Our King and Queen mattresses are superior quality and cannot be split into two discrete beds. All bedrooms have block-out blinds so you can sleep in.
The new kitchen has gorgeous mountain views, Caesarstone benchtops, under bench LED lighting and Miele appliances: gas cooktop, rangehood, electric oven and dishwasher. A fridge/freezer, kettle, coffee capsule machine, a coffee plunger, a milk frothier, a slow cooker, a rice-cooker and toaster are all provided. The convection microwave is a large, top tier brand, i.e. there are two ovens, both with grills. The kitchen is fully appointed including; two cast iron French ovens, fry pans, saucepans, plenty of glassware, cups, plates, bowls, crockery and utensils. The pantry is stocked with some key staples; e.g. a Twinings Tea chest, a starter pack of coffee capsules, oil, salt, pepper, spices. Strick NSW hospitality laws prevent us providing anything but the basics. All bookings receive a complimentary bottle of wine.
The adjoining dining room has stunning views and comfortable seating for 12 guests at a dining table built for 14 people - there is plenty of elbow room.
The home is beautifully appointed with high quality furniture including a very large loungeroom with large, soft, comfortable lounges.
The loungeroom has the best views of the home and also includes a large 75" HD SMART TV mounted on the wall, free to air digital TV and unlimited fast internet so you can access your Netflix, STAN and YouTube! A stereo with CD & radio are also provided as is a small CD library. For the kids there is a separate 42" TV with DVD player downstairs (in the kid's rumpus room) with a good library of DVDs provided. Free-to-air channels are also available.
The temperature in the whole home is managed by a state-of-the-art, 8 zone, ducted air-conditioning system. There is also a large slow combustion fireplace with a three-speed fan. Sometimes our gardener leaves firewood on the lower lawn however it is quickly consumed by guests. Firewood may be purchased from any petrol station in the Blue Mountains or from any of the hardware stores in Katoomba and Blackheath. The Mt Victoria petrol station is open 24 hours, 365 days/year.
The main bathroom is renovated with a large free-standing bathtub set in a gorgeous bay window, a large separate 'rain' shower, two heated towel rails and a heated LED mirror, (i.e. anti-fog) with built in Bluetooth speakers. You can stream music from our WIFI into the mirror. A separate toilet with luxury toilet paper is also provided. Note the ensuite bathroom in the master bedroom also has a bathtub - there are two bathtubs at BELLEVUE All our bathrooms are stocked with professional hair-care products - not cheap supermarket brands.
The large mud room includes two front loader washing machines (Miele) and two auto sensor dryers. An iron & ironing board are located in the wardrobe of the 3rd bedroom.

Beautiful house, lots of rooms, views are stunning and the fireplace was delightful.
Was very windy the weekend we came up so couldn’t really utilise the outdoor areas and fire pit.

Our group of six had a fantastic girls' weekend at Bellevue. The location was perfect – close to local attractions while still offering peace and seclusion. The house was incredibly spacious, giving us all plenty of room to unwind. The kitchen was fully equipped, and the living room was the perfect place to take in the stunning views.
I can’t recommend Bellevue enough!

Amazing views, in a suburban street but once inside the home it doesn’t feel like it. Communication from the owner Richard was prompt and friendly.
We stayed in catching up with each other and the home accommodated our group of 6 perfectly. No need to room share and enough lounge space for everyone to laze.
No firewood is supplied, with the aircon there is no need for it but worth noting if you like to use a fire.

Beautiful view and gardens but the amenity varied. The zoned heating was excellent and the kitchen, laundry appliances top notch.
But there were issues big and small that put a dampener on the overall experience: The sensor light near upstairs bedrooms came on at varied times every night waking us up despite the blinds being down. They are very bright! We assumed possums or similar triggering them but I’ve never experienced the issue before. For a high cost, billed as luxury place, some things are shoddy or a bit cheap -ill fitting door handles, wobbly toilet roll holder, Aldi coffee machine (not good) Aldi toiletries and more including tiny ineffective heated towel rails but almost no other places to hang towels or clothes in bathrooms,a tea pot but no strainer, cheap plastic cooking utensils, mismatched crockery, 2 electric blankets that didn’t work, a very dangerous mat in front of the fireplace that slipped all the time, causing a trip hazard. The fire screen is too small for the fireplace and the wood we were able to purchase locally as none was provided was wet and mouldy. We had young children, which was declared and there are swings in the yard but they were extremely dirty and rusty and no effort appears to have been made to clean them. There were cobwebs here and there & bathroom light/heater is mouldy.
This was an expensive rental and we were happy to pay but expected the experience to align better with the cost.
The location and the view are glorious however.

We had a wonderful time here, we stayed indoors and played cards and games and I was well stocked and had a beautiful vibe with an amazing view at every angle 😊 we were lucky enough to wake up and see some snow falling, made the kids holidays even that much better, Thank you for having us all!

The property was fantastic we stayed as a group of 7 for a girls weekend away, and we loved everything the house had to offer. Richard was very easy to deal with and very accommodating with check in and check out flexibility.

We had a fabulous stay at Bellevue. The house was amazing, very spacious, clean, well stocked kitchen, lots of bedrooms, fireplace, well set out, beautiful views, comfy lounge, huge TV and everything we needed and so much more. Richard the host was excellent - answered all our questions, quick communication and very generous in giving us an early check in and late check out. The area is quiet and outdoor space is just as fabulous as the indoor space. We will definitely be back!

We are a group of family friends who do our annual group trip once or twice a year.
No doubt Richard's house is one of the place that would last in our memories.
Beautiful place and view is breathtaking, picture cant do the justice.
Great space and open living area along with a warm fire place that we spent most our evening.

House heating is so great, to the stage we hardly use it during the day as for some reason the house is warm enough in winter with sun coming through all the windows.
Travelling with children, with the toys and kids separate lounge area there, 100% is a yes! None of the kiddos complaining their bored.
Early check in and late check out is another + for us!
We would definetely keep this place in mind for our future plans and highly recomended to our friends!

The house was lovely, the beds were comfortable. The house was clean except for the microwave and oven, which were very dirty.
There were several pans with surfaces that were badly damaged and would have been unhealthy to use. I noticed references about the state of pans in earlier reviews and assumed that they would have been replaced.
Apart from the above kitchen issues, we enjoyed our stay. I particularly appreciated being allowed to check in early, and check out late. We had a fantastic family weekend. There are not many homes that comfortably accommodate 11 family members.

We had a wonderful stay in the property at Mount Victoria. There was only 6 of us so we had our pick of the bedrooms. The kitchen was well stocked, the heating was amazing, the outdoor area was great too - we had a fire in the morning and a breakfast BBQ. Loved the bean bags in the lounge too. Would love to come back with a larger group, it's a great house for entertaining. Thanks for having us!

Our Senior Leadership Team used this place for our annual staff retreat, and it was perfect for the team and in a great location for excellent restaurants (we went to Blaq). Everything about it was absolutely ideal and I would recommend it to someone looking for a large house to use to take the work team away for planning, team development or agile work away from the office.

Blue Mountains Getaway
My family and I recently stayed at the Bellevue property in Mt Victoria. The house is well equipped for multi-families to stay, as well as in-house stay should the weather be less cooperative. The outlook of the nearby mountain area was amazing and made you feel like you are in your own secluded paradise. Richard the owner is very prompt with communication and readily contactable should you have any questions. I highly recommend Bellevue for your stay at the Blue Mountains and we look forward to returning.

Lovely property
Had a lovely time. Unfortunately we had rain and clouds so never saw the view but can tell it was there. Didn’t realise we were to take own wood for fireplace but my fault for not reading everything. Disappointed there was only 2 bathrooms instead of 3 as listed but a call from Richard clarifying the issue was greatly appreciated. He’s an excellent host even though there were a couple of issues beyond his control, he was quick to assist. Appreciate the offer of early checkin and late checkout

This property is a fabulous place to stay.. well located with magnificent views.. easily holds a large amount of guests with lots of space to sit together and relax and enjoy the fantastic view across the mountains..

Great Location
We had a wonderful weekend at Bellevue. The whole experience from booking to leaving was exceptional! Richard answered numerous questions in preparation for the weekend and has great local knowledge. Bellevue is a fantastic house and the photos are real! We had the most amazing time and we wished we could have stayed longer!

Spacious, quite and breathtaking views
From the time we walked into the house, we were amazed by the breathtaking views from the very generous sized dining, kitchen & lounge room that easily accommodated the 12 of us. Beds were all comfy and great sized rooms.
We stayed at this property after a couple of months of rain and this was evident by the moisture outside but to be expected. Overall a great stay, close to everything the blue mountains has to offer.

Great location and amenities for this sort of activity - plenty of room to spread out, big screen TV in the lounge room made for easy presentations, large table in the dining area was good for collective work. Richard was great to work with as our host - we'll be back!

Paradise on earth!!!
Wow. This place is next level. Family friendly, girls weekend friendly, children friendly. The views are spectacular, and you MUST try the amazing bath. We went for local bushwalks...sat around the wood fire and sipped wine... it was the most amazing weekend I've had in a long time. Thank you so much for all the thought and details! Will DEFINITELY be back again.

Best house in the mountains!
Stayed at the Bellevue with family over the Easter long weekend which has to be one of the best and most spacious properties for rent in the entire upper mountains! Breathtaking views of the valley and sandstone cliffs beyond from nearly every room and the outdoor entertaining deck will surely impress all guests with plenty of space for everyone. The location of the house in Mt Victoria is also ideal being at the crossroads of the GWH and the Darling Causeway meaning you can bypass the nasty traffic snarls that regularly occur through Blackheath and Victoria Pass. My family and I will definitely stay again, highly recommended!!

A gorgeous home with a stunning view.
This was our second time at Bellevue and we'll loved it.
We'll be back next year. There is so much to do in the area.
Bellevue was even better than last time - the new bathroom is wonderful! Soaking in the bath whilst to music through the bluetooth mirror just made my day. The home was very clean and we loved our beautiful welcome gift!
Relative to all the homes we've stayed - Bellevue is our favourite and the host is great.
