This luxurious, modern smart home features 3 bedrooms with 2 bathrooms, an 85 inch Samsung big screen TV, Dolby Atmos surround sound, ping pong table, pool table, cornhole, foosball, bbq, and more! Perfect for large groups!
Home has 3 bedrooms and 2 bathrooms, along with a living room and kitchen. Stairwell has wet bar and foosball.
Home is 10 miles east of downtown. Just a short drive to Minute Maid, TDECU, and more!
This is a duplex. If you want to book the 2nd floor also let me know!
There are 2 queen beds, 1 full over full bunk bed (note: Top bunk has a 400 pound weight capacity), and a sofas that converts to a queen bed. A queen air mattresses is also available for a total of 5 beds and 1 air mattress. If you want to use the air mattress please let us know ahead of time.
You will have access to only the 1st floor unit, outdoor area, and stairwell. You will not have access to the 2nd floor unit. The stairwell and outdoor areas are shared.
I do have a separate job but am as responsive as humanly possible. I usually get back to guests within 5 minutes for any issue. Texting is the best way to reach me.
Events are allowed but only if confirmed beforehand.
We charge $10-25 per visitor, paid separately, to account for variable costs associated with additional people such as consumables, cleaning, trash, insurance, etc. Hidden / snuck in guests will result in the stay being cancelled and a fine of $200 per person per night.
These rules will seem strict but they are there for a reason. The purpose of these is to ensure that what you plan on doing at the home is cleared ahead of time. If you feel iffy about violating any of these just ask me ahead of time and I'll let you know if it's an issue or not. I will NEVER fine you for something you cleared with me. I've been a superhost for a number of years now and my goal is not to charge you these fines, but rather to make them severe enough that guests will be upfront about their intentions to use the property and will not risk trying to cut the wifi to the home (it has happened twice) to avoid me noticing parties and extra guests. These rules are designed for a number of guests who have booked for 2 people and had a 40 person raging party while claiming only 2 slept there, or who shoot music videos with smoke machines in the house damaging the furniture, and situations like that. The place is fine for events and I want people to have events at the property, but the events must be cleared ahead of time to ensure the place is suitable for the event itself and that the platform's rules are followed, to ensure extra cleaning and costs are covered, etc. I hope you understand. This gets sent to all guests, so is not personal.
1. There is an unauthorized / unapproved party fine of $4,000 and the reservation will be cancelled and you will be forced to leave the listing. Just be sure to clear gatherings with me ahead of time and I'll be able to tell you if the place is suitable for what you have planned.
2. ALL guests must be included in the reservation, and ALL visitors must be cleared ahead of time and we charge $10-25 per visitor depending on event size. There is additional cost to cover insuring those people, cleaning associated with larger groups, etc., so all gatherings must be cleared ahead of time so that we're all in agreement on these items. There is a fine of $200 per guest per night not included in the booking. This includes children. The cleaning and insurance is for anyone there, and so if you have 30 people over all day and only 2 sleep at night, I still have to account for cleaning and risk for 30 people. If you failed to include everybody in the booking, you can add them to it by altering the reservation during the booking. Just don't try to hide a bunch of extra guests and make me have to fine the $200 per guest per night.
3. $1,000 for each noise violation. The house doesn't have shared walls, so there's a lot of leeway here, but if I get complaints from my neighbors that are valid (if you're violating noise ordinances by blasting music late at night beyond city allowed limits), I'll have to fine you to pay them for the inconvenience and cover any tickets I might get. Repeated noise complaints also can result in cancellation of the reservation. This is a hard one to break, but just don't blast music unreasonably loud at crazy times and you should be fine.
4. $3,000 for smoking indoors, designed to cover damage to furniture and other cleaning. This is for all kinds of smoke, including hookah. Please smoke outside if you need to and please clean up any debris afterwards. The smoke detectors notify me of the room and keeps a log / history of alerts, so it will get noticed if you smoke inside.
5. Pets must be added to the reservation and the pet fee must be paid. Any pet brought onto the property without my clearance beforehand will incur a $1,000 penalty fee and any damage caused by the pet will be charged to the guest, including but not limited to a full house deep cleaning to remove any potential allergens. People who stay in the home when not rented have allergies, so the cost of deep cleaning can be substantial (as much as $1,000 or more in total), so please avoid this issue by discussing it with me beforehand. Damage caused by the pet will also be passed onto you, so by booking, you agree to cover these charges in full and to be responsible for the pet. The pet fee does not exclude this cost if the damage caused is greater than the fee.
6. All of these are additive, so if you throw a raging party without permission that has 70+ people there you will be charged the party fine, noise violations, and for the extra guests separately, along with damages including extra cleaning. For damages beyond a few hundred dollars the platform requires me to file a police report. So do not do it. I also have security cameras monitoring the exterior entrances of the home so you will not be able to throw one without me knowing. Please do not force me to have to do any of these things. It's very much not worth it. So just clear your plans ahead of time and we'll all be good.
7. No loud or excessive noise after Houston Quiet Hours begin. Please be considerate of the neighbors. Walls aren’t attached, so you have some leeway here but keep the noise down during the night and be considerate of them. If I get complaints and have to compensate the neighbors or pay HOA fines, you agree by booking to cover those fines, which can be up to $1,000 per incident.
8. The platform has specific restrictions for video shoots of any kind. Those must be adhered to and any music video, commercial, or production must be cleared with me. Please contact me before booking for this purpose.
9. Anybody using the yard, games, or athletic equipment for any purposes expressly agrees to assume any and all risk of injury from using the equipment. The grass is cut and fertilized routinely but otherwise is not maintained, so be careful, wear shoes, and have fun! By booking this reservation, you are acknowledging that you could become injured if you choose to play an athletic event in the yard, and assume all risk in doing so.
10. There is no glass or breakable devices allowed in the backyard.
