About this house rental
'Captain's Quarters' A brand new build with three bedrooms and two and a half bathrooms (sleeping up to 14) that was beautifully decorated and thoughtfully outfitted with everything you could need in your next vacation home! Captain's Quarters is in the Indian Beach neighborhood on the west end of Galveston and is only a minute drive from the beach!
As you enter Captain's Quarters, you are going to find a home that is inviting and makes you feel welcome. You have a living room featuring a large Smart TV to watch your favorite streaming shows and plenty of seating for your whole family. One of the sofas pull out into a queen-size sleeper! The bunk bed built into the wall under the stairwell is shorter than your average twin, and the top bunk does have less foot space so this is the perfect space for littles!
In the kitchen, you will find an incredibly stocked kitchen that will assure you have everything you need to cook the whole family a meal! To note, you'll find a Coffee Maker and a Keurig, a blender, even our signature KitchenAid Mixer! You will also find seating around the kitchen table for ten and an additional four at the island so everyone is dining in the same room! Off the dining room is the balcony overlooking the gorgeous bird sanctuary next door (will not be built on!!) and beautiful land behind you, where you will possibly spot cattle during your stay!
On this main floor, you will also find a half bathroom and the laundry room (we even provide laundry pods!).
Heading upstairs is where you are going to find all three of the bedrooms and two full bathrooms. All three bedrooms feature a large Smart TV, plush linens and bedding, and are ready to provide you with a comfortable night's sleep. Both full bathrooms are located upstairs, one is the en-suite to the primary and the other is the shared bathroom with the tub/shower combo. Each bathroom is outfitted with plush towels, makeup cloths, a hair dryer and even shampoo, conditioner and body wash!

Head outside and you will find outdoor seating to enjoy the beautiful views and even the sunrises and sunsets! While you are cooking your family their dinner in the Propane BBQ Grill, the rest of the family can enjoy a favorite Texas game, Cornhole!
The public beach access on the gulf is only a minute away by drive. Renting a golf cart is popular and convenient only being 1 mile away from the home! We have chairs and beach toys too! When you get back from the beach, the outdoor shower allows you to conveniently wash off all the sand so you're not having to drag it inside to all your fresh and clean belongings!
Galveston has so much to offer outside of the many beaches. Find yourself immersed in the amazing history of Galveston with the amazing tours and museums! Galveston Island State Park has many hiking trails, swimming, and great bird watching! Venture your way to Moody Gardens, Schlitterbahn or Pleasure Pier for more fun for the kids! A Stay Above The Rest, LLC
SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.
Property. The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]
Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.
***Identification must be presented for Guest**
Maximum Occupancy: Maximum number of guests is listed on each property listing site.
Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.
Term of the Lease. The lease begins at 4:00 p.m. on (the “Check-in Date”) and ends at 11:00 a.m. on (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.
Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.
Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.
Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.
Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.
Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.
*Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:
100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
0% if canceled fewer than 30 days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
Cancellation Fee: $150 for standard reservations ; $200 for standard reservations that are defined as peak season.
Peak season dates include, but not limited to, the following large events such as, but not limited to, SXSW, ACL, Lone Star Rally, Formula One; Holidays such as Memorial Day, Easter, Fourth of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve; or Seasonal such as Spring Break, Summer Dates (Memorial Day – Labor Day)
