers apologies that appear to put responsibility on the guest’s unreasonable expectations, but no accountability or apology. There are other places to stay with less hassle.

Very clean property; very close to bus and train station. 10-15min pleasant walk to beach/restaurant areas. Beside a lovely park. Rooms huge with nice toiletries and big shower. No tea/coffee making facilities. Didn’t try hotel breakfast.

The property is very cute and particular, very hipster, although very expensive rate per night considering the (not) services you get.
Breakfast in jar is a nice concept and all products were very good quality.

Bed was very comfortable. we had issues with bed linens (poor conditions) that were changed promptly.
The shower kept getting clogged, terrible cleaning condition of the door finishing…..
We got Connecting rooms so make sure to ask for another option! Loud noises coming from the other guests entering and leaving the next door room, tiny walls.
Gym is dirty, extremely humid, smell of mildew and underground so no light again. No one cleaned it or sanitizes it after usage, not even housekeeping.
Unfortunately no compensation of any kind was given at check out, just a brief apology, as the reservation was made on Expedia and not directly with them.

Beautiful rooms in the same building as a cultural centre / cafe within easy walking distance of the city centre. Would have liked tea / coffee facilities in the room but otherwise perfect

This was our third hotel in San Sebastian and our least favorite. There was no parking on site and it was expensive to park about a 10 minute walk away. I should have noted this before booking. The hallway carpet was quite dirty. There were no good restaurants in the area.
On the good side, the beds were comfortable and the rooms were large.

Hotel lobby just a desk in a converted Tobacco factory. That said the room we were allocated 110
on the ground floor. No direct view from the windows as the cills are 2mts high but loads of daylight (sky).
All clean throughout. The very high ceilings / windows had very heavy curtains, one of which, the blackout liner was broken. We were assured we would not be charged for the damage done previously.
We asked for a kettle but advised no cups available (nor tea / coffee)
Breakfast (extra) was served in the basement by a seperate catering company . All food was served in jars. Different but quite nice!?!
Asked receptionist if there were any nearby restaurants as the old town is a good 20min walk away (and as it was raining). We were informed No. She failed to suggest a nice restaurant/ bar on the 5th floor of the same building.....
I don't think she wanted to be there....
Not sure I'd return....

The hotel is located only about a 10 minute walk from Old Town and 20 minutes from La Concha beach which is ideal, the staff were extremely attentive and friendly and dealt with all of our needs. The hotel breakfast was always extremely fresh and is sustainability focussed. My only negative about the hotel is that it is located in quite a loud neighbourhood and was not the best place to walk through late at night

Very good hotel for a short visit to San Sebastian. The front office crew was always helpful and ready to give us recommendations for best places to get pintxos.
However, the rooms are not soundproofed. Our room had a middle door (I guess it was convertible to family room) and we could clearly hear all conversations next door. Not a good thing when you get a noisy neighbour...

Great staff! Special thanks to Nagore and Ane! Spacious and very clean bedroom and bathroom. Mini fridge, coffee maker, and walking distance to bus and train stations. We walked to San Sebastian Cathedral, shopping stores and restaurants. The best Pintxos!

Loved the hotel, not located in the old city but is a walking distance from there (15-10 min). Really quiet area, and very easy to arrive from the train station. Very clean, big and comfortable rooms, staff very nice. Breakfast is really cool and recommended.

This hotel looks great in photos and has clearly been designed to catch the eye of those who like on-trend hotels, but once you arrive it all starts to feel a bit disappointing.
Immediately on entering the room it was clear that the facilities were kept clean and tidy but were not well maintained. There were numerous marks on the walls, the hard flooring is very badly scuffed and worn, and the staircase decoration was damaged. Upstairs on the mezzanine, there were stains on the sofa and marks on the desk. Also there was spilt coffee stains on the bedside table.
The bathroom was very clean, but again there was minor superficial wear/damage to the mirror shelf.
The bed was clean and comfortable, but the curtains were a bit of a let down, allowing in just enough light to wake you up from both the corridor and outside, no matter how we arranged them.
The layout of the room looks great in photos but could have been done in a much more practical way, by having the bed on the mezzanine and a larger living area. This would allow more wardrobe and drawer space and would have been a space big enough to open our large suitcase. With the current arrangement we were only just able to do this in the passageway. Also, the choice of noisy metal drawers that catch on a metal wardrobe frame in a hotel was just plain stupid. The drawers were so loud whenever they were opened that I could hear when our neighbours were getting dressed!
Overall this is a decent hotel, but not great.

Cons: late check in time. From 2pm, it became to 5pm because room was not ready.
room 110 aircondition is dysfunctional. It turns on but doesnt cool the room.
We complained first night and they said they cant do anything about it because they are fullly booked. They would have given a refund but i booked through hotels.com so they cant.. so they promised to have it fix the next day. On 2nd night, we still had the same issues. so i complained to hotels.com and they contacted the property and was told they are not willing to give a refund or any compensation for the mishap..
If you plan to book this hotel, think twice. If i were you, book elsewhere. Location isnt that convenient either.

Room was spacious but housekeeping didn’t do a good job cleaning the room. It is very dusty and a lot of mosquitoes/bugs. However the reception was helpful. Only thing is they claimed that they are 24/7 but most of the time you can’t find them.

Simple but nicely designed with high ceilings, but then it’s in the cultural center so it should be delivering on that point. You do not notice that the train station is nearby which was something we worried about and just a short walk to the center. Breakfast was great. So all in all very happy with our choice and definitely at a good price point compared to many other stays in Donostia which we found overpriced. One point of critic just, windows were filthy on the outside, to the point you needed to close the curtains to not look at the pidgin feathers stuck the glass.

The hotel location is perfect. Central and very close to Coach station. It’s next to beautiful Maria Cristina park. The staff at reception are friendly and polite.
I’ve stayed here a few times and as long as the prices remain reasonable I’ll keep staying at this hotel on my Donostia visits.
