About this house rental

Welcome to our cozy slice of Catskills paradise! Nestled in the heart of this historic region, Bovina House is not just another vacation rental; it's our actual abode, filled with love, quirks, and a healthy dose of humor. This beautiful 3-bedroom 1.5 bathroom gem boasts all the character you'd expect from a vintage Catskills dwelling. Our home is thoughtfully decorated in a mix of modern and classic, perfect for all generations! Dog friendly with pre-approval and a pet fee.

The Bovina House is a stylish and tidy village home built in 1900. Country charm with modern amenities and decor.

Main Floor
The front entrance opens to a spacious, brightly lit foyer. On the right a cozy dining room has ample seating for the whole group. Just off the dining room to the back of the house, the country kitchen has the original, handcrafted floor to ceiling built in cabinets. Spacious enough for meal preparation and stocked with all of the pots, pans and serve ware you need. At the back of the kitchen on the right, a large mudroom is the perfect place for coats and shoes. The mudroom also has a utility sink, washer and dryer. Also just off the kitchen is a half bathroom. The bathroom has another door connecting it to the office. A common feature in many old homes is the circular design with each room connecting to another.

At the foyer on and on the left side, the stairs to the second story has a landing with a unique square window. The living room is at the front corner of the house and just next to that, an office space with desk.

Second Floor
The upstairs features a full bathroom with a vintage tub and shower. There are three bedrooms upstairs.
1. King bed
2. Queen bed
3. Full bed

Each bedroom has storage for clothes, ceiling and/or portable fans, nightstands and light blocking shades or curtains.

The property is on .25 acres of land. Street parking is available. Stone steps with railing and walkway lead to the front door. The front yard slopes gently and has wonderful shaded areas. The back yard looks out over a field with woods in the distance, it's not unusual to see deer or turkeys meandering about. Bring firewood for the Solo stove and spend time warming up around the fire with some hot cocoa or star gazing at night.

The basement should only be accessed if a circuit breaker is needed.

There is a locked storage area in the mudroom and in the upstairs hallway.

The barn in the back of the house is off limits.

Hosts live nearby and are available as needed.

The house is in the bucolic hamlet of Bovina Center. Home to around 500 residents, Bovina is a refreshing, step back in time kind of place. People wave when they drive past you. You may see kids doing wheelies down the street in the summer. And the fresh country air brings people outside year round to bike, run and walk dogs. A short walk down the street brings you to library, playground and general store.

Delaware County NY is a four season vacation destination. In the summertime there are yard sales, farmers markets, fairs and more. Outdoor activities include hiking, biking and fishing. Fall is for leaf peeping. Drive down the country roads, pick apples and pumpkins and enjoy nearby town harvest festivals. Winter is packed full of activities. There are two ski centers nearby that offer tubing, skiing, snowboarding and cross country skiing (as well as summer activities like hiking, biking and concerts). Restaurants often showcase locally made or grown food like cheese, bread, meat, fruit and vegetables. Shops abound, there's always something to see!

Winter weather can be mercurial. Check the weather report for this area and plan your travel accordingly. Snow plows do not operate on secondary roads between 8PM and 5AM. If you are unfamiliar with driving in the snow, particularly uphill, search online for tips. Sites like AAA have good information. The stairs are shoveled to the entrance. A shovel is provided, please keep the walkway maintained during your stay.

We do allow up to 2 dogs with prior approval and an additional pet fee. Dogs have special rules. Please no dogs on furniture or beds, clean and dry dogs in the house only, bring a pet towel from home to clean. Curb your dog on walks and on the yard.
We have great neighbors, help us be great neighbors too!

Check-In and Check-Out:
Plan your travel on our listed 4PM arrival and 11AM departure times. Changes in times may be available for an additional fee if possible. Please give at least 24 hours notice for requests, last minute requests may not be possible as cleaning and service schedules are planned in advance.

No parties. Only the number of guests on the reservation should be in the house. Let Host know of daytime guests.

No smoking or vaping indoors. If you must smoke, do so outdoors only and extinguish when done then put in the garbage. There will be a $500 fee for evidence of smoking indoors.

Two dogs max are allowed with approval and additional fee. Sorry, no cats. I know, we love them too. Unfortunately there are too many guests with feline allergies.

Quiet hours 9PM to 8AM, keep outdoor noise to a minimum.
