GUEST ACCESS. You’ll access The Suite Spot via the wooden gate on the left side of the house labeled “The Suite Spot” where you will walk around through your backward space and enter through the black door with your PIN. Once you enter your PIN you will walk down the stairs to your cozy suite! 🏡HOUSE RULES *** Any violation of the House Rules and/or Pet Rules may result in immediate termination of your booking without refund.*** • No Smoking / Open Flames Indoors • No Unregistered Guests • No Parties or Events • Quiet Hours 10pm - 7am 🐶 PET RULES • $75 Non-Refundable Pet Fee, 2 Pet Maximum Occupancy • All dogs MUST be crate trained and potty trained. (Crate not provided) • If being left on the property alone then all dogs MUST be crated. • Pets are NOT allowed on any of the furniture at any time. • Guest MUST ensure all feces (poop) is picked up and disposed of in the provided waste basket out back. • Guest MUST clean their pets paws when coming in from outside of the property (wipes are provided - inclement weather dependent). ⏰ EARLY CHECK-IN & LATE CHECK OUT • Early Check-In: We're happy to consider early check-ins on a case-by-case basis. If you need one, just let us know, and we'll do our best to make it happen! • Late Checkout: For any late checkouts, a $50 per hour Late Checkout Fee will apply unless prearrangements were made with the host. Your understanding and cooperation are highly valued as we aim for a seamless departure, setting the stage for our next guests. Thank you! 📝 PLEASE NOTE *We live on the main level of the home and we have taken measures to keep noise to a minimum, however, noise may pass through the walls/vents from time to time. We kindly observe the quiet hours from 10pm to 7am. Your comfort is our priority! WHAT IS INCLUDED Upon check-in you will have the following included to use as needed for the duration of your stay: • 5 Regular & 5 Decaffeinated Coffee K-cups • Starbucks Medium Roast regular and decaffeinated ground coffee • Assorted creamer singles • Assorted tea bags • Sugar, Stevia, and Honey packets • 2 toilet paper rolls • 2 paper towel rolls • 2 dishwasher pods • 1 Tide laundry pod • 3-5 dryer sheets • 2 kitchen garbage bags • 2 bathroom garbage bags ***If you need any additional supplies during your stay we generally do not replenish more than what is provided upon check-in. There are multiple stores in the area to include but not limited to King Soopers, Walmart, and Target. 🔥❄️ THERMOSTAT(s) The HVAC thermostat is located on the main level which the guest does not have access to. We generally keep the house temperature 70°-72° F from 6am-8:30pm and 67°-69° F from 8:30pm-6am. There are also large egress windows in each bedroom for you to open as you wish. Each room also has their own thermostat for the electric baseboard heaters. 🍼 CHILDPROOFING Guest understands that no special efforts have been made to “childproof” this house and accepts the risk or harm to any children/infants we allow on the property. 🧯SAFETY DEVICES • Security camera/recording device. • Carbon monoxide alarm installed. • Smoke alarm installed. • Fire extinguisher accessible. We were welcomed with a fantastic, clean and organized rental. Arcade machine is the cherry on top that fills the gaps with children and brings back my 80’s arcade experience. Comfy beds and big screens in all rooms. Highly recommend. Hosts were patient and kind with our requests. Five star!!

We had a great time in this perfect house and stay while dropping off our daughter to college. The setup of the rooms with large TVs and video game council was awesome. The location is close to grt up to Boulder and suburbs of Denver. We will definately return here and highly recommend it.

Great communication before, during, and after stay. Clean and modern accommodations. Comfortable beds. Great outdoor area. Location is close enough to attractions in downtown area, but also proximate to the western trails and outdoor activities. Wish we'd had a longer stay so we could try more of the hundreds (maybe thousands?) of video games that triggered massive nostalgia.

Warren and Jacquie were incredibly kind and very communicative. The place was very clean and they have games and tvs and board games to entertain you. The arcade games were awesome and we even enjoyed a hook game they set up next to it. Everything you possibly need is there because they are very good at utilizing the space they have. Full kitchen, with a dishwasher and oven and full sized fridge. They have spices and pans and cutting boards and knives, etc. They also had a washer and dryer. The place was very clean. You can also tell they put a lot of work into it. They’re dedicated and nice and care about your comfort. It did get a little warm at night— most nights cracking the window open helped but a couple nights were a little too warm for my liking since we can’t actually control the thermostat. Other than that, everything was absolutely perfect and well worth the stay. If y’all need a place to stay in Colorado, this is it!!

I have nothing but good things to say about this location! The owners are extremely kind and communicative. If anything is needed you can ask the owner and they respond just about immediately. The house was beautiful and super clean, also in a very close location to a lot of stores and necessities. The outside was cozy and beautiful with all the snow. I wouldn't suggest staying anywhere else other then here. The only downside is you can't really control the heat downstairs. Which wasn't a big deal to me since we don't get cold easily. Most nights we slept with the window cracked and it was more then enough to keep us comfortable. I highly recommend this location for anyone that chooses to stay in Denver! They have very much earned my 5 star review! Thank you to the Suite Spot for accommodating us!
