About this house rental
A great place to enjoy time with family! A short drive to Niagara On The Lake & Niagara Falls. Enjoy this beautifully modernized century home. Complete with full kitchen, large dining area, loft w king-size bed, and inground pool heated to 80F (Open and heated as of May 8) A perfect spot for family! In the summer you can enjoy the pool & outdoor lounge space. Cottage contract fill in & signature required.

Thie beautiful house was built in the 1900s and was one of the original farmhouses in Niagara. It has been updated and renovated and now perfectly combines the old character with modern necessities. Welcome to the Hudson House!
The backyard is lovely in the warmer months, with a covered patio space as well as the pool. Please note, we aim to have the pool available June to September but it is dependent on the schedule of the pool maintenance crew and the weather. We also do all we can to ensure the pool is fully functioning for every guest but we cannot 100% guarantee this due to potential unforeseen circumstances with weather etc.
The house is within just a few minutes drive to NOTL and 15-20mins drive to NFLS. There are ample amazing restaurants (most with patios), and wineries/breweries/distilleries to visit.

Guests have access to the entire home, from the basement to loft and all the space outside. The pool is private for only the guests to use.

The house is located in North End St. Catharines, near Lock 1 of the Welland Canal. Just over the bridge is Niagara On The Lake. There is an excellent walking park just a couple houses away from you, and a large field with a children's play area nearly across the road. The welland canal has a paved walk/bike path that goes for many kilometers.
It is easiest to get around with your own vehicle. There are bus stops on the road the house is on, and taxi's and Uber can be requested with a call or the app.
Please note, Fall season is prime time for fruit picking season in Niagara. as such the fruit flies tend to be common visitors at the sites when food is left out or sweet things poured down the sinks.
We have treated the drains in the sinks and showers as well as left out a few traps to be safe.
We ask that should you pour anything down the drains such as pop, wine, fruit juice to please boil the kettle and pour the hot water down the drain as well. This will help substantially in hopes to keep the fruit flies at bay
HOUSE RULES:
*Cottage booking Contract will be sent via email once booking is confirmed and must be filled in and sent back to confirm booking. Our Team will send a message via air bnb chat as soon as it has been sent to you. Depending on your booking check in date, this can take a few days - week to be issued.
There are strict guidelines and bylaws that the city has made mandatory for hosts and guests alike to follow. Failure to comply will result in the hosts/property owners receiving large fines, loss of demerit points, and ultimately losing their short-term rental licence. We take these bylaws, and additional house rules very seriously. We hope you understand.
1. No parties/events (no exceptions)
2. No more than 12 guests on the property at any time
3. No noise/music after 9pm (this is a local bylaw)
4. No smoking indoors or near entrances/windows
5. No more than 4 cars in the driveway, ever
6. No street parking. The city will have you towed. (Strictly enforced bylaw)
This is NOT a party house, this property is located in a family-oriented neighbourhood, filled with children and permanent residents. We only look to host individuals looking for a quiet retreat who will respect our home and our neighbours.
We are on a NO WARNING POLICY, so if one of the neighbours complains about volume or it goes over the decibel level after 10pm it will void the contract and all guests will be asked to leave.

Failure to comply will result in the hosts/property owners receiving hefty fines, loss of demerit points, and ultimately losing their short-term rental licence. We stayed at this property for 5 nights for a small multi-generational family reunion for family from Magog QC, Montreal and Ottawa. The age range is 30 to 70, plus a small dog. The grounds, pool and BBQ were all a huge draw and came as advertised. The hosts were very quick to reply, but we only had to reach them once at departure, because everything was self-explanatory and we never needed anything! Plenty of room for game nights and a great kitchen, bright spaces, and lots of bedrooms. Close to a sandy beach, Niagara on the Lake and Falls. An additional nice touch: a welcome card, bottle of wine and treats from the hosts. The property was realistically advertised and met our expectations.
