Primary House Rules:
6 guests maximum. If you bring more guests to the house (or to the HOA Beach) than you have listed on your reservation without prior permission from the Owner, you will be asked to leave the premises.
Be a courteous House Neighbor. No parties or gatherings of any kind are allowed (unless you received special permission from the Owner BEFORE your arrival). Complaints from Neighbors will result in your immediate dismissal from the premises.
Be an aware and polite Beach Neighbor. This beach is not ‘first come, first serve’: all residents who belong to the HOA are encouraged to use the beach and are welcome to take up space. FYI: fireworks are not allowed on the HOA Beach. FYI: dogs are allowed at the beach but please be politely aware and prevent your pets from bothering other neighbors. Complaints from Neighbors will result in your immediate dismissal from the premises.
Only flush Angel Soft and Scott’s toilet paper down the toilets. Do not flush feminine products or any other types of toilet paper; these items will clog the septic system and result in a costly Roto Rooter visit that will be back charged to you. If you need more TP, I can provide that to you.
Do not use the Side Slope of the property. We have “STOP” signs and other signs indicating where you should not go. Hidden Oasis is not liable for any injuries sustained if you proceed into off-limits areas. If you wish to get to the water, please proceed down the driveway to the HOA Beach.
Garbage is collected on Tuesday mornings. If you would like garbage removed during your stay, please place the trash bin in front of the fence on the front drive. Unfortunately, there is no recycling available in our area.
Check out time is 10AM. The cleaning crew comes in just after 10AM!
Additional Rules:
Pet Fee: $0 pet fee (cats and dogs only; maximum of 3 animals).
Pet Damage: If your pet damages the premises or its contents (scratching, biting, using the bathroom inside or otherwise damaging doors/floors/ furniture/books/rugs/decor/etc.), you will be assessed the full replacement cost of these items - no exceptions. This rule is kept in place to ensure that each next guest receives the same top-notch experience that we hope to provide.
Pest Introduction: If you/your party/your pet introduces ticks, lice, beg bugs, scabies, or any other pest(s) to the premises, all costs associated with remediating these issues will be charged back to you. This includes (but is not limited to) professional pest control/remediation, replacement of sheets/pillows/mattresses/towels/blankets or any other household goods (couches, etc.), and lost revenue while addressing the issue. I highly recommend that you check your family, pets and premises (mattresses, couches, car seats and luggage are all common locations) for pests before coming to Hidden Oasis as your financial obligation for introducing pests will be significant.
Parking: Please be very careful when driving and/or parking on the private drive. You are welcome to park under the Hidden Oasis carport or along the private drive in front of the Hidden Oasis home, but please do not park in front of my neighbor’s house or block the drive where they will need to exit. Please be very careful when driving/parking along the drive and use your headlights/mirrors as necessary. Neither Hidden Oasis nor its ownership are liable for damage or injuries that occur as a result of driving/parking on the drive or under the carport.
Avoidance of Side Slope and Broken Wooden Stairs: Do not, under any circumstances, try to navigate directly down the side slope leading to the private cove or use the broken wooden staircase near the mailbox that leads down to the private cove. The side slope and the broken wooden stairs are unsafe to traverse as indicated on the posted signage. Hidden Oasis and its ownership are not liable for any injuries sustained by guests who attempt to navigate the side slope or broken wooden stairs. If you wish to access the water, please proceed to the HOA Beach.
Coffee Grounds: Please place all coffee grounds in the trash can (not down the garbage disposal). Similar to the toilets above, this helps to ensure clear movement through all plumbing & avoids any service trips (or back-charges) related to misuse.
Damage to Premises: Damage to the house, septic system, appliances (washer/dryer/oven/microwave/etc.), furniture or any contents of the property will be back-charged to Guest. And hey, listen, I get it; accidents happen, especially with kids. This policy isn’t meant to punish you, it’s meant to allow me to keep the house in tip-top shape for the next Guest to enjoy! In fact, if you self-report the damage to me, I will lower the charge; this approach is better than having me find the damage after you leave, contacting you about the damage & assessing the charge after the fact. Much easier for us to knock it out proactively (together!) before you depart.
Basement Storage Room: Please do not try to enter the (locked) back-room in the basement. I promise you, you are not missing out on anything fun. It’s where I store extra supplies to ‘run the house’!
Good Guest Discount: If you enjoy your visit and leave a 5-Star review, I’ll offer you a discount on your next stay. My goal is to build real relationships with real families and to have you back again!
Friend Referral Discount: If you refer Hidden Oasis to a friend and they book a stay, I’ll offer you a discount on your next stay. This helps us build a great community!
Social Media Referral Discount: If someone books Hidden Oasis after seeing a post on your social media and says that your post is what drove them to check it out, I will offer you a discount on your next stay!
Household Items: If the house is missing something that ‘most people’ want/need, let me know! I might add it before the next guest arrives or even reimburse you if you buy it yourself. While I won’t be adding something like a hot tub anytime soon, I’m sure I have overlooked a few items (example: kitchenware) that might be good value-adds!
Please contact me with any other questions that you may have!

This property was the perfect place for our family to relax and rest while our wood flooring was refinished in our local home. The home had everything we needed for an enjoyable stay! We loved the lake view, beach area and the spacious rooms. The TV area and game room downstairs were very much enjoyed. We were especially happy that Kyle allows pets to stay as well.
We truly enjoyed our stay and would highly recommend it to families visiting this area.

Our stay at the “Hidden Oasis” was absolutely perfect…no one wanted to leave. The kids loved the game room plus the view of the lake was beautiful. I do want to give a huge shout out to Kyle (the owner)…he was phenomenal…so easy to communicate with before and during the stay…I highly recommend the “Hidden Oasis” for a clean, comfortable, and relaxing stay!!!

It has a nice location and is very clean. Difficult to find at night when you first get there since the address is not visible from the road. It would be helpful to mention continuing down the private road to the end of the road and have a sign in front of the road with the house number.

I can't say enough about the Owner and his Hospitality and communication skills. I would recommend this stay to anyone who want to experience a TOP HOST and a Top of the Line Home and Location.
Thanks again Kyle.

We couldn’t have asked for more from our stay at Hidden Oasis! Everything was well thought out and provided! House was clean and welcoming. Kyle was a great host and answered any questions we had. The beach area was great to sit and swim and grill some food near the water. We would love to come back sometime. Thank you Kyle for offering such a nice home for our vacation.

This place is truly a hidden gem, it is located in a quiet neighborhood with just a short walk to the private beach.
We came down to escape the cold weather for a week of relaxation and visit with our daughter attending University and this place did not disappoint. The host thought of everything from beach toys, lawn chairs, towels and all kinds of board games and ping pong, darts etc. He was very accommodating and quick to respond.
We would absolutely recommend this spacious, beautifully decorated rental property, its perfect!

The view, the view, the view — really tranquil setting which made for a most serene retreat.
