Really enjoyed our stay in the Garden Room. The house is beautiful and well appointed. Great location in walking distance to the concert we were attending at the Variety Playhouse. Kathryn's waffles were great and we really enjoyed chatting with her. All in all, A-plus. Wish we'd had more than one night, but there's always next time.

We stayed at Sugar Magnolia B&B this year to attend DragonCon. Although this was originally a backup plan to staying at one of the downtown hotels this turned out to be an outstanding choice and we’ve already rebooked here for next year. Although I could spend a lot of time talking about how clean, quiet and comfortable the room and house were, what really made it exceptional was the personal touch that Kathryn the inn keeper brought. It was like staying with friends. Breakfast each morning was different and included fresh made waffles with fruit and whipped cream,Brioche French Toast and an egg tostada with fresh yogurt. Parking was available on the street right next to the house and getting an Uber/Lyft downtown was ~$10 and less than 10 minutes. I highly recommend staying here.

We had an amazing stay at Sugar Magnolia Place! The place itself was really nice and cozy. It was also clean and had a coffee and tea station. Kathryn was notably kind and accommodating! You can tell she loves her job. The breakfast was always superb and it was nice to have a chance to chat with the other guests.

A very cool building. A bit funky, the bathroom was across the hallway. Felt like a real home. Beautiful woodwork. Great neighborhood. Very nice breakfast. We could hear MARTA from our bed in the morning, which was funny because we can hear BART from our home in the Bay Area and it sounded exactly the same. Wonderful restaurants nearby. Would stay here again.

This was our first time to Georgia and the first place we stayed...wow! A perfect introduction to Southern hospitality in an amazing location. Kathryn is a gem (thank you for taking such good care of us!). We were going to do our own breakfasts in our lovely cottage due to dietary restrictions, but she wouldn't hear of it. She took the time to learn what we could eat, and what we enjoyed and then proceeded to make us perfect, delicious breakfasts! She shared lots of great information, answered all our questions and gave great recommendations. We won't hesitate to recommend Kathryn and the Sugar Magnolia B&B to friends who travel to Atlanta. P.S. We loved walking the the Krog Market for dinner- so fun, so many great choices for food and drink!

I stayed in the Garden room, it was quiet, safe, and gorgeous. I am new to the Bed and Breakfast scene and because of Kathryn I would absolutely recommend Sugar Magnolia to anyone. My lock was a bit wonky, the place was safe which i appreciate as a solo traveler.

After searching for hours to try to find a hotel that was affordable, safe, and close to State Farm Arena, I found this TRUE GEM on Expedia. This is a beautiful old home (the first development in Atlanta) that was absolutely perfect for me and my daughter. We were able to walk a few blocks to the Krog Market where there are many great food selections, and we enjoyed the stroll through the historic Inman Park neighborhood. Kathryn, the Innkeeper was excellent with communication and the house was immaculate. There was soft jazz playing in the downstairs areas, and a full office space was available as well as a large sitting area (complete with baby grand piano) fresh water, drinks, coffee, etc. both upstairs and down, and a private bathroom for each of the rooms. We met the other guests for the weekend, who return each year, and we plan to return also. The French toast, fruit, and bacon breakfast was delicious, and there was also a Revolution Donut Shop down the street. I have many photos to share. Each room & the guest house in the back, the lovely gardens outside, and the entire area were all beautiful. There is also an art gallery next door.

Such a beautiful building! The host, Kathryn, was so friendly and the breakfasts were delicious! Forgot to ask if there were any available, but a box fan or oscillating fan would provide some nice white noise. Make sure to go to Revolution Coffee & Donuts after breakfast, it is such a short walk away!

First of all, Kathryn is a ‚jewel‘ - cummunicative, helpful and tries to do her best and in case one is interested in old houses, old-fashioned interieur and so on, then it could be your accomodation. But we expected something different. We didn‘t want to stay in such an old cottage house and take a shower in a bathroom from a century ago. We are also not friends of having breakfast with people we do not know - the breakfast is in a dining-room in the main house and all the people staying in the B&B have breakfast at the same time. Unfortunately, there was no communication at the table and it felt quite strange. The main house seems to be full of private stuff of the owners. Lastly, sleeping in the cottage with a group of 3 is nearly impossible due to the ‚sofa-bed’ and the double bed in the sticky and very warm attic. All in all, we were not satisfied…sorry, Kathryn

Sugar Magnolia is an exceptionally charming and unique B&B. The location is great for exploring Downtown and East Atlanta, and the staff (Debi and Kathryn) are very welcoming. This is a must-try, particularly if you're going to the Eastern for a concert or visiting the King center!

This is a lovely B&B. Kathryn the Innkeeper was wonderful, so kind and very helpful (and makes a great breakfast!) Jim & Debi (the owners) take such great care of the property and the house itself is beautiful inside and out. I loved working on the giant crossword puzzle, they have some great artwork, a massage chair, a piano and an "honor bar" where you can make a cocktail for happy hour. We truly enjoyed our time there, and the bed was SO comfortable. It's within walking distance of a couple of restaurants and the area has some beautiful parks and homes in the surrounding neighborhood. There is free street parking by Sugar Magnolia which sure beats paying $40 for parking per night at a hotel. We loved it here and would absolutely stay here again!

The entire house has a historical aspect to it that makes it feel very homely for their guests. The care that the staff upholds really makes Sugar Magnolia the best place to stay when visiting Atlanta. Perfect distance from all of the attractions in downtown Atlanta. I am definitely staying at Sugar Magnolia from now on when we visit Atlanta.

Beautiful home: bed, linens, & pillows were comfortable, & the honor bar was a nice touch for evening unwinding without having to leave after a hard day. Considering the home was built in the 1860s, the floors are squeaky, but that’s part of the charm of an old Queen Anne. The home is in a nice, safe neighborhood, just 3-miles from downtown. Even if I drove, Uber seemed like a convenient way to move around at about $10/ride.
Kathryn, in charge of breakfast, made sure I was fed, even if I couldn’t make the breakfast hour. She took special care to ask about food allergies and just generally made me feel cared for while traveling. She is an absolute gem of a person!
I would love to return when not traveling for work, but simply as an escape from everyday life. (Aviary Room)

Hi Katherine (hope I'm spelling your name right!) Thank you for being so attentive to my needs during my trip to Atlanta this week for work. The hustle and bustle of Market in January along with the dreary weather inclined me to choose a B&B this visit instead of a downtown hotel and it was a wonderful game-changer for me. Breakfast was delicious each morning and I enjoyed the company of lovely, well-traveled, interesting guests each morning. I stayed in the guest house in the back which I love but as I've noticed with some other reviewers, it is lofted so folks just need to keep that in mind if they're taller. The house was humbly/comfortably appointed and there were so many small touches that really made it homey. I highly encourage folks to stay here who are road weary and need some kind and human connection. Katherine, then only thing I wanted to mention is that when I showered the water does tend to pool on the sides of that bath- not sure how to fix? Thank you for such a lovely stay. This was my mom and I's first time staying in a B&B and it will not be our last! It was an amazing experience and I really loved the owner. She treated us like family and made us feel very welcome. The house is also absolutely beautiful and authentic. If we are in the area again, we will be returning here.

I stayed in one of the cottage suites in the adjacent building. It was clean, comfortable and very relaxing. Kathryn was a wonderful hostess and breakfast was delicious. Will definitely be staying here whenever I come back to Atlanta.

We had a wonderful stay and were made to feel like family/friends. The house itself is beautiful and perfectly maintained. Our room was extremely welcoming, spacious and comfortable. In spite of the heat of Atlanta, the house itself is cool, with vents situated throughout the house circulating cool air. We had our own bathroom situated across the foyer - the other bedrooms have their own en-suite. The shower was wonderful - perfect water pressure and toiletries are provided.
There is a communal fridge in the dining room providing complimentary soft drinks and beers. You can literally help yourself! There is also a bar in the living room - this has an honesty box.
Now our host - we had Kathryn look after us. What can I say? A wonderfully friendly woman who epitomises southern hospitality. One morning we had to get up early (for the walking dead tour in Senoia) and it was no trouble for her to serve us breakfast and coffee a little earlier (8am). Each morning Kathryn made something different - my favourite was waffles with southern peaches. She was just so lovely and kind. We were sad to leave! If we are ever back in Atlanta, we will be back. Don’t hesitate to book this place.

Loved this stay, don't listen to any negative reviews. The home is dated, but beautiful. Kathryn was an absolute pleasure. Food was simple but tasty. Accomodations and communications were absolutely pleasureable. Location is key to the city and I will definitely stay here again and again.

B&B Manager was outstanding, great personality and very friendly. She is an asset to the B&B. Location is in a safe, charming neighborhood. The B&B has lots of areas to sit and relax which we enjoyed. Breakfast was very good. The 3 rooms within the house were very well appointed.
The only negative aspect was the owners of the B&B were around, but not very friendly.

Great location in a leafy, residential area just 15 mins from The Martin Luther King Centre and close to some great places to eat at The Krog Street Market. A wonderful welcome from Kathryn who served us a delicious breakfast .

What a beautiful property in an incredible location. Convenient to the beltway and Krog St Market and not far from Piedmont Park, restaurants, galleries, and more. We would absolutely stay here again. The caretaker is so welcoming and cooks up a delicious gourmet breakfast. The grounds and house are impeccably maintained. I wish we had discovered this place years ago! So appreciate that it is also affordable and includes breakfast and free street parking. It truly is a gem!
