Wonderful location in Spoleto. Tasty breakfast! We chose to gather some local salami, cheese, wine and bread for a lunch on the terrace of the hotel. They supplied plates, silverware, etc. we had dinner at Appolinare. It was quite extraordinary! Great food and service!

Staff are very helpful and welcoming; delicious breakfast; our room was spacious and very clean; comfortable bad and spotless sheets. Next time in Spoleto I will choose this hotel again.

Beautiful spot but more of a bed and breakfast that’s a hotel. Do not drive. Very difficult to get to by car and if the 3 spaces out front are not available it is a very big problem

The hotel was an old Italian building but nicely kept. The view was beautiful and the breakfast was delicious. The desk clerk was very helpful when we needed transportation.

This lovely spot, overlooking the mountains and valley, is WOW in every way. Tucked into a tiny side street, the entrance is spectacular. Your first impression continues as you enter the residence, are greeted warmly to the hotel/home, and well into your beautiful room. The photo on Expedia is accurate; the room is spacious and lovely. Every inch, including the bathroom, is spotless, and you want for nothing. Breakfast is in an intimate, sunny room; the service is personal and the food delicious. If you drive, there is parking, but limited.

Fantastic hotel!
Our room (#404) was sparkling clean, had a lovely view, and was super comfortable.
We enjoyed breakfast on the terrace most mornings and were very satisfied with the items offered, everything was fresh and attractively set-up.
The hotel staff were wonderfully attentive, kind, and professional. We don’t speak Italian so we were appreciative that English was spoken. Anna arranged our transportation from Rome, which was great.

Amazing place, a restored palace with modern conveniences and a spectacular garden. Difficult to reach but worth the effort. Everyone treated us with such kindness and the surroundings, both manmade and natural, were unforgettable.

If you like a quiet hotel with helpful staff this is ideal. Just on the edge of town overlooking the countryside, easy walk into town for eating out. Only downside is that it is on the opposite side of town to the railway station.

This is a lovely place to stay in Spoleto. You pass through narrow medieval streets and then you walk through the gate to an elegant garden on a terrace overlooking a beautiful view. This is also the view from the room. It is located in the uppermost part of the old town.

Beautiful setting and views, but can be difficult to find. The hotel is up some very narrow, windy streets, necessitating the owners to drive our car up to it!
When we had difficulty trying to get a taxi to the next village for a weddiing they even took us there themselves. Wonderful Italian hospitality, thank you.

Excellent property at a high up position with nice open view. Nicely decorated and maintained. Breakfast at the terrace with view of the garden and Valley is really pleasant. The access road to the property is a little difficult but the staff are more than pleased to help and park so it is not a problem. The recommendation of restaurants for dinner by the reception lady is really good which turns out one of the best meals we had in our Italy trip. Our room is a little small though since it’s on the top floor with roof but is bright and cosy.

This is an outstanding hotel. The views are wonderful. Laura, the owner, welcomes you into this beautifully restored hotel. The breakfast is ample and delicious. The coffee is excellent!

We really enjoyed our stay. The hotel is beautiful. The owner Dennis came out and brought in our bags and said he would park the car as the parking area is small. The courtyard is stunning. We ate breakfast out there and in the evening we ordered a drink and enjoyed the view. Dennis also provided a recommendation for dinner which was Il Tempio. The restaurant is in walking distance and was the best dinner of our entire trip. I would highly recommend this hotel if you are visiting Spoleto.

We loved this town and this hotel. It is owned and run by a couple who live in the hotel, are perfect host and hostess. Driving in spoleto is very difficult and they helped us to get our car in and out of the town.

Wonderful entrance to the hotel - an archway to a garden, with the Umbrian countryside beyond. Breakfast in the garden, listening to the birds.
There is an escalator(!!) leading from the river side right up to the castle, not on any of the maps, and from there it is a short walk down to the hotel

This hotel sits high up in the old city, with an amazing courtyard that overlooks the mountains. It's also just a few minutes' walk from the main squares and Duomo, as well as the castle and aquaduct. The staff was very helpful in booking dinner at a local restaraunt, and recommending shops. They also brought drinks and a snack (no charge) to the courtyard for an afternoon respite. Our room view was slightly marred by traffic noise from the highway below, but overall this is a beautiful hotel with fabulous service in a fairytale setting!
