The two-story townhome's layout includes three bedrooms and two and a half bathrooms and is in move-in condition. The property is curated and staged to comfortably welcome up to 6 guests. Each room has a fresh bed and bath linens. The master bedroom has a king-size bed and a Smart TV. The other two guest bedrooms each feature a queen size bed with Smart TVs of their own and share a guest bathroom. There's also a pull-out couch, however, linens are not provided for it. The kitchen has updated stainless steel appliances. The unit offers a laundry closet with a washer and dryer. There is a back upper deck accessible to guests. Parking is available on the back driveway and garage. We set out a welcome basket with snacks and K pods for the Keurig coffee maker. This is a non-smoking property, not suitable for events, children are welcome. Pets are considered, and pet fees apply.
A 5% discount is applied to all stays beyond a week, and a 10% discount is reflected for stays beyond 30 nights.

Our mission is to extend a welcoming space where guests can take away memories. In the spirit of doing so, we not only welcome you, but we expect your will to comply with our house rules and acknowledge receipt that these rules have been understood. Adherence to occupancy policies and limits is strictly enforced. These policies are in place for your safety, as well as the protection of the vacation home and the vacation rental industry. Violation of these policies may result in immediate eviction with complete forfeiture of all tender paid. Thank you, we genuinely appreciate your cooperation.
Early Check-In & Late Check-Out
Both alterations are based exclusively on availability. We require ample time to meet sanitation standards before each new guest. Please inquire about your date range, as there are no guarantees. There is an additional fee of $20 for every hour before or after standard time for each accommodated request. There is a 15-minute grace period after 10 am check-out, a $25 fee ensues every 15 minutes thereafter. If you need to check in before our 10 am check-out time or need to check out after our 4 pm check-in time; We require the additional night to be booked to accommodate your request.
Non-Smoking
This home forbids indoor/outdoor, smoking/vaping. Evidence otherwise will incur a $400 housekeeping expense for the additional sanitation time and effort to reinstate the listing.
Damages/Incidentals
You will be responsible for any damage to the rental property caused by you or your party during your stay.
Pets/Animals

Lost Items
We are not liable for any items left behind. Our protocol is to return all articles found to our office. We are glad to arrange retrieval, and or ship found items, incurring all shipping charges onto you, a tracking number will be provided.
Mid-Stay Clean
Stays beyond 40 nights include the cost of a mid-stay clean. This is a maintenance requirement to keep the listing as marketed. The mid-stay clean includes the replenishment of linens and toiletries. Excludes organizing/cleaning personal belongings. Scheduling is arranged at your convenience, you do not need to present for the clean to be fulfilled.
Extra Guests
Parties are prohibited. External CCTV access view of the entryway and driveway along with sound sensors will be set off should there be a prolonged noise disturbance. A gathering will be considered for anyone in addition to the number of guests listed on your reservation. There is an additional fee of $25 per extra person, per night for each additional guest beyond the property's bed count.

Extension Alteration

If there is a fireplace at the property, it is solely decorative, non-functioning, and is prohibited from being used.
Grill
If there is a grill at the property, you are welcome to make use of it during your stay. Please utilize the cleaning brush within the grill and additional cleaning tools located in the kitchen. Be mindful of checking for flammable debris. Ensure the knob is left in the off position. Do not leave children unattended while making use of the grill.
Trash
All trash must be bagged and placed in the garbage bin. Please assist us by rolling the bin to and from the curb on instructed pick-up day. Trash removal incurs a $50 fee. (Fee may vary depending on the amount of trash being hauled away.)
Electronic Monitoring Devices / Smart Home
For the safety and convenience of our guests, we employ various smart home and security devices throughout each of our properties. They are categorized generally by their location as either an exterior or interior device. Items such as electronic door locks, exterior security cameras, and video doorbells are used to actively monitor audio/video on the exterior of a property. On the interior of our properties, we actively monitor temperature, humidity, and sound decibel levels. Each property may be equipped with Smart Home devices such as Amazon Echo (Alexa) for the convenience of our guests but these devices do not record or store audio. Amazon Echo devices are equipped with a microphone mute button as well. There are never any cameras or recording devices on the interior of any property. Guests are prohibited from tampering with, removing, or disabling in any way electronic monitoring devices.
Internet
Our internet service provider limits data consumption to 1.2TB a month. Designating a daily 40GB limit. Exceeding the amount based on your stay's date range incurs a $15 fee, for every 40GB beyond your stay's total allotted data usage. No refund shall be given for several devices, outages, content, or lack of content or personal preferences about cable/internet/satellite service. Services are provided as a convenience only and are not integral to this agreement. No refund shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences concerning service.
Maintenance & Landscaping
This property utilizes a septic tank. Our cleaning checklist affirms its functioning maintenance. Upon arrival inform us immediately should there be an issue. We ask our guests to be mindful of only flushing toilet paper. The property's general maintenance & landscaping is handled by independent contractors. Should a work order be fulfilled during your stay, we will provide due notice and do our part to not inconvenience your stay.
System Failures
In the event, the rental unit sustains a failure of a system, including but not limited to heating or cooling, water, sewer, septic, electrical, gas, plumbing, mechanical, appliances, heat pump, ventilating, pool, hot tub, or other system or structural systems, neither the property owner nor the Management shall be liable to Guest for damages, and no refunds will be given for such failures. However, Management will make an effort to promptly repair or replace the failed system or equipment, and in such event, the Guest agrees to permit the Manager or its service provider to have reasonable access to the property to inspect and make such repairs.
Unforeseen Occurrences
Management will not assume liability for any loss, damage, or inconvenience caused by but not limited to the following: weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. There shall be no refunds available as such instances are beyond the control of Management. It is highly recommended that the Guest considers travel and/or rental insurance.
Personal Property and Injury
(i) Owner Insurance: Guest personal property, including vehicles, are not insured by the Owner or, if applicable, HOA, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner/Management does not insure against personal injury to Guest, guests, or licensees due to any reason other than the condition of the Premises. (ii) Guest Insurance: Management recommends that Guests carry or obtain insurance to protect guests and licensees and their personal property from any loss or damage. (iii) Indemnity and Hold Harmless: The guest agrees to indemnify, defend, and hold harmless the Owner and Management from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage, or injury to the Guest or licensees or their personal property.

All payments are nonrefundable: If the Reservation is canceled, all payments will be forfeited. A cancellation waiver is available for purchase on your Reservation. The cancellation waiver costs 10% of the gross rental fee and allows you to cancel within 48 hours before the check-in date. You may cancel for any reason up to 48 hours before check-in if you purchase this option waiver at the time of booking and we will refund funds held for reservation minus the cost of the waiver. We stayed here for a baseball event in Emerson. Woodstock is a super cute town with great restaurants and local shopping. It’s not great if you need/want to be near things like Dicks or Whole Foods as those are about 20-30 minutes away. The commute to Lakepoint 30-40 min
The property itself was good enough. Check-in was easy. There were some unusual odors in the garage which made for a rough intro but once upstairs they were gone. The property looks as pictured but several things were broken- blinds wouldn’t open so it stayed very dark in the unit, the screen door to the deck was one of those that is off track so you had to pick it up and slide it and hope you don’t pinch your fingers at the same time. There was a broken picture frame in a bedroom with glass missing, and the master shower dripped all day and night. All small details that add up to make a difference and none would be hard to fix. Also the electrical outlets worked on and off. The dryer quit working but once we unplugged it and plugged it back in we got it to work. The blender also didn’t work which was a huge bummer for us as we are a smoothie family. I reported this hoping for a quick replacement but no such luck.
The details do make a difference. The bedding was scant. The sheets felt like sandpaper. And the couch has some tears in the upholstery which downgrades the unit.Kitchen is well equipped and management was very nice.

Everything was mostly how it was advertised. Good communication with property manager. Plenty of room. Clean. Plenty of towels.
Not negative and would stay there again, but just a note to people staying there. No blankets besides one throw blanket on the sofa. Google TV does not have regular basic cable. Was able to load app info into TV's but expected at least basic cable. Would have not hindered us from staying there but being clear about that would be helpful for the future. I'm a big NBA fan and watching the playoffs was important.
Again, the above comments aren't negative but a heads up for future renters. We would be happy to rent again.

Beautiful townhouse in a perfect location in Woodstock. Easy access to outlets area, I575. Very clean, plenty of towels! Even a garage to park you car. Plenty of places to eat nearby. Property manager was great - we had a question about internet speeds at the home (we had some work video calls). They went to the property and checked for us! We would definitely stay here again and highly recommend.

This property was perfect for four adults. It was a last minute booking to attend a wedding. I am very happy it was available. Five minutes drive to food and shopping maybe 20 minutes walking. The townhome is a great size and layout. Not overly decorated only the necessities. Easy community access and quiet area. I’m was very happy with my stay and would definitely recommend it as long as you are okay going up and down stairs. My calves got a good workout.

It was a great location! Full of restaurants and places to shop if you need anything. The house has a great space to hang out with the family and relax. It was clean and well-organized. The neighbors are super kind and friendly, too!
