Early check-in 2pm onward before 4 pm will be at $60.

**Maintenance
Please note that we strive to maintain our home in excellent condition for every guest. Before making a reservation, we would like to inform you that our maintenance team conducts regular visits on weekdays to perform tasks such as "taking out the trash", "watering the grass".

NOTE:

Per regulations, guests are not allowed to use the mailboxes on site. You may have Amazon packages delivered to the door and also use nearby post office boxes for mail. We would not be liable for any lost packages.

Upon booking our home, we require guests to submit booking requirements such as:

If the requirements aren't we will not proceed with check-in and refund will be done according to the cancellation policy.
# General House Rule:

~ Quiet Hours 9:00 PM - 8:30 AM
~ Check in is NO earlier than 4:00 PM and check out is NO later than 11:00 AM.
~ Check in and check out time may change depending on the host's verbal or written approval.
~ No Smoking anywhere in the premises.
~ No Parties/Events
~ Do not unplug our smart devices such as; cameras, noise devices, wifi devices etc.
~ Do not move our furniture. If you have to, please put it back the way you found it.
~ Do not litter around the neighborhood.
~ Third party booking must be disclosed explicitly.

# Booking Requirements:
~ We call all of our guests as part of our verification process given that we had multiple issues in the past relating to guests that aren't who they say they are.
~ No calls means no check-in.

# Fines:
~ Undisclosed Pet $300 per pet.
~ Quiet Hours Violation (9pm-8:30am) -$500
~ Smoking Violation - $1000
~ Tampering of Smoke Detector: $500
~ Unreturned furniture from its original position - $100-$1000
~ Undisclosed number of guest who will enter the home without authorization from the host - $150 per person per night

# Extra cleaning request and Essentials
~ Only a starter kit is provided to the guests. If you’ll need me more, it’ll have to be under your expense.
~ We offer mid-stay clean for the same rate as your cleaning fee. This includes standard cleaning, changing of linens, disinfection and re-supplying the starter kit.

# Things to note:
~ Any house rule violations will be subject to cancellation with a refund based on our cancellation policy. We will be reasonable as much as possible to make this an overall great stay between the both of us.

~ We would like to inform you that we offer all the amenities listed in our advertisement, however, it's important to note that unforeseen circumstances can sometimes lead to functionality issues with our amenities. These issues may be caused by natural disasters, previous guests, or normal wear and tear. We want to assure you that we conduct regular maintenance checks to ensure the proper functioning of all our appliances and amenities.

~ If, by any chance, you encounter any problems with our appliances or amenities during your stay, we kindly request that you give us the opportunity to address and rectify the issue before considering any cancellations. We ask you to consider this before booking our home.

# Guest Responsibilities:
~ Lost and found item - $50 convenience fee + shipping
~ Broken/Stolen Items - guests will be responsible for the repair cost/shipping/ etc.
~ If the guest throws a party at the house and gets the house reported to the police or local authorities, we’ll be forced to cancel your booking and we’ll have to ask you to leave our premises without any refund.
~ If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
~ Only registered guests in your booking shall be permitted in the residence at any time. We do not permit additional visitors in the daytime or nighttime. Other side there will be an additional charge.
~ If you plan to have visitors, they NEED to be included in the number of guests you indicated at the time you make your booking. - provide their names and age.
~ The earliest access to the house is 4 pm. Unless agreed otherwise with the hosts.

~ We ask that you can help us conserve energy by leaving the AC at 76 degrees whenever you leave the house or before your checkout.

I rented from Vrbo in September then rented the same house on another site in October and spoke to the current renters in January. The host never changes the front door combination. It has been the same. That means all previous renters through another site and Vrbo has direct access to the house at any point and time. I reported it to Vrbo and they closed my case because my stay was back in September. I recently learned it was not because we were the same renters based on the combination. This make it an unsafe place to stay. Previous renters all have the front door combination.

This house was perfect for a group of friends of family to stay in LA. It was spacious and clean. Having a TV in every room was great and the neighborhood was excellent. Overall, a wonderful place to stay.

The neighborhood was very walkable, and the 3 bedrooms and beds were also comfortable. The teens and tweens loved the game room! We were able to accommodate family and a few family friends for an excellent and affordable Peruvian takeout dinner from Pollo Inka Express which was a fairly close drive. The hosts were welcoming and very responsive. We would stay here again for sure!
