Our home is a spacious, family-friendly 4-bedroom, 2-living room, 3-bathroom house with plenty of space for large guest groups. We offer fast Wi-Fi to meet all your streaming needs, a smart TV in the living room, and a smart TV in the master bedroom with its own master bathroom. We provide the convenience of self-check-in, but we are always just a few minutes away if you need anything!

Ideal for large to medium-sized groups of family and friends interested in a spacious place with ample room. The quiet neighborhood and large backyard make for a calm, comfortable, and convenient stay.

General: All of our sheets are premium, crisp 100% cotton. Bath towels are thick, soft, and luxurious. Washer and dryer are available. Complimentary toiletries, hair dryer, air conditioning, and heating are provided.

Parking: You have access to a double garage for parking.

Cleanliness is our top priority! Between each guest group, we thoroughly clean and sanitize the property. This includes mopping all floors, vacuuming carpets, scrubbing kitchen and bathroom surfaces, replacing shower liners, washing all bedding (including quilts/shams), bleaching all sheets and towels, and ensuring everything is in its place for the next guests.

Our team is available 24/7 during your stay! You can call or text us at any time of the day or night. Maintenance requests, except for emergencies, will be addressed during business hours (8 a.m.–5 p.m.).

Cancellation policy:
We offer free cancellation or 100% refund amount of payable if you cancel 30 days before check-in date. If canceling, we will charge a processing fee (to cover credit card processing and administrative fees).
IMPORTANT NOTE: All guests are REQUIRED to SIGN the Renter's Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us. By signing, you acknowledge and commit to adhering to these regulations throughout your tenure at our property.

Additional rules

1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.

2. It is a "must" to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.

3. No unregistered guests/visitors unless preapproved

4. Follow state laws when using fire pit

5. Please keep noise to a minimum after 10PM and always be respectful of the neighbors.

6. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200.

7. For noise complaints

7.1 If we receive any noise complaints from neighbors a security guard will be called out to the property at a cost of $85 to guests for the first call out.
7.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.

8. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house you will be charged $300 for extra cleaning.

Follow all check-out procedures:
1. Take out all trash
2. Wash dishes and put on drying rack.

Note:

* A $200 extra cleaning fee may be charged if home is left unreasonably dirty and requires more work than usual to clean (for example: mud on the carpet). All damages will also be charged to guest.

* Check out time is scheduled for 10:00 am on the day of departure unless previously agreed with the host. If the guest is more than 90 minutes late checking out guest will be charged $200.

*Any costs incurred by the host as a result of a late check out will be passed on to you.
