The Space:
This 4,660 sq ft | 433 sqm 3-story villa is in a wonderful location, walking distance of Tulum’s town, La Veleta & Holistica and popular restaurants and bars. It features a luminous open living space with nature-chic decor, a private lap pool and a rooftop plunge pool with spectacular jungle views.
There’s a fully-equipped kitchen with high-quality appliances and all you’d need to prepare meals. Plus, a breakfast bar with 4 seats for a quick snack or coffee. There’s a stunning dining table for 10, to enjoy meals at home with laughter and good conversation.
5 bedrooms, all on the 2nd level except for Bedroom 2 on the first floor, 5 full bathrooms, and a half bath on the roof terrace. The villa accommodates 10 guests as such:

Located in a residential neighborhood bordered by jungle, just a block from Kukulkan Ave, which takes you to the beach in just a 7-minute drive! You’ll be steps away from the gorgeous Bardo Hotel, where you can have an outstanding Mexican culinary experience and a 1-minute walk to Palma Central, famous for its Live Salsa Tuesday night dance party. La Veleta’s 7th Street is popular for its restaurants and bars, just a 15-minute walk | 2-min drive.
For a wellness experience, Holisitca is just a 10-minute walk. They have the best breakfast in Tulum, non-stop yoga classes and daylight ceremonies, such as temescal, cacao, ice baths, sound healing and other soul-enriching activities!
And when it's Sargassum season at the beach, don't despair! The beach isn't the only attraction in Tulum. You can still find amazing things to do, like:
- RIVER FLOAT at SIAN KA’AN BIOSPHERE. The best float is via "Laguna Tours Muyil" (on G Maps).

Getting Around:
If you arrive by car, you’ll have 2 gated parking spots. The property is about 120 km/75 miles or about a 1 hr 45-min drive from the Cancun International Airport (CUN) and a 30 min drive from Tulum International Airport (TQO). If you’re not coming by car, it’s best to pre-arrange your airport transfers. The ADO bus from Cancun Airport, There are shared-ride and private transportation options as well as rental car options at the airport. Let us know if you need any assistance. We’d be happy to help!

Please note: Tulum is experiencing high growth, so you could hear construction noise during the day from surrounding developments or experience power outages due to a lack of infrastructure, both outside of our control and we cannot be held responsible.
First time in Tulum? The property is surrounded by jungle, and our cleanliness standards are the highest, but that does not prevent the occasional insect from coming inside. Keep this in mind before you book.
Housekeeping rules to keep in mind. Please:
- Hang towels; don’t leave them on the floor.
- Throw toilet paper in the trash basket and not in the toilet bowl to avoid plumbing problems. (Tulum has a sensitive eco-system)
- Close the doors and windows and turn off the fans and A/C every time you leave.
- Take out the trash to the bin located next to the parking slots
- Visitors are not allowed.
Some bath essentials are provided, like toilet paper, some garbage bags, soap, body wash & shampoo. These items, however, are not replenished. If you need more, you’ll need to purchase it.
Guests may need to climb stairs to access certain areas of the property.
A security deposit may be required prior to arrival or at check-in, except for Airbnb reservations. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
There is an alarm with a closed TV circuit at the villa’s perimeter. The cameras face outside areas only and are strictly for the safety and security of our guests.
There is a daily fixed electricity fee charge of $300 Mexican pesos. The amount will be collected before arrival, during your stay, or post-departure. Our team will reach out to you to coordinate the payment.

• Domestic animals (dogs or cats) only. Animals such as reptiles, arachnids, and birds, among other species prohibited by law, and entry will not be allowed.
• Must comply with all the rules (vaccination card, walker collar), or pet will not be allowed entry.
• It is forbidden to use the property’s crockery and glassware to feed your pet. The Owner must carry the necessary feeders for this purpose.
• It is forbidden to bathe pets in the showers in the room (as well as the use of towels).
• To avoid accidents, never release your pet while it is inside the development facilities. To maintain a clean and pleasant space, avoid letting your pet relieve himself in public areas.
• Pick up and clean up solid and liquid waste of your pets.
• All damages caused by the pet in the Distrito La Selva development must be assumed by its owner.
• These rules apply from the moment the pet enters development.
** A breach of any one of these house rules listed will incur a $300 USD penalty fee. **
- No smoking of any kind (tobacco or cannabis) is allowed in the condo, and the use of any recreational drugs at the property is strictly prohibited.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated.
- No loud music is allowed. Please be respectful of the neighbors.

The property is as described in pics and description. It is modern and nice. We did run into a few hiccups. The plumbing in Tulum is very sensitive, and if you flush too much, it will back up. Unfortunately for us, it backed up into one of the downstairs rooms early in the trip. One of the bedrooms also can only be accessed from another bedroom, so that may be a bit of an inconvenience for some. Otherwise, the place was very nice. The best part of this place, though, was the responsiveness of the company managing it. Any time we had a question or need, they responded within a couple of hours and fixed any issues that day or early the next day. They were really great.
