You'll have the freedom to check-in and check-out of the home on your own. However, I'm available most times. Please reach out if you need something.
The home is located in the Bates-Hendricks neighborhood. Very close to everything that's going on.

Downtown is just minutes away. Bates-Hendricks has the following places to stop in:

-Two Chicks District Company
-Lincoln Lane Coffee Shop
-1718 House Bar
-Tex-Mex

You're located close to Garfield Park, a 136-acre park with amazing sunken gardens, a conservatory, MacAllister Amphitheater, and a Farmers Market May through October.

You're also close enough to easily make it to the Fountain Square neighborhood. It's 8 blocks East. There are too many spots to name in Fountain Square, I highly recommend the following:

-Bovaconti Coffee
-Kuma's Corner
-Maialina
-Wildwood Market
-The Inferno Room
You'll have access to the entire home (2 attached townhomes) and the third floor roof deck.
You'll recognize the home immediately when you arrive. It's painted like an ombre sunrise in the front with a soaring three-story black wall in back.

The home is sparkling clean. Our cleaners have certification and have trained to keep you and the house safe. They take extra precautions to wipe all surfaces and highly touched areas.

You are so close to everything going on. Minutes from downtown, Fountain Square, Fletcher Place, Garfield Park, "Mass Ave.", Eli Liliy, the Salesforce Tower and "The Circle", which is the center of the city. Here are some popular destinations:

*Bankers Life Fieldhouse - 1.5 miles, 1.5 minute drive
*Children's Museum of Indianapolis - 6.8 miles, 12 minute drive
*Indiana Convention Center - 1.5 miles, 5 minute drive
*Indianapolis Motor Speedway - 7.5 miles, 14 minute drive
*Lucas Oil Stadium - 1.3 miles - 4 minute drive

The home itself has been renovated. The home has engineered hardwood floors throughout and custom tile that is unique in each bathroom, upgraded plumbing and lighting fixtures. Everything was designed with your stay in mind. The layout has a full bathroom for every bedroom, which is convenient for large groups.

PARKING
There is a gravel parking space behind the home with 4 parking spaces. If you need more parking, on-street parking in the entire neighborhood is free.

You may park in front of the home; however, it is recommended that you park to the west of the home prior to where the street merges. All parking on Sanders Street is also free. Please do no block the alley or block neighbors parking spaces or garages. The neighboring business, Daniel's, has a grassy area that they will allow guests to PAY to park in. Please speak with Daniel's before parking on their property.

ACCESS
Entry to the upper and lower units is through the rear of the home. The black door on the back of the house leads to the upper unit and the yellow door on the back of the house leads to the main level unit. There is also entry from the street to the main level unit. There is an easy touchpad entry for these 3 entry doors..

STAIRS
There is a full flight of stairs to access the upper level. There is a second flight of stairs which lead to the third-level roof deck. To enter the first level, it is only necessary to go up 3 steps. The rear parking area is gravel, which is not smooth. There is a new sidewalk and steps when you enter the back yard that lead to each door.

Two full kitchens include French door refrigerator, oven range (gas upstairs & electric downstairs), microwave/vent, dishwasher, & garbage disposal. Small appliances are on-site for your convenience, including a traditional coffee maker, handheld blender, tea pot, & toaster. There are dishes, silverware, knives, glasses, wine glasses, cooking utensils, and pots & pans. There is an extra large island with bar stools to relax and enjoy appetizers and your favorite beverage with your group.

BATHROOMS
There are 3 full bathrooms upstairs and 3 full bathroom downstairs. All have showers with tubs and a handheld shower.

BEDROOMS
Six bedrooms with queen size mattresses. Four of the bedrooms are en-suite bedrooms, two upstairs and two downstairs.

LIVING ROOM
There is a sleeper sofa with a queen pull-out mattress on each level. There is also a queen size air mattress in the upper level. A 65" smart television is mounted in each of the 2 living areas, login to your subscription apps to watch your favorite shows. And there is separate wi-fi for the upper and lower levels.

DINING ROOM
There is dining room located in-between the living room and kitchen in an open concept area on each level. There is a vaulted ceiling on the second level. Each dining table is set to seat 6 with 6 chairs. However, there is an extra leaf in the master closet for the upstairs table which expands the table to seat 8.

EXTRAS
The washer and dryer with laundry supplies are located on the second level in the hallway closet. There is also a washer and dryer on the main level in the utility closet off the kitchen. Sometimes, due to time constraints, the cleaning crew will leave some linens drying in the dryer. If there are some linens there and you would like to use the washer and dryer, please just move them aside into the basket. Thank you.

There is a pack n' play and a high chair in the master closet upstairs and downstairs.

FIRST AID
There is a first aid kit in the bathroom on each level that opens to the main living area. It is a blue pouch inside the common bath vanity.

If there is an emergency, call 911. Also, the security keypad has emergency buttons to dispatch police, medical or fire assistance The local non-emergency police number is 311 from a mobile phone.

The neighborhood is located just south of downtown. It's near the Indianapolis Cultural Trail and the Rapid Transit Line. There are scooters available. You could explore the city without needing a car. However, you can easily get to all parts of the city with a quick drive or Uber trip. There is free street parking in the neighborhood and there is parking space behind the house too.

This is a great place to stay if you need to have multiple rooms & bathrooms. The home was clean & tidy, & we appreciated the ability to stay in a home as opposed to a hotel. We had six people in our group & each person was able to have their own bedroom & bathroom. Four of the bedrooms had bathrooms ensuite. The other two had bathrooms right outside their door, so that was fine. However, those bedrooms did not have a dresser or luggage rack, so their suitcase had to either sit on the floor or on the bed. These bedrooms also did not have a mirror of any kind, so there was no way to check your clothes or do your hair. One frustrating part about the property was the access to the upstairs level. You had to go outside the house & use a separate entrance. The neighborhood is a bit sketchy & for six women, we didn't like that aspect. We understand you need to have two separate entrances in the event you rent to two different groups, but having an inside stairway that could be accessed thru a locked doorway would of been nice. At one point during our stay we came back to the house to find a very dilapidated car in the alleyway with the driver's door open & a homeless looking guy sleeping underneath the back end of it. We kept an eye on him & after a few hours he woke up, picked up his belongings, got in his car & left. So not a problem, but a little alarming. There was also no working light inside the door of the house on the bottom level. Coming in after dark was concerning.

Met my sister & family at Here Comes the Sun to celebrate Christmas. There were 10 of us & the house was perfect! Everyone had their own bedroom & bathroom. We cooked a lot & the kitchens were fully stocked & met our needs. Our only negative is the surrounding neighborhood. There is a gas station across the street and one nite cars were quite loud peeling out. The owner had a fan in the closet & that helped drown the street noises. On the positive, the fenced in yard, parking and rooftop patio were awesome. We very much enjoyed our stay.

Location of this house was perfect for our managers retreat. Each unit was clean and had several extra amenities that was appreciate it. I also love that each room had its own separate bathroom.

Kris was an excellent host. Everything was not only as promised, but exceeded it. We had a wonderful time. Less than 10 minutes from Downtown Indianapolis. Speedway and another minute mart a 2 minute walk.
