About this house rental
This beautifully renovated 1800s New England Colonial is listed on the historical registry as New Haven Canal Company Superintendent House. It's a great base from which to explore all the restaurants, cultural, and outdoor activities offered in the beautiful Pioneer Valley. 1.5 miles from the center of Easthampton, 5 minutes from the Williston Northampton School and 12 minutes from Northampton/Smith College.
You will have plenty of room to spread out in the full kitchen, living room, dining room, three bedrooms, private office, and large yard.

THE SPACE

Beautifully renovated top to bottom. Wide plank floors, high ceilings, and side porches give this home its old world charm. Contemporary kitchen, tiled bathrooms, and high speed internet provide the modern conveniences of today. Each room has an airy feeling adorned with large replacement windows, the house is large enough to spread out, with plenty of privacy.
The full kitchen and spacious living room are open to each other which provides the communal feeling of a comfortable New England retreat. The living room is particularly cozy with a propane fired stove for nights in. There is also a formal dining room and an enclosed porch.
There are two first floor bedrooms - one each, king and queen, and both and are a few steps away from a large tiled bathroom with a walk-in shower and washer/dryer. Upstairs is an additional queen bedroom and full bathroom with walk-in shower. The private office (also upstairs) is business-traveler friendly with high speed internet, monitor, keyboard, mouse, and comfy chair.
A sun-filled (unheated) enclosed porch warms up even in winter. Feel free to wander the large piece of property - stretch your legs and enjoy spring greens, birds of summer, or fall foliage.
Please note: In the summer we have a window air conditioners in the bedrooms ONLY. There are ceiling fans throughout the entire house.
GUEST ACCESS
Guests have use of the entire house and grounds except for one room upstairs that remains locked for storage.
There is a circular driveway with convenient parking right by the side door of the house . You will enter into the kitchen near the living areas, the bedrooms are on the opposite side.
OTHER THINGS TO NOTE:
The kitchen has a dishwasher, electric stove and oven, microwave, toaster oven, and is fully stocked with pots and pans and everything else you might need to prepare meals during your stay.
The large screen tv pulls out from the wall and can be positioned to face the couch. There is also a washer/dryer for guest use on the first floor in the large bathroom. Please use the free and clear detergent provided, one pod directly into the drum. One pod per load. We aim to keep this a scent free environment.
The house is 1.5 miles from the center of Easthampton, 5 minutes to the Williston Northampton School and 10-15 minutes to Northampton/Smith College. We don't recommend walking to town as sidewalks are sparse and the road is curvy.

We had a great time - the property is very conviently located to Easthampton, Southhampton and Northhampton, all nice towns with interesting shops and good restaurants. Also convenient to many nice hikes and bike routes. The property is nicely furnishe and the kitchen is very well appointed and clean with new appliances as well. The house had everything we needed and even though there are only air conditioners in the bedrooms it never felt hot inside. Check in was super easy and host was very helpful and responsive. Would definitely stay here again!

Good access to surrounding area and a nice break from hotels as usual.

We loved our stay at Fat Frog Farm! The property is beautiful, spacious, and so quiet. It was the perfect place for us to relax, while still being a short drive from everything we wanted to do in town and in the local area. Everything was very clean and comfortable. The host went out of her way to make sure we were happy during our stay and felt very approachable. While we're familiar with the area, Mindy gave us extra suggestions and advice about current road construction in the area which was very helpful. Seeing fireflies on the property at night in early June was a welcome treat!

This looked like a lovely property online but was even more gorgeous in person. The house was spotless, warm and inviting. Many areas to sit and enjoy the sound of the birds. The host was great. Obviously enjoying sharing her hospitality and wanting my stay to be memorable. I hope to be able to go back around Christmas.

The old farmhouse is amazing! It was so peaceful there with pleanty of room to stretch out. We will definitely be back. Definitely a great stay

We really loved our stay here and wish we could have stayed longer. The house is stunning! So charming, clean, and comfortable and everything seemed very thoughtfully placed. Mindy has the house setup with everything you could want or need to feel like a home away from home.This is one of my favorite short-term rentals we've ever stayed in and we travel A LOT.
We really loved the location as it provided the perfect balance of privacy and scenery, yet close enough to downtown if that's more your thing. We had zero reason to leave the house and really enjoyed the serene setting and the quiet.
Thank you Mindy for providing us with such a lovely stay! We will absolutely be back.

We loved staying here! The home was a perfect mix of historic bones and modern comforts. Truly a unique stay to be at Fat frog farm, and yet close to town. We enjoyed being able to walk around the property a bit and see chickens and wildlife. It was easy to find and park, even arriving after dark.
Inside the home, we appreciated a very comfortable bed, quiet setting, and a well equipped, well organized kitchen. (There were even helpful notes on things like thermostat). The entire house was spotless, and it’s clear Mindy and Allison have put a lot of time and thoughtful effort into making it both appealing and functional -from artwork to linens. There were only two of us, but this house would be great for a larger group or family, and has privacy to spread out a bit.
I wouldn’t hesitate to stay here again, and in fact am planning a repeat trip with friends for the Spring.
