Situated in a quiet and exclusive area of Mougins, the villa is minutes from the picturesque hilltop old village of Mougins and just a 15 minute drive from Cannes.

Exquisitely furnished throughout, the villa has a large terrace area with two dining areas and BBQ, overlooking the beautiful Mediterranean gardens and private pool. There are 4 bedrooms, sleeping up to 9 people in total.

This spacious, beautifully decorated 4 bedroom villa is the perfect holiday home for families and groups.

Situated in an exclusive residential area in Mougins, the villa is surrounded by large, beautifully maintained Mediterranean gardens, which give you complete privacy while you enjoy the private swimming pool.

The villa is set in an exclusive residential neighbourhood, on the edge of a beautiful national park which is the perfect place for an evening stroll or a morning jog!

The historic hilltop village of Mougins is a 5 minute drive from the villa and is a must visit while you are staying here.

There are many fabulous restaurants in Mougins, some of which are within walking distance of the villa, the rest a short drive. We are always happy to provide recommendations!

There are 2 wonderful golf courses in Mougins, one of which is walking distance from the villa - making this a perfect rental for golfing groups!

There is a fabulous boulangerie in easy walking distance, where you can buy delicious bread, cakes and pastries as well as sit in for a coffee.

Cannes is an easy 15 minute drive away. We can also provide details of local taxis and there are also regular buses into Cannes. Again, we are always happy to provide any restaurant recommendations you may need!

INDOOR SPACE

On the main, upper level there is a large open-plan living area. There are two very comfortable and beautifully decorated living areas, with an open fireplace for winter evenings and a wide screen television with Sky TV. There is also a DVD player and CD player, and you are welcome to use the selection of CDs, DVDs and books which we leave in the villa.

We have recently renovated the kitchen area and the new, top-of-the-range kitchen is fully equipped with Miele and Siemens appliances including American fridge/freezer with ice maker, induction hob, oven, Microwave, Nespresso coffee machine, kettle, toaster, blender and all the pots, pans, dishes, utensils and glasses you will need.

There is also an indoor dining area with a table that sits 4 people. Should you wish to sit more people for a meal indoors, there is also an extendable dining table which can be used.

Just off the main living area, there is also a WC and a large utility room with washing machine and tumble dryer, which you are welcome to use.

Bedrooms 1 and 2 (see details below) are on this level. Both are en-suite and air-conditioned.

Bedrooms 3 and 4 are on the lower level. Bedroom 3 is en-suite. There is also a bathroom and separate WC on this level, and a small kitchenette.

OUTDOOR SPACE

The open plan living space has french doors leading onto a large terrace with electric awnings. There are two sun loungers overlooking the beautiful gardens and private swimming pool. There are also 2 dining areas - a round table which seats 4 people and overlooks the swimming pool, and a large table which seats 8 people and overlooks the gardens. We love to enjoy breakfast at the round table, while the large table is the perfect place for evening sundowners and long dinners, enjoying the beautiful evening sun with views all the way to the mountains There is also a brand new gas BBQ with all accessories, which you are welcome to use.

Steps lead from the terrace to the large, lush gardens, which are beautifully maintained by professional gardeners. There is a private 12mx6m swimming pool with child safety alarm system. There are 4 sun loungers by the pool for sunbathing, and a parasol for a bit of shade should you need it!

To the rear of the house there is also a gravelled area of garden where you can hang up your washing - this area is also great for a game of pétanque!

The lower, driveway area as you come through the main gates has parking for 4 cars and there is also a table tennis table which you are welcome to use.

The villa has Sky TV, wifi and a working fireplace.

For your security, there is an electric gate, a secure alarm system, a safe and outdoor lighting.

Please note that access to the villa requires climbing stairs.

Check-in is between 1pm and 6pm.

If late check-in is required, there will be an additional fee of €20 up to 22h00 or €50 after 22h00.

The villa will be professionally cleaned before and after your stay, but should you wish them to come at any point during your stay this can also be arranged for an additional fee.

All bed linen and towels are provided (including beach towels for the swimming pool).
