Everything was mostly good - the bathroom beside 2nd bedroom wouldn’t flush! Reported to proper person not long after arrival. They weren’t able to get it repaired. IF there had been other people with us - this would have been a nightmare!!
They offered 5% discount for our troubles. Should have been changed to rent of one bedroom one bath unit!

Beautiful unit with comfy beds, furniture; well stocked kitchen; awesome deck to drink coffee on in the sunshine each morning. Watched dolphins. Waves never cease. The community is well taken care of. We took advantage of pickleball, the beach, the pool, and the hot tub. It was quiet on the property and on the beach. We had a super relaxing vacation here. We hope to return and highly recommend this place.

The pictures of place did not lie, the porch and view were great. Very nice on site staff. I particularly liked the maintenance fellow. The pool and spa were really nice. My Mother is wheel chair bound and was able to enjoy the place anyway. We even got her to the beach where she was able to ride her motorized scooter.

The condo was AMAZING! It’s exactly as it is described and the location is awesome. The patio is such a relaxing place to sit and listen to the waves. The beach is quiet and not crowded. We will be back!!

Cute and cozy, perfect little beach “bungalow”, exactly what I imagined a Kaui place to be. Perfect for a couple! Great location! Love this area of Kaui. Shaunna was friendly, easy and quick to communicate with. Would definitely recommend staying here.

We were told wed have parking spaces, one in garage and the other in parking lot with a pass. Garage was full with storage, no room for a car. The code to get on the beach was incorrect. The sliding door to get on the balcony was very difficult to open and close. Vent fan in hallway bathroom didnt work. Had water leak at sink in kitchen and had to wait 2 days on a plumber. 3 days before checkout elevator quit working and we were on 4th floor. Not a pleasant stay, condo needs some attention.

We had an awesome stay at ET405! The condo is comfy and cozy with plenty of welcome amenities to get by (hand soap, dish soap, dishwasher packs, coffee filters, toilet paper, etc). The kitchen is well stocked with plenty of gadgets you may need and more! The unit is clean and beautifully decorated, as shown. We would stay again.

Great condo right on the beach with enough room for two families. It had everything we needed for cooking meals and we were able to take advantage of the pool and direct beach access. Both the apartment and condo complex were clean and had great views of the ocean. We had a slight hiccup checking-in, but the property owner responded quickly and everything was resolved right away. We would definitely stay here again.

We loved everything about this home at EBB tide. The view is wonderful! The beds were pretty comfortable and the unit was mostly clean. You can tell it needed a deep clean, and there was a Gatorade bottle and some trash underneath a bed and the living room furniture that wasn’t ours. The balcony door was off the track when we arrived but it wasn’t anything we couldn’t handle. The woman that manages the resort/condo isn’t all that pleasant to deal with but one rude person didn’t kill our vibe! All in all we’d definitely stay here again!!

Everything was great! The condo was just beautiful! The only problem I saw is the garage! We could not fit our car in the garage. If that's the case I would like to had two available parking passes that could be used !Not use of the garage. We tried to move some of the nice fun equipment in the garage but our cars did not fit.

We loved our stay!!! We felt right at home in unit # 405. The beds are so clean and fresh, plus comfortable! The showers are amazing ( hot water never runs out). The toilet seat is heated!! Great location.My mom was able to sit on the balcony and watch all the kids on the beach and pool.Its a super short walk from room to beach though. Great view of morning sunrise and sunsets from the room!!! We are already planning our next stay!!!

Our family loved staying here! The condo itself is pristine, comfortable, well decorated and stocked with everything you need… just bring your own clothes and food. We enjoyed waking up every morning watching the stunning sunrises over the Atlantic ocean from the master suite and balcony. Our kids loved the bunk beds in their bedroom and when we went down for a day at the beach, anything you needed was waiting in the private garage…chairs, cooler, cart, boogie boards, etc. We absolutely loved visiting this condo and are already looking forward to another visit!!! This condo is exactly like the pictures. It is cozy and very relaxing. You will go to sleep listening to the ocean that is steps away. The condo has everything you'll need regarding appliances, blankets, towels, and beach gear. They even have fishing gear available to you.
My only problem with this place, is that we were given the wrong code to get in, and it took 2 hours to get the right code. Also, they have many DVDs available for you to watch, but the condo does not actually come with a DVD player.
Other than that, we had a wonderful time and we enjoyed our time here.

Very nice condo. Very clean and up-to-date. The two bedrooms were quite large. The second bedroom even accommodated our four teenagers. The view from the very spacious balcony was terrific. The condo featured a nice pool and hot tub, plus a place to leave beach chairs so that these didn't need to be lugged up and down each day. It was a relatively quiet part of the beach in comparison to areas with more easy public access.
We would definitely stay here again.

To start, the unit was really nice. Well equipped and great view. But then things went south. When we got there and wanted to unload our car with a week’s worth of supplies, we found the elevator broken. It had broken the day before (Friday) and not repaired till Tuesday. It was a problem, every time we wanted to leave the unit, we had to walk up and down 4 flights of stairs. Then starting on Monday construction started at 8am and horrible drilling was heard all day till 5pm. Forget sleeping in on vacation. Then the worst was the unit directly above was jack hammering the floor for removal in the entire unit. The noise was so deafening that we had to leave for the day. In the contract it states that they can not predict when construction happens so they aren’t responsible. BUT, the leasing company actually owns this unit and had known about the construction for months and still chose to take advantage of us and rent it. Many in the building did not rent due to construction. And others who were there got a refund from other companies. This company did not…not their problem even though they own it, and knew about it prior. Had all of this not happened with no cooperation from TEEMING VACATION RENTALS, we would probably rent again. In the end they decided to refund one day. Not happy and will think twice before renting this way again and certainly not anything from TEEMING V R.

We had a restful, relaxing week in New Smyrna at this phenomenal property! The reservation, payment, and check in process is a breeze and the condo is furnished with everything you could possibly need (aside from food, of course!). There seriously wasn't one thing we were in need of during the entire stay. Toilet paper, detergent, hand soap, olive oil, sugar, spices, beach towels, beach gear...you name it. It's just little things like this that make a vacation rental feel like a home.
The location of the condo is in a nice, small, safe, complex. Friendly people; great rule enforcement to keep out riff-raff. Easy elevator ride down to the pool and short walk out to the beach. Great for families with small children! Coded access inside and out from the complex/beach area and a nice shower/gear storage area so you don't have to lug anything back to your room. The beach is expansive and not crowded. Weather is prickly because it is central Florida during the rainy season, but the view from the condo is breathtaking and fills the void when you can't be in the beach.
There aren't enough words to properly just can't convey what a beautiful, comfortable property this. One of the best I've ever had through VRBO. Job well done!

3rd party management company was not helpful at all. Difficult to work with. Dryer did not work properly. The Teeming cleanliness form was not filled out as the welcome letter. Parking was a constant head ache. Well furnished and equipped unit. Great view.

This Ebb Tide Unit 405 was amazing! Beautiful ocean views and excellent accommodations. When we arrived, interior was exceptionally clean. Unit had luxury accommodations, accessories and kitchenware. Very tasteful and charming interior decor. The owner, Jeff P., was very personable and
provided a garage unit filled with fun beach activity items. Ebb Tide Condo complex is well kept with friendly staff.
Very nice stretch of beach, and two great restaurants nearby that we enjoyed (Norwood's and SoNapa). We had a great visit and hope to come back again!

We would highly recommend this property, Everything was exactly as described , spotlessly clean and wonderful amenities. Our weather wasn't perfect for beach lounging that week but the condo more than made up for that. The owner went way beyond by delivering bicycle replacements which the four of us road for hours on the beach and in town. The collection of movies was great. The restaurants in New Symrna are excellent as well as shopping. We loved the activities on Flagler and Canal Street. We could ride the bikes there or drive the short distance. We also visited Daytona Speedway one of the rainy days. The view is phenomenal and coffee on the balcony every morning with the sunrise and walking the beach makes a truly memorable vacation. We loved the Garlic, Norwoods and especially the Atlantic Bistro, Can't wait to come back.
