I could hear every step that the guest in the room above me was making, the floors creaked very loudly, which disturbed my night sleep tremendously The rooms are tired and basic. The food in the restaurant is overpriced. A very mediocre beef burger was £18.

The allocated bedroom was in need of a real update. The bed was very uncomfy - no support so I asked and received a change. I then had a room with 2 uncomfy beds. there were black long hairs on the bed, there was a really off smell through the corridors and the food , described as fresh was cold and underwhelming. I would not use it again or recommend it. It was only £54 so low expectations.

Nice hotel , good restaurant, good bar, rooms in good condition. I booked three rooms for work and all three of us were aching with sore backs because the mattresses were done in fact one of my lads slept in the floor on his duvet because it was more comfortable. My en-suite was too small I had to climb on the toilet to shut the door to get to the shower and no towel hooks.

I recently stayed at this hotel and was quite disappointed. The bathroom had mould, which was unpleasant and giving the whole room an unpleasant smell. The mattress was extremely flat, and I could feel the bed frame underneath, making it uncomfortable for more than one night’s sleep.

Bad points,
Party of some description on Saturday night ( I was made aware this could be a possibility on my conformation email nothing before) . Loud music until 00:30 general party atmosphere until then shouting, smoking and messing about right outside my window
Very dated decor, completely unsupportive mattress, could feel every spring literally laying on the base. The walls are paper thin and every single floor board was creaky so you could hear everything one someone went to the toilet or left the room for a cig.
The whole place smelt of damp
Did not sleep welll here at all.

Good points , staff were very friendly. Evening meals in the pub were good value and enjoyable . Location is nice on the canal with beer garden and local to golf course .
Bad points , generally run down rooms , dirty carpets and uncomfy beds . Asked for additional pillow as was only given 3 between the two of us , never arrived . Had hardly any sleep due to position of room . Music until midnight and every floorboard creak you can hear as people walk by . The walls are very thin and as people took dogs out throughout the night , they could be heard on the corridors . Doors bang shut and disturb sleep at all hours . I had a black beetle run across the bedding one night when I was lay awake, as couldn’t sleep due to all the noise . Do not stay here if you want a peaceful nights sleep . We have come home exhausted after 3 nights of poor sleep quality .
Also had issues with being charged wrong and food served in-correctly as orders not written down by staff . Heard a few other customers complaining and having to challenge bills , makes you feel uncomfortable .

Staff were very helpful and friendly. Food was amazing and excellent value for money, especially the 241 offer. Drinks reasonably priced. Excellent location for the Belfry and the British masters golf.
However the room cleanliness was very disappointing. Bathroom door was dirty so was the window frame and windowsill. The tea tray was dirty, hand print on the mirror. The room was in need of a upgrade.

Booked for a supreme double but was given an at best an average double room with a skylight window which you could see out of.
Arrived and no heating on in room.
Mould on the tiles in the shower (bright white tile with black mould in the grout).
Noise from the bar could be heard in the room and disturbed our sleep.
The restaurant was on the other hand exceptional. Staff could not be anymore helpful and nothing too much trouble.
Meals were great with great selections.
Just a shame the room let it all down and limited parking when there was a function on, had to park offsite.

Receptionist was rather nice ; but thereafter was less so. We had to wait 20 mins upon arrival to get attended to, and apparently we had booked a good room - I’m scared to say my fellow readers, this room was not lovely; Infact rather grim.
Skid marks, dust, a non functioning TV, black mold and a room mate (a dead spider along with it’s webs) left my friend and I feeling rather dirty, and not too thrilled to spend the night here. Was close to the airport though so I guess that’s an upside.

Although the staff were helpful and friendly, it’s really a hotel for builders and lorry drives who want cheap accommodation and wholesome food.
Food is reasonable in ample quantities but lacks finesse. Also rather expensive for pub grub. Dinner for one with tow glasses of pretty basic white wine came to £43. Well over the top.
Breakfast was chaos in terms of organisation.
Overall, not for business people or families and definitely not for couples.

Lovely family friendly hotel, in a great location and perfect for my needs. My room was lovely, very comfortable and clean, but the bathroom was a little tired, with peeling paint and several hairs on the tiles, hence the low cleanliness mark. Still had a very pleasant stay, slept well and it was good value.

Tired rooms
I’m not surprised though - I’m sure this brewery owned pub does so much money in the summer they don’t have to worry about anything else. Right by the canal. Moved from the first room as it was road side. Second room was better but you can still hear people in adjacent rooms/upstairs.
Evening meal was good - breakfast was terrible but I left it late and the buffet had obviously been out for a long time. The only thing that was anywhere near edible was the toast you do yourself. Couldn’t even cut my bacon !
Seeing as last week I was in Cornwall spending 30% less on much better rooms there is definitely work that needs doing to get this up to scratch

I am first to complain about this hotel and have done so recently but this time, exactly as it should have been. Clean and functional, even the bed was OK.
For the price paid, i say it is very inexpensive even if a bit tired

Booked a Kingsize accessible suit, the bed wasnt even a double as it was too small the the bed base no blankets or pillows for the bed just a very thin quilt and two very thin hard pillows. It was so cold in our room as i think one of the windows is broken and doesnt seal properly. We had an accessible shower room which was absolutely filthy and covered in mould and unclean. There was still someones soap suds left all over the bathroom floor. As well as some red fluff dont even want to think what that was from. I didnt end up using the facilities as they were so disgusting the shower chair was covered in muck aswell, also we woke up to an awful smell in our bathroom from the drains i also used the toilet in the morning to find it full of mucky water yellow and brown in color. When i asked the receptionist why i had no kingsize bed she said it isnt advertised as a kingsize after proving it is she didnt offer any kind of reimbursement or change of room. That is their only accessible room so i dont understand how they have it down as kingsize at all, its more like 3/4 double. This has been my 5th visit and each time it hasnt been the best as last time i couldnt watch tv as they didnt have a working remote or tv buttons. I will not be staying here again i have tried to give this property the benefit of the doubt as its a beautiful location but the staff are way below par for customer service and cleaning

Very dated hotel for the money there charging. Heaters in the room was not efficient enough to heat the room. Looks like the heaters have been in since it was built and not blowing any heat out. Beds was terrible to sleep in rock solid.

Have stayed at this hotel for years now as very close to work, but is showing real signs of age and could do with a good spruce. Last night though hit new low. No heating in room, phone thermometer measured at 13degrees. I should have mentioned it but just wrapped up in the blanket and left early in morning. Breakfast selection was poor and badly cooked, hot water had tale taste spoiling the morning tea.
As always pricing is competitive but in future I will pay the £30 more per night for a better hotel experience.

This rating is based on a 1 week stay as a hotel guest. I did not use the event or restaurant facilities.
This is the most uncomfortable and disappointing hotel I have ever stayed in. The pillows are maybe an inch thick. I got an attitude thrown my way when asking for extra pillows. Which were probably an extra inch thick. The bed is thin and you can feel the springs. The housekeeping just leave towels they don’t even clean the toilet or shower (which has black mold growing). The vending machine stole my money and they said it’s not theirs so they can’t help. Hairs on the sheet.
People are constantly smoking so it makes your clothes smell, I think the housekeeping smokes tbh. When we would come back there would be towels in our room and it stunk of smoke.
The staff were overall rude, except for the couple people who work the bar area (I only used it to buy a water for medicine).
The walls are thin, wifi is garbage, rooms are old, outdated, and uncomfortable. Location was good but that doesn’t make up for the rest. I do not recommend.

A simple hotel which did the job for a one night stop over. The restaurant was fabulous with exceptional food and service. However, beyond that, the hotel is very tired and although everything was functioning, it was worse for wear. The hotel warned me about their live music nights. The music itself was absolutely fine and bearable. However, the drunken revellers swearing outside until 1:45am did disturb sleep and unsettled my little boy. All staff were lovely (especially those in the morning who helped recover my little boy's teddy after we had checked out). Overall, a very mixed stay but largely did the job.

Not clean (water on floor in bathroom), mould in shower, dirty, nothing like the front of the property. Rooms are so tired. Loud music until gone midnight. Was offered another room and that was even worse. Would of gone elsewhere if wasn't so tired.

This is such a lovely property, and the staff are wonderful.
There are areas which could benefit from refurbishment but this just adds to the character of the property!
Dinner was lovely as was breakfast, we both felt so comfortable and at ease it was great

The staff were lovely, and tried their absolute hardest, but the rooms are dire.
The bed mattress in my room was so poor I couldn’t sleep on it (you sank right to the divan base when you sat down) - on complaining to receptionist, they managed to find me a different room - which was just as bad.
Light fittings above bed broken, no heating, towel rail or hand soap in bathroom, chunks missing from carpets and walls…..
At breakfast I overheard a member of staff saying they had been almost fully booked for months - surely they can afford a few new mattresses and some basic maintenance? It screams of neglect.

We had no loo roll had to go ask for it no spoon for tea and no sugar the bathroom smelt like drains the bed was not comfortable at all and the pillows were very hard I had 2 controls for the tv both did not work

The hotel is fine, the restaurant is in a much nicer condition than the rooms. Our bathroom had an issue with the drains or something and smelt terrible all night. The smell had gone by the morning.

There was black mould in the shower in the 1st room, which was around the whole of the bottom of the shower that was c.50cm high. It was fairly thick but I could wipe it off with my finger.
After asking, they were happy to change the room for us, however we also highlighted that we had booked a king bed (but only had a double bed).
FYI no rooms have a king bed, so the adverts for the inn are incorrectly listed.
There was also dust all over carpet and walls (thick layer of old spider webs) in 2nd room (so at this point we started taking pictures...)
Some further issues:
•Shower door doesn't close properly (pic)
•Radiator doesn't switch on or work. (blown fuse?)
•Replacement electric heater had to be requested and eventually provided upon asking again which looks like this (pic)
•Gap in the window (heard the road all night...)
•Pillows are incredibly thin
•Mattress is worse than one you'd have at home
•The cheapest red wine at the bar is £20 but it retails at £6.95 online (https://albionwineshippers.co.uk/product/ca-del-lago-montepulciano-dabruzzo)
•Tv remote didn't have a battery cover and the stand by, volume down and programme down buttons all didn't work
•TV not a smart TV so can't cast (beyond freeview channels)
•No hairdryer was provided
To top it off, as we checked out, there was no hint of an apology for the inconvenience during our stay.
There were some positives:
Food was good (wings, kofte, chicken burger and nduja pizza)
Shower temperature and pressure is good

Hotel is a little tired. In the 2 times I have stayed there, the showers are needing cleaned up and repairs done. Door hanging off, shower constantly dripping etc. Could also do with a higher level of cleanliness. Having said that, the location is great and convenient with the canal but not so much with the sewage treatment plant nearby.
